Privacy on a peninsula paradise for up to 12 guests. Every area of VILLA FLEMING is very generously sized. In the main villa there are 4 double ensuite bedrooms, 2 family rooms on the pool level. There is also a twin bedroom. A separate shower/toilet serves the communal areas and twin bedroom.

The Entrance floor of the Villa is set out as a large 4 bedroomed, 4 bathroomed, penthouse with sitting/dining areas. In addition, the lower, pool level floor, provides a further kitchen, living/dining area at pool level and a family room, with doube bed and bunk bed. There is also a luxury 4 poster ensuite double with french doors opening onto the infinity pool, and a bunk bed for the children.

The extensive grounds includes 5x12m infinity pool, beautiful mature gardens full if flowers and trees, several terraces for sunbathing, a huge barbeque area with ample comfortable seating, a pirate playground with paddling pool, a trampoline, PRIVATE steps leading to the WATERFONT,

The large colourful, coastal themed living room of the main Villa has 2 french windows opening onto a huge balcony and provides unobstructed sea views to the living area. The balcony overlooks the pool, barbecue area, terraces and pirate playground allowing parents to watch children at play in various areas of the extensive grounds.

The lounge area includes 2 huge 4 seater, 6ft, designer sofas, an oversized rocking chair, and 3 wicker poufs. A 50" Internet Television and quality blueray Internet DVD player is provided. A large number of books and DVDs in English language for adults and children are provided for guest enjoyment.

The formal dining area has 10 oversized cushioned designer chairs fitting around a solid oak table. The colourful breakfast area has a further 6 bar chairs adjoining a fully equipped modern open plan kitchen. The balcony offers comfortable alfresco dining for 8 + 4.

A Turkish tea room can be partitioned off from the main living area with an Antique style folding screen providing an extra private space to relax and retreat from the hustle and bustle of family excitement and enjoy a rich Turkish ambience.

The Villa's privileged position offers unmatched privacy in a space large enough for a boutique hotel. Private access to the waterfront is a further benefit only found in the most exclusive peninsular villas.

The Villa is looked after by Hilary and Omer who usually visits daily to tend the garden and pool. They will provide local information and see to any issues that arise ensuring your stay is undisturbed.

Local Fuat also offers a delicious BBQ for guests at very reasonable cost and can also provide bread and pastries every morning at cost price on request. Linen/Towel changes and Villa cleans during your stay can be arranged by Hilary for a small additional fee.

Please ask if you need car hire or airport transfers as these can be arranged for you at excellent rates.

Kas town, with its wide choice of shops, restaurants and bars is only a 10 minute drive away. There are also 2 fantastic restaurants within a few minutes walk. Garden Peninsular restaurant offers fine dining and can be reached at the bottom of the garden steps to the waterfront. Children over the age of 14 are also invited to dine there. Acropol Restaurant offers Turkish favourites to guests of all ages and has a lawn area for children to run around while adults relax enjoying particularly beautiful Panoramic views.

Unlimited Wifi is available throughout the Villa. All rooms benefit from air conditioning and double glazing.

Level covered off-road parking.

Villa Fleming is not suitable for disabled guests who struggle with flights of steps.
