BEAUTIFULLY RESTORED HISTORIC FARMHOUSE AND GARDENS

This listed Historic House, is a meticulously renovated 18th century farmhouse situated in the verdant rolling hills of South County Kilkenny. It is in a private and secluded courtyard setting, but with close access to plenty of local facilities in nearby Knocktopher (4km), Thomastown (13km) Kilkenny (25km) and Waterford (28km). The nearby M9 motorway provides easy access to Kilkenny, Waterford and Dublin.

The property has been lovingly restored to the highest standards with hand-crafted woodwork and natural stone throughout. It is clean, spacious and comfortable. The property includes two units: a two-story main house and a two-story guest cottage. These can be rented individually or together. The main house contains two double bedrooms, a large kitchen, a sitting room, a formal dining room, and 2.5 bathrooms. The adjoining guest cottage contains two double bedrooms, a kitchen and sitting room and one bathroom. A laundry room with washing machine and dryer is located in an adjacent building. The farm buildings are located around a courtyard which features a landscaped patio with flower garden.

In the main house, the well-equipped kitchen features the original eighteenth-century stepped chimney, a Stanley traditional stove, and a large family-style kitchen table. The kitchen opens out through French doors onto a stone patio which overlooks a private garden and rolling hills in the distance. One bedroom, containing a double bed, is in a loft above the kitchen. The main house also contains a sitting room with T.V. and a formal dining room featuring slate floor and a large table that seats eight. The master bedroom is above the dining room. It has a king-sized bed, wood floor and an adjoining half bathroom. All duvets, bed clothes and towels are inclusive, as are light and heat. Both houses have central heating and the main house has under floor heating in addition to radiators.

The cottage is situated in a quiet rural setting surrounded by farmland. It is an ideal location for a quiet family holiday, but there are many attractions within a short drive, including the cities of Kilkenny, Waterford, and the picturesque towns and villages spread throughout the beautiful Kilkenny countryside. This is a great area for golfing, fishing, cycling, hill walking and exploring the many medieval castles, abbeys and churches dotting the countryside. South Kilkenny is also famous for its many designers and craft workshops including Kilkenny Design Center, Nicholas Mosse Pottery, Jerpoint and Duiske Glass makers, amongst many others. The City of Kilkenny is an exciting destination with a well-preserved medieval core focused on the stunning Kilkenny Castle and Gardens. It has an active arts scene with a range of galleries, studios, museums, and historic attractions. It is a great place to eat, drink, shop and explore. Kilkenny hosts several festivals over the summer months including the Kilkenny Arts Festival in August and the Cat’s Laugh comedy festival in June. The Viking city of Waterford, a short 30-minute drive away by motorway, is also a lively spot with plenty to do and see.

Outstanding Country House
We found this gem of a place to say perfect for our needs. We were two families who traveled to both Kilkenny and Waterford and found this place to stay idyllic.

The farmhouse & guesthouse look lovely from the outside but the main farmhouse requires a deep clean
We travelled as a family of 6 - 2 adults, 2 children plus x2 grandparents. We are familiar with the area, as we have family in Kilkenny and stay every year. Upon arrival we loved the central location and look of the farmhouse and there is lots of land for the children to play cricket and football. Upon entering, the farmhouse is very spacious, but we very soon noticed that it really was in need of a thorough deep clean. We appreciate that the property is very old, but we have stayed in older properties in Ireland & have not had an issue like this before. There was a lot of dust throughout and we felt like some spider webs had been there for a very long time. Even the children commented & they are usually oblivious to this type of thing! The kitchen had everything that you could require, but unfortunately the hob & oven were greasy and we also discovered that the coffee pot had mould growing in it, so could only conclude that the property had only been given a light touch of cleaning before our arrival. This was such as shame, as if it had been spotless, we would have most definitely been able to highly recommend. The guest house was slightly better & we actually used that kitchen to cook in, as the one in the main house, was just not up to a clean standard. This is the first low rating review that I have ever given and am saddened to have to do it, but need to be honest. The owners were great to deal with & like I mention above, the location is great. Please get someone in to give a real deep clean and then the property would be lovely. Thank you.

This is a restored farm house in a beautiful rural setting.
It is in a great location for day trips to Kilkenny, Waterford, Jerpoint Abbey, Kelly’s Priory and Rock of Cashel. It is a bit far to the grocery stores in Thomastown so pick up your food when on your trips. The house is comfortable with a pleasant kitchen to gather in. We slept 6 with no problem.

Cozy, perfect house in the country
Four of us from LA met up in Dublin to drive south to this lovely little country cottage about 90 minutes south of Dublin, right outside of Kilkenny (which is also beautiful btw). We weren't sure what to expect, but the property is gorgeous and the weather cooperated like a dream. There are local farmers who have cows that graze just over the stone fence in the backyard and the scenery couldn't be more serene. There were some issues with the hot water in the main house the first day, but Sinéad and Mick were very responsive and had the problem fixed immediately. The kitchens are well stocked with whatever you need to cook with and the bedrooms were cozy and lovely. Our two guys even got to know the locals at Irish's pub on the main street (too many shots of whiskey were bought, round by round on the last night) and the local grocer's, Pat and Terese (sp?) were very sweet and super helpful too. Loved everyone we met! Would love to come back next year if we can swing it! - Christine, Alberto, Jerri and Pete
