A lovely open and spacious retreat! This upscale property is so comfortable and is the perfect getaway. You will love the open floor plan and wood floors. Enjoy the fully equipped kitchen ready to make your best meals, an open living room and dining area, a covered porch with a propane grill and a large deck! The view of Sleepy Creek from the Living room, dining room or deck areas is majestic.Summerfield Cottage is a beautiful house with three bedrooms and two full bathrooms. The master bedroom has a Queen bed, while the other s have full beds. Summerfield Cottage has two full bathrooms. One has a shower and tub combo while the attached master bath has a shower. Wireless internet, central a/c, and direct access to sleepy creek are just some of the other amenities provided! Enjoy the beautiful scenery and relax near the soothing Sleepy Creek! The surrounding yard is great for outdoor games and activities. Please note the following requirements for month long rentals: We require an additional security deposit of $300 There may be an additional security deposit for pets Valid credit card Electric up to $150 is included for the month, overage will be deducted from your security deposit Normal water and sewer charges are included, overage will be deducted from your security deposit .
**Please note, we have limited internet providers in the area and speeds can be very slow or problematic and may not support multiple users due to infrastructure issues. Please have hot spot service available from your cell phone provider as a back-up if internet is a necessity. Cell phone service can also be problematic due to the mountainous terrain.

Peaceful Retreat
My family stayed at the Summerfield Cottage for a "girls" weekend retreat and visit to Berkeley Springs. Overall, we had a lovely stay. The house was relatively clean, comfortable and quiet. Although our stay was during the winter, I can imagine the property is gorgeous in the warmer months with the stream meandering past. The only issues we encountered: The step up to the front door (which is constructed of one large stone) is very difficult for anyone with balance or mobility issues. It was a challenge getting in/out of the house for a couple of us. The bathrooms would benefit from new toilet seats to replace the old ones which are very noticeably stained. Water tastes strongly metallic (probably from excess iron) and is not drinkable. Although I noticed there is a whole house water filter/softener, a reverse osmosis filter on the kitchen sink would make that tap useable. Although I cannot comment on the other bedrooms, the mattress in the master bedroom is old and uncomfortable. Just offering these few suggestions to make future guests' stays more pleasant and encourage repeat visits. Overall, our stay was enjoyable, and we would consider returning to the cottage.

Perfect weekend
This property was perfect for a girlfriend get away. We enjoyed the beautiful views on the well furnished deck. The kitchen was well equipped and spacious. Would highly recommend.

Private, scenic home with everything we needed for weekend trip
This home is in a beautiful, quiet area outside downtown Berkley Springs. Large deck and porch area offer covered and uncovered seating, yard with plenty of space, two firepits (we did not use but noticed they were there) and lovely creek behind the home make for a relaxing, peaceful retreat! Inside, three nicely-sized bedrooms, two bathrooms and spacious kitchen/dining area. Updated kitchen is well-equipped with most cooking utensils/tools one would need to create meals, though we mostly ate in town. Living room offers comfy couches and chairs with plenty of movies and options for watching TV. Downtown Berkley Springs is just a short drive (once you get used to it, it's not that far, but the first trip in/out of downtown may seem long). Berkley Springs offers artsy, interesting shopping and dining. The town does seem to shut down promptly at 9:00 p.m. but by then we were ready to retire to the house anyway. We really enjoyed our stay and would definitely consider booking here again! Thank you! **A few things that don't need to be included in the review, but wanted to mention: - runners/rugs are curling up at ends and pose tripping hazard - front step/boulder might be tripping hazard for kids/older people. It provides a neat aesthetic, but not ideal when carrying luggage and groceries in/out of house - house could really use a deep clean at end of busy season (areas in need are: showers/tubs need scrubbed thoroughly, toilets really need scrubbed, toilet seats need tightened, vacuum behind beds, cobwebs in corners of walls/ceilings and windowsills are dirty). Well water was a bit smelly during our stay but I realize that's not in your control. **

Nice place
We really enjoyed this property, though it is way out from town and a grocery store was hard to find. We wish we hadn’t been there during a heat wave. It was too hot to get out much. The house was very clean and nicely furnished. It has everything we needed. We would come back!

Great place to stay needs attention to detail
The house is a great house in a good location. Lots of good things to do. There are a few maintenance things that needed to be addressed and cleaning as well. Lights bulbs out/ not working, broken blinds, many of the screens were ripped/ torn and the front and back screen doors don’t close properly and have screen hanging off, they let bugs in. Fur, fur and more fur.. the carpets, the bed linens, towels all were coated in fur.. as someone who is allergic this is disappointing. The main bathroom door was difficult to close because it rubs badly. The gutters are full of debris and the HVAC condenser drip made damp places for mosquitoes and bugs that were pretty bad. The water drips off right at the steps by the side door. If those things were addressed this would be a 5 out of 5 for me but it’s a 3 of 5 this trip.
