Spacious and bright villa with oversized windows for sun, sea breezes and views in all directions. It’s quiet, with terraces on all sides for sun or shade, a big swimming pool, and mesmerizing sunsets over the sea visible from every part of the house. The kitchen is well-supplied with all you’d need for meals of any size, there are large sitting and dining areas, outdoor seating and sun umbrellas, AC throughout, reliable Wifi and fly screens on the windows and doors. Only minutes to shops and restaurants, with numerous beaches nearby, but the vehicle is required.
The place
The entire building visible in the first picture of the listing belongs to you. Additionally, the entire garden around the building belongs to you. Only swimming pool is shared with another villa which is opposite the pool.
The Wifi is reliable, and extends its reach onto the terraces surrounding the house.
The villa is fully air conditioned, with units in each of the bedrooms upstairs and two larger inverter units downstairs. Each unit provides cool or warm air, as required. There are also three portable fans available.
Up to 7 adults and 2 children sleep in Sunset Villa. There are 3 double beds (sizes 160x200, 165x200, 130x200) in the three bedrooms and 2 sofa beds in the living room.
ON THE GROUND FLOOR OF THE VILLA:
There is an L-shaped living room with two distinct seating areas, and in the opposite wing is the large kitchen and dining area. Each of these wings has a high ceiling and skylights. The laundry room and a bathroom with toilet, sink and shower are also on this level.
In one nook of the living room is the 102-cm-wide HD television with Hotbird and Turksat satellites. The second seating area has a 4-seat bamboo set, surrounded by picture windows for the sunsets, and just outside the sliding doors is the western terrace and sunset dining.
You’ll also find backgammon and chess sets in the living area.
In the big kitchen, there is the two-compartment freezer / refrigerator, 4-burner stove, microwave, dishwasher, toaster, electric kettle, filter coffee machine and Turkish coffee pot. There are plenty of pots and pans, dishes and utensils.
One table in the dining area seat six.
ON THE TOP FLOOR OF THE VILLA:
There are three double-bedded bedrooms, each with a French balcony. There is also a jacuzzi room and a separate bathroom with toilet, sink and shower.
Linens are provided, and each guest has bath, beach and face towels. Also blankets and duvets are provided in winter.
The master bedroom has broad views to the mountains and the sea, west and north. The jacuzzi room opens off this bedroom. The second bedroom has sea and mountain views, with sliding glass doors. The third bedroom is the smallest and at one end has a view on the dining area, sharing its skylights. For privacy and temperature control, there are drapes.
WHOLE THE VILLA:
There is a washing machine, iron, ironing board, a drying rack, a hair dryer, and a vacuum cleaner.
All the windows and glass doors are fitted with aluminum-framed sliding screens, mosquito net, and room-darkening shades for your comfort.
OUTSIDE THE VILLA:
There are four terraces, one each in the west and east, and two in the south, and all are connected to the house with double glass doors and sliding screens.
There are chairs for 8, and 2 tables for the terraces.
You will have two private parking spaces next to your villa.
There is a ground floor living room and terraces from the kitchen, a garden and a swimming pool.
*The swimming pool measures 10m x 5m and has a graduate depth 70 cm to 140 cm, for swimmers and non-swimmers, children or adults. The pool area is provided with sun chaises and sun umbrellas, and is surrounded by garden, with mountain views.
Also there is a shower in this area.
There are cute human-friendly stray cats around all the detached houses in Northern Cyprus. Although our neighbors living on the other side of the pool feed the cats regularly, a few cats may visit you from time to time. If you do not provide food, their visits will not continue.
GETTING AROUND
Property is a brilliant location for the whole family, located in a rural setting surrounded by beautiful nature and away from any hustle & bustle but close enough to helpful amenities and attractions situated.
Also it is located on a sloping land, the view is unobstructed, there are not many houses around. There is a dead end. So no trafic noise.
It is observed that many people walk in the early hours of the morning and before sunset in the evening, as there are no vehicles on the roads around the villa that are open to traffic.
If you want to sunbathe and swim at the sea, you can drive to Shayna Beach, one of the popular beaches of Kyrenia, to Diana Beach in 7 minutes, and in 13 minutes to Alagadi Turtle Beach (the longest beach of the island's north coast). You can drive in 10 minutes to the Elexus or the Cratos Hotels, which each have a beach and a casino.
TRANSPORTATION
Sunset Villa is 25 minutes' drive from Ercan airport and 60 minutes' drive from Larnaca airport.
We can organize your taxi transfer from Larnaca airport to Sunset Villa (60-65 UK pounds). Car rental in Northern Cyprus is between 15-20 pounds per day. Also you can go to Northern Cyprus with a car rented from Southern Cyprus. Vehicle insurance must be purchased for 25 euros from the northern insurance company at the border gate.
Unfortunately, public transportation in Turkish Republic of Northern Cyprus is very poor, almost non-existent. For example, in the city of Kyrenia center, public transportation is provided on a single line. Additionally, small minibuses can be found during weekdays and at irregular intervals. In summary, even if you find a house in the city center, you cannot go to the beach or go to most of different parts of the city without a car or taxi, you can only go to the limited markets and restaurants around the house and around the public transportation line in the day.
You need a car for access the groceries or other amenities (restaurants, casino, cafe, bar, pharmacy etc). Because the avenue is two kilometres away the house. If you do not get a car grocery stores and restaurants make deliveries the house. Chamada Prestige Hotel & Casino 5 minutes away by car.

**We evaluated that reflecting the maximum electricity consumption in the price would not be fair to those who consume less. Therefore, when determining the price, we included 100 kWh electricity consumption per week in the price. An additional fee of 20 penny (0.2 UK pound) is paid for each kWh consumed more.
*According to our experience, "during a one-week stay, an average of 30 kWh of electricity was consumed in the spring and autumn months", and during a one-week stay, an average of 300 kWh in the summer and winter months".
*There are air conditioners that provide cooling in every room of the villa. There are also a total of three portable fans in the villa.
** Since the pool is shared with 3 adults (a couple and one lady) living in a building on the opposite side of the pool, we have to apply the following 3 rules:
1)£10 per day is payable for each visitor to the house, other than house guests recorded in the booking request.
2)Also, listening to music and singing is not allowed in the pool area.
3)According to the agreement we made with those living in the other building, rental will be made only to families and couples (not to bachelor groups) from April 1 to October 30.
