In other words, the cost of the stay will be LESS for a SMALL group than for a large group. The guest will pay an additional $20 per night, TIMES THE NUMBER OF NIGHTS OF THE RENTAL for EACH occupant above a quantity of 5, up to the maximum of 12. This will be shown as “additional guest fee” in the quote. Before requesting a reservation:
1. Research the area. Big Canoe is a beautiful MOUNTAIN community w/ PAVED, CURVY, INCLINED ROADS. If these bother you, this community may not be appropriate. Make sure the activities, and availability of stores and restaurants fit your needs. DO YOUR HOMEWORK, and review the Big Canoe POA website and internet videos. There are 3 SUMMER OUTDOOR POOLS, 1 YEAR-ROUND INDOOR POOL, FITNESS CENTER, 3 LAKES, 27-HOLE CHAMPIONSHIP GOLF, TENNIS, PICKLEBALL (FEES APPLY TO ALL). 25 MILES OF FREE HIKING TRAILS, streams and waterfalls.
2. Completely read my listing and rental agreement. This is a large, beautifully furnished, well-maintained, fully equipped PRIVATE HOME (NOT a hotel, cabin, or hostel), subject to community and county laws. Guests will certify to have read the rental agreement, and concur that their stay will conform to all terms and conditions, before arrival.
3. Read my reviews and my responses. Guests CONSISTENTLY rate my home as sparkling clean and completely consistent with the pictures and description in the listing, with clear and easily understood HOUSE RULES. GUESTS WILL:

1. NOT SMOKE ANYWHERE ON PROPERTY, IN THE HOME, OR ON DECKS,
2. NOT DEVIATE FROM THE NUMBER DECLARED AT BOOKING, WHICH SHOULD REFLECT THE LARGEST NUMBER OF OCCUPANTS ON ANY DAY OF YOUR STAY. THE NUMBER OF ADULTS AND CHILDREN MUST AGREE WITH THE RESERVATION. Ad-hoc guests/visitors coming onto the property are NOT allowed. The home may NOT be used as a "meet-up" place or dinner/banquet site for unpaid occupants, including bridal parties or pre/post wedding gatherings.
3. NOT BRING UNDECLARED OR UNPAID DOGS TO THE HOME. When booking the property, adding a NON-SHEDDING, 20-LB MAX DOG will generate a $250 weekly charge. Owner MAY approve a larger dog based upon the situation. A second dog, ONLY if approved, will generate a similar charge. Falsification of the booking and bringing non-disclosed or unpaid day or overnight occupants or animals to the home will result in termination of the rental without refund, and eviction from the home.
4. OBSERVE STANDARDS OF CARE AND CLEANLINESS IN THE HOME. I provide plenty of drink coasters, disinfectant, rags, and grill-cleaning materials. BEFORE DEPARTURE, GUEST WILL RETURN ALL COMPONENTS OF THE GRILL AND ALL KITCHEN APPLIANCES TO THE CLEAN STATE FOUND AT CHECK-IN. GUEST WILL ADDRESS ANY SCUFFS, GRIME, DIRT, FOOD, OR LIQUIDS LEFT ON WALLS, FLOORS OR FURNITURE.
5. Completely remove all PET HAIR. Monetary penalties apply per rental agreement.
6. REMOVE TRASH DAILY to the common facility. It may not be placed outside.
7. PARK THREE VEHICLES AS SPECIFIED IN THE RENTAL AGREEMENT. Additional vehicles must be parked in the Big Canoe chapel lot. NO on-street parking.
8. NOT PERMIT PARTYING IN HOME OR ON GROUNDS, AND NO NOISE BEYOND THE PROPERTY LINE OR PUBLIC DISTURBANCES.
9. TRAVEL CURVY, INCLINED, UNLIGHTED ROADS.
10. NOT BRING MOTORCYCLES, RVs, FLATBEDS, BOATS, TRAILERS, OR OTHER TOWED VEHICLES. NO ON-STREET PARKING. . The driveway will accommodate 4 cars, but large pickups and SUVs may reduce that.
11. SUPERVISE THEIR CHILDREN WHILE IN THE HOME OR ON THE GROUNDS.
12. WASH ALL DISHES, start a load of towels, remove perishable food, and lock doors upon departure.
13. Notify owner immediately upon arrival of any cleanliness/neatness issues.
14. Pay a refundable grill cleanliness deposit before access to grill will be granted.
15. Review the home honestly, fairly, and appropriately. Your review should reflect the cleanliness/neatness of THIS HOME, and whether it conforms to the photos and description in this listing. It should NOT penalize the homeowner for things that are out of his control and unrelated to the home, such as Big Canoe roads and amenities, the weather, power and internet outages, accidents or injuries, and minor maintenance issues that do not impact the stay. It should also not criticize the house rules, which were presented to the guest and agreed BEFORE BOOKING. Placing responsibility for these things on the host, or ignoring/circumventing his house rules, is unacceptable. If this is your inclination, I would prefer that you select an alternate property.

Payment: 50% at booking, balance 30 days before arrival. Cancellations: full refund of amount paid if cancelled 60 days before arrival date.

Great Property
I spent a long weekend here with some friends and enjoyed it. Plenty of space and good amenities at a very reasonable price. A couple minor things to be aware of: - The refrigerator water dispenser is pretty slow. May want to bring your own water. - The master bedroom has big windows and a great view, but also decorative curtains and is somewhat east facing. May want to bring a sleep mask.

I am a retiree of the IBM Corporation, having grown up in the small northwestern Ohio town of Lima. I hold a degree in Economics and MBA from "THE" Ohio State University. Most of my business career was spent in Cincinnati. I love travel, have visited 48 states, and have explored most of our National Parks. I have also made many journeys to Europe, Central America and South America, and visited almost all countries on those continents via train or bus with a backpack. I am an avid reader, swimmer, hiker, tennis player, student of Objectivist philosophy, and music aficionado, with a collection of over 4000 vintage vinyl "rock" LPs and vintage 1970's analog stereo equipment, which I also sell to other collectors across the world.
I live in beautiful Naples FL most of the year, but spend as much time as possible in Big Canoe, which on any given summer day is about 15 degrees cooler than south Florida (in fact, my elevation here in BC is usually around 10 degrees cooler than Atlanta in the summer!)

Why they chose this property

I happened upon this home during a weekend visiting Big Canoe, which immediately impressed me as one of the most beautiful natural areas I had ever encountered, particularly considering that it is a residential community. (I had no intention of buying a house!) I was immediately struck by the uniqueness and beauty of the setting, and the design and layout of the home, which is ideal for not only large gatherings but also for everyday family living. It has ample open space to accommodate an extended family or company wanting to enjoy a shared experience, but also provides a number of separate nooks, rooms, 2 decks and 3 floors to give residents plenty of privacy and the ability to "do their own thing". Plus, it has TWO rooms, one elevated to tree-top level, that are IDEAL for billiards and other games. The chef in your group will love the Wolf commercial range and other high-end kitchen appliances.
Of course, the wooded, mountainside setting speaks for itself. Where else can you fall asleep to the sound of a flowing stream and wake up to the sun coming up over the mountain? Or pass deer, wild turkeys, BEARS, or maybe even BOBCATS as you wind your way down to the golf course, tennis courts, or swimming pools? And we haven't even talked about the wild azaleas and rhododendrons in the spring....
Beyond the property line, you have the wonderful, National Park-like setting of Big Canoe, with amenities that rival the finest resorts but nestled in the Appalachian foothills!

What makes this property unique

The first feature you will HEAR as you step out of your car is the soothing sound of the waterfalls below. The first feature you'll SEE as you enter the home is the authentic Craftsman design and flourishes, and the seasonal view through the back of the home of the stream bed and mountains beyond. Entering the front door, observe the tall wainscoting throughout, the hardwood floors, and the vaulted, all-glass, "in the treetops" billiard room. You'll feel as though you are in a treehouse and walking through the clouds (which at times you are!) Note the authentic Craftsman moldings around transom-topped doors and windows. Check out the professional kitchen, then proceed through the living room, past the stacked-stone fireplace, out the double doors, and onto the deck. Take in the view of the valley, the sounds of the stream, and the beauty of the mountains. Now, multiply that by the fact that you have the same views and sounds from almost every room in the house, and the lower covered deck as well! Returning inside, peek into the huge 1st floor master suite with jet-tub, then detour to the terrace level where you'll find another comfortable great room with 50" TV, another master suite with heated floors, and another glass-enclosed entertainment room. Upstairs on the top level, you'll find an Amish-made queen Craftsman bedroom, and another bedroom with 2 triple-bunks and 2 twins for the kids, all with that fantastic view! Life's very good here, and I would be happy for you discover it by spending a few days in "Galt's Gulch"!
