Our Location: Cabarita Lookout is located in close proximity to James Bond Beach, Dunn’s River Falls, Dolphin Cove and Fern Gully. For the more adventuresome, try rafting the Rio Grande, exploring Cockpit Country or deep sea fishing with local fishermen. Or just kick back and relax around our new pool and be catered to by Cutty, Sharon and Racquel. Early mornings join Cutty as he goes down to the beach to pick up “the catch of the day” from local fishermen. Sharon’s cuisine ranges from local to international. You are free to design your own menu. For the more adventurous, take a boat to Black Sands Beach, hike to the waterfall and discover the secluded private beaches most visitors never see.

My husband and I have had a love affair with Jamaica for over 30 years. The first year we visited Jamaica we were taking a drive east of Ocho Rios when we rounded a corner and saw the most spectacular coastal view we'd ever seen. My husband said, 'Some day we'll have a home with this view.' Little did we know, 12 years later we would be volunteering in orphanages in just this location! After 9 years of volunteer work, we found the perfect property with the view we had fallen in love with 20 years earlier. We purchased the land and built Cabarita Lookout! While we still bring mission teams to stay at Cabarita Lookout, we have also opened the villa up to guest rentals.

We actually purchased land in a location we love and built our own villa. As described earlier, we believe Cabarita Lookout has the most spectacular view in all of Jamaica, a land and people we love. Cabarita Lookout is located about 30 minutes from Ocho Rios in a quiet community atop a hill, sitting adjacent to Noel Coward's estate 'Firefly.' We are close enough to Ocho Rios to enjoy its fine dining, night life and beaches, yet far enough away to enjoy the peace and quiet our hilltop perch affords. Cabarita Lookout views the Caribbean and northern coastline, yet we are surrounded with lush vegetation including banana, mango, lime, papapa and ackee trees. Our caretakers, Cutty and Sharon, have also planted a vegetable garden which provides fresh lettuce, tomatoes, squash and beans. Cutty goes to the sea for fresh fish and lobster and Sharon adds the fresh fruits and vegetables from our land. Cabarita Lookout is a unique property that provides the perfect getaway for the more adventuresome or for those who just want to kick back around the pool and take in a view they'll remember forever.

The benefits of staying at Cabarita Lookout are many. Sharon, our cook, creates fabulous meals out of fresh fruits and vegetables and local fish. We often take a boat from Paggee Beach, our local beach, and set out for pristine unpopulated beaches; my favorite is Black Sands Beach where we hike to an amazing waterfall and fresh water pool. Each morning I love to swim laps in our amazing 'pool with a view.' I love to dine at Toscanini's Restaurant in Ocho Rios and enjoy the night life. I love to sit on the master suite veranda with a glass of wine and melt into the view. I love to have breakfast on the veranda and watch the sun rise over Jamaica. I like to bicycle in the hills surrounding Cabarita Lookout. I love to swim at Moxon's Beach Club and be waited on hand and foot by their amazing staff. But most of all I just love being at Cabarita Lookout, 'far away from the maddening crowds,' and looking out on my little piece of paradise.

Rental Rates for this holiday villa in Port Maria, Jamaica


  • Cabarita Lookout's weekly rate of $1800 includes an 8-passenger van and driver, cook and housekeeper
  • Racquel is our Board Certified Massage Therapist and is available most everyday and charges
    $30/hour. Melissa offers pedicures for $15 and manicures for $10.
  • The $1800/week off season and $2400/week high season rates apply to 6 persons for the villa. Additional persons are charged $250 per person per week.

We had a fantastic time at Cabarita Lookout. Your home is lovely and what an incredible view!!! Cutty, Sharon and Devon were great. Cutty was so helpful planning our days and driving us around. We went to the Black Sands Beach/Waterfall, ate at Susie’s twice, went to the Reggae Beach and Craft Market, took a tour of Firefly and just spent some days relaxing by the pool. Sharon’s meals were perfect. We had three big fish eaters and three meat eaters and she was very accommodating. I loved the Rum Bread Pudding!

It gives us so much pleasure to write this review and we wanted to take our time to do so because we had such an awesome vacation. The best one ever!!! and we do this 3 to 4 times a year. Thanks Pam and Ed.

We typically do the all inclusive thing and were getting quite bored, so we decided to try a villa and found Cabarits Lookout. We visited in late Nov. early Dec. of 2013.

The views on this villa is out of this world. They should rename the villa "Heaven's Gateway". When the moon hits the ocean it felt like we were transcended to another world. The pictures doesn't do the villa justice. the real thing is so much better. Very relaxing for both small and large groups, with wrap around balcony for you to see jamaica miles away. The staff was most attentive, but not overbearing. Cuddy our driver was awesome, awesome, awesome, and so respectful. Cuddy made sure that our every need was tended to.

We did not miss or 5 star dining with Chef Sharon cooking and food presentation. The food was so good we must have gained a couple of pounds from eating do much. Sharon tantalized our taste buds with every fresh ingredients, fresh catch of the day, to amazing desserts, natural drinks both alcoholic and non alcoholic.

Not many villas offers car service. But having Cuddy and transportation made or trip even so much better. We visited parts of the island that we have never seen before. We went to so many off the beaten path experiences, but there were days when we did nothing at all and just enjoyed the Caribbean breeze, slipped on a cocktail, taking a dip in the pool at the sunrise and then the sunset sipping on a cocktail with no worries in the world for now.

If you're reading this review I would highly recommend this villa for a first time experience or a return experience. problem at all...

Our vacation at Cabarita Lookout was simply amazing. Let's start with the scenery, the villa's unobstructed/unspoiled view of Jamaica's rugged north coast was incredible to say the least! Firefly is suppose to have one of the best views on the island and views from the tranquil verandas on this property are a very close second. Our most memorable times of this vacation was how the personal touches of the villa and staff made it seem like a home away from home from the first time we arrived at the property until the day we left. What I was hoping for was a vacation environment where my busy family could spend quality time together while experiencing the wonderful people and sites of Jamaica. It exceeded all our expectations, whether sharing another great meal at the start or end of a fun filled day or simply talking on the deck well into the night about the experiences of our daily trips. This quality family time spent at the villa was priceless.
Cutty was an excellent friend/driver with a wealth of knowledge. He took us on many excursions to both well known tourist locations, as well as less frequented/known attractions that showed us the real beauty of Jamaica and its communities. Sharon cooked amazing home cooked meals which included many local dishes...everything was so good! Our trip to the local grocery store for food and liquor for the week was also very reasonable, not much more than a couple decent meals at an average restaurant.
This was the first time we tried a vacation like this and it was definitely the best vacation we have been on and would highly recommend it. The added touch of the villa's outstanding staff and transport allowed for an unique cultural experience for the entire family.

The Perfect Getaway

My husband and I just returned from a week at Cabarita Lookout where we stayed with friends. I have never had a better vacation and I will never stay anywhere else in Jamaica. In my opinion, Cabarita Lookout is the perfect place for families or groups of friends. The view from the terrace is breathtaking, with panoramic views of the ocean and the rugged coastline. Pictures just don't do it justice; you have to see it for yourself. The rooms are comfortable and spacious and the pool is gorgeous. It is really a tropical paradise. The staff is so accommodating and pleasant. Miss Sharon and Natalie made us the most delicious breakfasts and dinners. We had Cutty pick up fresh mahi mahi and lobster for dinner for two nights and Miss Sharon made curried goat and chicken stir fry two other nights. I strongly suggest eating dinner at the villa as much as possible. Miss Sharon is an excellent cook. Cutty also had many good suggestions for activities and drove us wherever we needed to go. I strongly suggest going to Reggae beach, which is between Ocho Rios and Port Maria. It costs 10 dollars US to get in, but you get a beach chair and great service right where you are sitting. We bought fresh coconuts with rum in them and had an excellent lunch of jerk chicken and fresh fish. It had such a great atmosphere that we went there twice. My other favorite activity was going to the Blue Hole, which is a series of freshwater waterfalls and deep pools of the most beautiful blue color. Our guide Jason lead us around and was so friendly and helpful. There is a rope swing, a cave under a waterfall, and waterfall you can climb down. It was really fun and it is relatively unknown so there were almost no tourists when we went (as opposed to Dunn River Falls which is always busy but still very fun). I loved that we were able to stay somewhere away from the resorts and that we got to see more of Jamaica and its culture. It really was the most perfect vacation and I will definitely be back.

Don't get me wrong, the trip to Jamaica was educational and beneficial. You just need to know about the details. First of all, Cutty is terrific! Definitely knows everyone and goes out of his way to make your trip worthwhile. You need to know you are staying in a nice house that is off the beaten path. The road to the house is terrible. Be prepared for at least a 20 minute ride up and down the hill, dodging very big potholes all the way. The power went out 3 times during our one week stay. You may want to bring your own flashlights as Cutty lent us his. Otherwise you will deal with candlelight which was not fun. Water conservation is a huge problem in Jamaica so don't expect long hot showers. And if dogs barking at night, music playing until the wee hours of the morning don't bother you, you will enjoy the view, the pool and everything Jamaica has to offer. You need to plan your menu as you won't get a lot of help on figuring out your meal plan. Here is what we did on our holiday that might give you some ideas. Black Sands beach - your guides smoke dope the whole trip in a sketchy boat ride on the ocean. Not sure this is exactly what you want to experience although the pool of water is refreshing but because the drought is on, there is no waterfalls. Visiting the school is worthwhile - please take as much supplies as you can to help them out. Moxon beach is very expensive for lunch and they are now charging you for renting their kayaks so beware. Cutty was really upset about this! Shopping in the remote markets is really prepared to be hassled. Everyone wants a tip so take lots of US Cash. If you can convince Cutty, have him take you on a drive down the coastline to Long Bay. Absolutely fantastic beach and wonderful way to see Jamaica. We also visited the green grotto caves. Interesting but not sure it is worth a whole day trip. Overall, the house is nice (we had an ant problem when we were there and the dogs barking all night, goats and roosters make it an early morning as well!), the pool is terrific, Cutty makes the trip for sure. Make sure you ask Cutty to show you some of the plantations, the history of the island and how to properly taste sugar cane. And don't miss evenings at Noel Cowards estate - the view is spectacular.
