Situated in one of the most beautiful areas of Mid Wales, 2 miles from the small, attractive town of Llanidloes.

Would you like no other caravans or houses to overlook you, and to be next to a pool with fountains and near a second pool with waterfalls?

I also offer accommodation of 3 rooms in my converted bungalow, and with separate entrance from mine, at a higher cost. It has stunning panoramic views of the hills and thickly wooded valley from the bedroom. (which the caravan visitors can only see from one bench.
Neither accommodation can see or hear the other, even when both parties are in their own outside sitting areas, because of the 120 metres distance and many dense conifer trees screening both.
Each accommodation has its own completely exclusive small sitting area around it outside to maintain privacy, and its own separate parking area. Sometimes, both are booked, and then you might see the other party in the 2 acre woodland, although most visitors spend little time in the woodland.

The caravan is 20 feet (6 metres) and NOT the full-size static caravan size of 32 feet.

The maximum number of adults allowed is 3. 4 people allowed only if 2 adults and 2 children. BUT, see "Why This Property?" section for optional extra of luxury trailer tent accommodation!

OTHER POSSIBLE DISADVANTAGES? Make sure you read to the very end!

The caravan is set in a large, 2 acre, sheltered and secluded garden and natural woodland, with babbling streams feeding 5 delightful pools, and a 6m waterfall that is floodlit after dark.

There is also an outdoor table tennis table sometimes available.

The garden has many paths, 8 benches, 4 swinging benches, a huge hammock designed for 2 people and hanging chairs positioned for inspiring views of the trees, pools and utterly serene views over thickly wooded valleys and rolling green hills.

You can walk directly onto the hills from the top of the garden and enjoy wonderful panoramic views. Or you can choose more level walks from the lane, passing rare breeds of sheep and angora goats.

The sky is regularly decorated with the aerial acrobatics of buzzards, and sometimes red kites or swallows. In fact, you can hear and see many bird species from only 2.5m away as they visit bird feeders that hang near the decking area.

The decking area has a table and chairs, capturing the early and mid morning sun. The decking is only 3m from the lower pool with natural fountain, and a swinging bench right next to it.

From the side windows and decking area, you look out onto the lowest pool and stream only 4m away, with a natural fountain which can be illuminated in white at night.

From the 3 main windows in the lounge area, you have a view uphill of the upper half of the 6m high waterfalls into the pool above (which can also be flood-lit after dark), and also into the very mature forest. The sound from the waterfalls is virtually inaudible inside the caravan with the windows closed. It is just 10m to walk to the bench or double hammock directly in front of the pool and waterfalls.

The accommodation is strictly for non-smokers, but can be agreed for those who only smoke outside.

If you are over 6' 0" tall (1.83 metres), you may not be comfortable with the ceiling height of 6’ 1”.

There is parking space right next to the caravan for up to 2 cars.

The caravan benefits from very sensitive control thermostatic heating.

The caravan sleeps 3 comfortably, or 2 adults and 2 children by arrangement only.
There are 2 sleeping areas but NO separate bedroom.

You’ll have superbly comfortable, premium mattresses/seats, just replaced,
and there is also an optional 2 inch memory foam topper for either the double or 2 single beds.

The double bed size is a LONG 2.01 m x 1.42 m (6' 7" x 4' 8").
Alternatively, you can have 2 single beds of 1.85 m x 0.7 m (6' 1" x 2' 3").
The 2 bunk beds are 1.83 m x 0.66 m (6' 0" x 2' 2").
The lower bunk bed only, or both bunk beds if needed, can be completely curtained off.

There are separate compartments for 1) the spacious shower, with blown warm air, and 2) the toilet and washroom, which has a wardrobe and drying rack for damp clothes and towels.

There is a good quality TV with 145 stations and DVD player.

There is internet connection available, either Wi-Fi or wired.

Facilities within the caravan include: Electric shaving point, plus mains sockets; Radio and CD/cassette player; Microwave oven as well as gas oven; Flyscreens on all windows and skylight; Close-fitting roller blinds on all windows, as well as curtains; Bright reading lights; Smoke alarm; Gas and carbon monoxide alarm; Free bottled gas for the cooker; Toilet paper, kitchen rolls and washing up liquid are provided free.

Some people use much more heating/electricity than others, so I decided it is fairer to reduce accommodation prices/night with electricity metered, charged at my Economy 7 daytime rate cost price. You pay on arrival a cash deposit of £5 per night, which is a typical maximum in coldest Winter weather. Most visitors receive a significant cash refund on leaving based on your actual metered usage. (Up to £3.50/night in Summer)

There is a strong interior bolt on the door and an outside washing line for hanging wet clothes.

Please note that although you cannot be seen by the neighbouring property because of the tall conifer hedge plus 2 metre screening, if outside on the decking, you will occasionally hear cars parking and the neighbours talking (roughly 40 metres from the caravan). Much of the time, you will only hear the birds!

About the Area
The waterfalls, only 20 metres from the caravan, remind you we are situated in one of the most beautiful areas of Mid Wales, 2 miles from the small, attractive town of Llanidloes, which even offers an organic fruit and vegetable shop and a vegetarian restaurant, as well as a health food shop! There is a thriving arts and crafts community, and it is only 25 minutes drive from the Centre for Alternative Technology on the coast.

The surrounding area is a special attraction for walkers because of the sheer variety of scenery, and includes the most spectacular section of Offa's Dyke as well as Glyndwr's Way and Hafren Forest, with the walk to the source of the River Severn.

Nearby is the spectacular Elan Valley with its 4 reservoirs and river walks.

Also nearby are places for golfing, swimming, bowling, tennis and squash, as well as sailing and angling in the idyllic setting of Lake Clywedog; a haven for rare and migratory birds.

POSSIBLE DISADVANTAGES?

About half the woodland is fairly steep
(but not around your accommodation)
and some of the paths may be slippery after rain.
If using the higher part of the woodland, you should bring proper walking shoes.
I cannot accept any liability for injury due to slipping or falling over on paths.
However, there are some safety hand rails.

If you are looking for neatly manicured lawns and flower beds, this would be the wrong place! This is a wild garden and woodland with strimmed paths cut through untouched pasture with long grass and wild flowers.

In some cosmetic ways, the caravan is showing its age. There are very minor blemishes on a few of the windows, and discoloured window catches. If you want “modern” and a very high standard cosmetically, you should pay more and book a younger caravan! Some people describe it as “quaint”... It is kept very dry between bookings with a de-humidifier.

The toilet is the standard type for caravans NOT on a static site. (not connected to mains water, and empties into a large, sealed waste tank, which you may need to ask me to replace. (from outside caravan) Control to flush with disinfectant water. You can reserve a tent with a conventional flushing toilet, washbasin and bidet.

IF 3 OR 4 PEOPLE ARE COMING, keep in mind the smallish hot water tank means waiting 20 - 25 minutes between one shower and the next.

Ceiling height 6' 1". (185.4 cm.) If you are over 6' 0" tall (1.83 metres), you may not be
comfortable with the ceiling height of 6' 1" for most of the length of the caravan, and decreasing to 6’ 0” to a ceiling light at the front end.

Wi Fi is available, but you are unlikely to get a mobile signal inside or near to the caravan.

Lovely little break
Stay for just 2 night this February, just me and my daughter. We stayed in the caravan and had a very enjoyable time. The garden is magical and the waterfall is very beautiful. We look forward to returning in the summer when the garden will be in all its glory. The fresh water that Alan supplies in the caravan from his own private borehole and the filtered water in the shower is amazing! My hair and skin felt amazing and I'm missing the water now after returning home. Very quaint little place to stay off the beaten track. Many great views and walks close by and if you are up for a drive like we were there are beaches, waterfalls and the reservoirs with views that are world class! Alan was the perfect hosts, he was there if needed but gave us our privacy. Perfect little place for us!

An oasis in a world of chaos
This was the first time we've rented a van, and chose this one because it's off the beaten track, and surrounded by nature, and we weren't disappointed. Lots of birds, rabbits, squirrels and red kites, and very few humans. Alan was a perfect host, never intrusive but always contactable, and knowledgeable about the area. I definitely recommend this place if you need an escape from the rat race.

Beautiful and peaceful.
We really enjoyed our stay. The surrounding area was so beautiful, it is a world away from our everyday lives of busy roads and people everywhere! The caravan was lovely, so cosy in the evenings with the children and myself snuggled up together. Alan was a great host, he had thought of everything to make our stay an enjoyable one. He recommended a lovely beach for one of our days out which the children had the best time at, surfing the waves and building sandcastles. In the words of my youngest daughter, she said had always wanted to go on a holiday like this one, back to a simple life surrounded by nature- it was an amazing holiday for us all.

Perfert getaway
Very relaxing and comfortable place with a decking, table and seats straight out of the caravan near the pond surrounded by trees and mixed shrubs, bird feeds very close by so lovely to see a variety of birds as well as squirrels and few rabbits, your own swinging seat and fire pit by the pond and a hammock further up near the waterfall, your own switch to light up the pond and waterfall area in the evening, very wild untouched nature with our own woodland to walk through with various paths and seats to relax and enjoy the atmosphere near ponds and waterfall with a gate at the top which leads you out onto footpaths to the top of the hill with 360 degrees panoramic views of hills and nature. The caravan and area are set in a very peaceful and quiet place with just the sound of birds and sheep bleating far away in the background. Perfect place if wanting to be close to nature away from the everyday hustle and bustle.

The perfect little retreat
I have just returned from this property and I have loved every second. The host Alan's attention to detail is 2nd to none and no instruction has been missed...from how to turn on the TV to how to use the toilet...its all there. I found Alan to be a lovely fellow, respectful of your privacy but only an e mail away if needed. This property for me was a slice of heaven, its quaint little location with its pools, waterfalls, woodland and abundant nature was a million miles away from the rows upon rows of caravans all perfectly lined up on standard caravan sites....I sat out at night with my fire pit lit and the pools and trees illuminated around me and vowed to myself I will never visit a holiday park again. Thankyou Alan for giving people the opportunity to experience this wonderful little place.

Here you can escape any heat wave!
In HOT weather, temperatures are 4-5 degrees lower on the decking under the parasol
and 7 degrees lower on the always-shaded waterfalls pool bench. (compared with the nearest village)
This is due to the elevation of 300 metres and the microclimate created by dense forest with 5 pools.
Also, a VERY quiet, 3 speed oscillating fan is available.

Why they chose this property

2 NIGHT STAYS: There is a fee of 15% payable in cash on arrival. Previously, the minimum stay was 3 nights because 2 night stays do block the calendar for guests wanting to book longer stays. Please factor this 15% into the cost of your holiday as vrbo have no facility to charge extra for 2 night stays.

What makes this property unique

NOT "Unique Benefits" here, but CHILDREN RULES:

Most children love it here, but you may consider the woodland not suitable because you don’t want to be “keeping watch” or telling them what NOT to do…

Children under 16 must be in your sight, or within 50 metres at all times.

The 5 POOLS ARE DANGEROUS FOR CHILDREN because of the very deep mud.

So paddling only is allowed in 1 of the pools and the stream that feeds it.

Climbing on, or crawling under the safety fences at the edges of pools is prohibited.

Climbing of trees or clambering on fallen ones is not allowed.

Throwing of sticks and stones is not allowed

Ball games or frisbee are not allowed

Behind the caravan is out of bounds because of mains electric supply.

Children must not move:-

· Several ropes or branches deliberately placed on the ground and painted white, which means “do not cross here in very windy weather. Risk of falling branches.”
Curved branches laid on the ground as “path markers”. They are difficult to replace as they are just the right shape and length for their job
· Wire netting covering the drainage pipes from the pools and which prevent un-removable blockage by sticks etc.
· Stones, especially large stones at the edges of the pools
· Signs mounted (not very securely) on top of stakes in the ground, and notifying any exclusive areas, paths which are only for the sure-footed etc.
· Benches. These are in very specific positions, often with levelling stones under one or more feet.
Branches woven into the top of the garden fence, which prevent sheep jumping over

What CAN children do?

· Enjoy the hammock, swinging benches and hanging chair
· Running and hide and seek or treasure hunt games
· Use nets and glass jars provided to hunt for tadpoles and newts in the mud of the pools
· Use branches only from the many stacked up wood piles to make anything
