The Rocks is an idyllic and luxurious New England style beach house recently refurbished and remodelled by the award winning architect Martin Critchell. Sleeping 12 in 6 bedrooms The Rocks occupies a wonderful tranquil position on Coastal Road on the West Kingston Private Estate with direct frontage to the beach.

The house has stunning and far reaching coastal views. The transformation allows stunning sea views visible from most rooms and has a delightful, bright, fresh and light feel appropriate to the location. Features of particular note are the oak floors on the ground floor and the lovely kitchen with pale blue glass splash backs and works surfaces of fossilised limestone. This room is open to the family living area, which stretches across the breadth of the house and has a spacious contemporary feel that offers versatility in the arrangement of rooms. On the first floor the bathrooms are all beautifully fitted and the balcony runs across the width of the house. The first floor contemporary sitting room is furnished to a very high standard with Kelly Hoppen furniture and offers stunning sea views. The second floor provides bedrooms five and six of which the loft bedroom is 30 foot in length and has a separate sitting area. Outside the property is approached by an in and out driveway with parking for several cars. The south facing rear gardens are contemporary with modern deck and sunken swim spa. From the garden there is direct access to the beach. The Rocks is a perfect location for family groups wanting a relaxing beach break.

Thanks for your email. We had a really fantastic weekend at The Rocks - the house was amazing, the photos do not even begin to do it justice and of course we were spoilt with gorgeous sunny weather. We very much enjoyed celebrating my Dad's 81st and my 40th birthday there. We live in Kingston Upon Thames and so it was very apt that the house was called 'Kingston Rocks'! Thank you for a really great family weekend.



My sister and Dad did the check in with Diana and had no issues - they enjoyed being shown all the rooms in turn. We also found the local shop very handy and well stocked. And the Bluebird Cafe, even though it was extremely busy, was great service, value and food.

Lovely house by the beach

We had a family get together over a weekend and were blessed with super weather, so spent most of it outside and on the beach.

The house is smart and elegant but we also found it accommodating and roomy for a group of 9 including small children. The hot pool was fun and we loved the "pod" in the garden for the childrens' tea, and our evening drinks.

Beautiful spacious home by the sea

We were a party of 8 staying at The Rocks for a work retreat.

We had plenty of space to work as a large group in the front room and around the house and outside in spacious additional seating areas. The house itself, facilities and decor was lovely.

The only reason to mark 4 stars instead of 5, is that I asked if the house was wheelchair accessible as one of our party is a wheelchair user. The response was yes it was, with a downstairs bedroom, bathroom and toilet.

On arrival, the property has 3 large steps to the front door and 2 steps out of both back doors - so although living space is suitable, the main property access isn't suitable for wheelchairs.

Therefore it was an additional struggle to assist my colleague in and out the house. Some removable ramps would be a significant improvement here for anyone else looking to stay who requires access.

Other than this hiccup, our stay was absolutely delightful!

Owner's Response: Hi Jodie The wheelchair ramp is kept in the hall chest at The Rocks. Such a shame you didn't ask where it was as the Rocks is very well equipped to accept wheelchair users and it would have prevented the damage that was caused to the front steps. Best wishes Sarah

Amazing views / beautiful house

The location of this house was spot on, just a stones throw away from the beach. The house itself was lovely and the perfect size for our group of 12 adults and 2 children. We could all fit in to one room together socially, or spread out throughout the houses 2 living rooms, balcony, dining area and garden if you needed your own space. The hot tub was a treat, and we loved the rotating seat pod that was also in the garden.

Sarah, the owner, was very quick at responding to all of my email queries and questions before I even booked it until after our stay. And she returned my security deposit the very next day!

Overall my family and I had a wonderful time at The Rocks beach house.

Very clean and comfortable. Well equipped.

Overall, very good, wonderfully positioned by the sea and with fantastic views from many of the rooms.Feel that one of the bedrooms should have had twin beds rather than a double, probably the front bedroom.We had to call the maintainable man out to help us with the front door lock which we found difficult to open. The birthday cake which Sarah left was a lovely surprise extra and delicious.The grandsons loved the loft rooms. The information folder was very useful. We all really enjoyed the family birthday weekend, thank you.

From the moment you enter this superb property you know you and your family/guests will be in for a treat. The view of the beach and sea are, of course, sublime. The luxury touches in the house will make even the most picky holiday maker satisfied. Comfort is the word. Plenty of room for everyone to enjoy, and we cant wait to return again and again.

The property is within the West Kingston Private Estate, down a private road right next to the sea, the house has access straight to the beach, at only 10 metres away. The area is secure, residential and family friendly.

The area caters for everyone, with a wide range of activities to offer. These include water sports such as kite surfing, windsurfing and sailing, sporting activities such as tennis at the Angmering-On-Sea Lawn Tennis Club, Golf at the Rustington Golf Centre, Boat hire at the Littlehampton Marina and Clay Pigeon Shooting; thrilling experiences such as aviation lessons, horse racing and car festivals at the Goodwood Estate as well as Go-karting at the Oval Racetrack; play days for kids such as at the The Flying Fortress, Playzone, Fishers Farm and Amazon Adventure.

Within walking distance is the local village of East Preston where there are a variety of shops. Furthermore at a two minute drive is the village of Angmering-On-Sea where there is a village shop, Indian and Chinese restaurants, a hairdresser, numerous pubs and more.

Regular farmers’ markets are held in Chichester, Arundel, Lewes and Worthing.

Please note we are not able to accept hen or stag party groups. The Rocks suits families and extended families.
