Three bedroom, 2 bathroom cottage, with garden and outdoor BBQ area.

Rose Cottage has been lovingly renovated, it is a traditional Lake District property with a modern, quirky interior. Rose Cottage has x 3 double bedrooms and a basement snug with sofa bed which can be made up as fourth bedroom. The master bedroom has a large ensuite with wet room shower and free standing bath. The top two bedrooms share a Jack and Jill bathroom with wet room shower, there is an additional GF WC.

The modern open plan kitchen / dining space is equipped with x 2 Neff ovens, X 1 Neff Micro Combi oven and an integrated Neff coffee machine. The dining area has a cosy seating area with flat screen TV and chaise. The lounge has an open fire and flat screen wall mounted TV, Wifi is free with the cottage.

It is situated on a private lane backing onto a woodland making it a very peaceful spot. It is only a short walk from Windermere towns bustling high street with its many cafes, restaurants, shops and galleries. Bowness and the lake itself are a 5 min drive from the property. Bowness offers plenty to do with a cinema, tennis courts, mini golf course and of course boats to hire on the lake. You can also catch one of the ferries from the main jetty where you can hop on and off to explore the surrounding area, the views are spectacular from the lake itself!

The popular town of Ambleside is a 10 minute drive along the lake Rd (or a 10 min sail on a ferry).

Please note we do a min stay of one week during peak season and a 3 nights min stay outside of peak season.

Character cottage with a modern feel

A nice cottage, in a great location for exploring the lakes, or a stroll into Windermere in the evening

If a group was more than 4 people the living room would be small, but the kitchen and dining area was where we spent most time

Anyway and that has more space

A quiet location down a lane, with no passing traffic. It has a large driveway for several cars with a nice garden and decked patio area.

Booking and communication went very well, with no problems.

Fabulous house really couldn't fault it.

We had a great weekend. House is situated a short walk from Windermere, in a lovely quiet spot. Was nice being able to sit out on lovely patio. Hope we can go back at some point.

Beautiful Home

An absolutely stunning home in the heart of Windermere, in a lovely quiet area. 6 adults stayed in the property for 4 nights and all absolutely loved it. A large home with spacious bedrooms and communal areas, each room is beautifully decorated and all amenities you could possibly need. I would definitely recommend this property, and will certainly return if I visit the Lake District again.

Helen was wonderful, quick to respond to all correspondence. Thank you for allowing us to stay in your lovely home.

Beautiful location and beautiful property

Property was in a beautiful location and 5-10 minutes walk to local supermarket, town and train station and a further 15 minutes stroll to get to the bowness pier which we ventured into routinely.

The property was in a quiet area and we had the privacy and use of Garden and decking which was beautiful as the sun shone on it all day long.

I feel the photos of the property don't even do it justice- Helen has got lovely homely detail throughout the property and it is incredibly spacious. 7 adults stayed here and all of us agreed that we would absolutely stay here again when visiting the Lake District.

Lack of information on how things work, and multiple defects made for a very overpriced rental.

Despite recent remodeling that looks nice in photos, the house has several flaws, including an owner who seemed to have no serious interest in our legitimate grievances. On our last rental day we intended to do 3 loads of laundry. In the morning 1 load was completed in the washer and placed in the dryer, and a 2nd load was started in the washer. We left the house for our day's activities. After lunch we made a stop back at the house to check on the laundry. The dryer was not spinning, but it had heated to such a high temperature it could have caught fire. The top of the clothes were baked dry and the bottom of the load was still very wet. The washer had stopped working and that load was soaking in water. We called the rental agent, but she was not available. Since we were leaving the next morning, we had to cancel our plans for the rest of the day and seek out a public laundromat to rescue our wet and unwashed clothes, at a cost of about $18. Other issues:

(1) Upon initial arrival, we struggled for nearly 20 minutes to get the front door opened. The keys provided were extremely difficult to get into and out of the lock, and we had not been advised that the key would not turn unless the door lever is lifted first.

(2) The large instruction manual in the house, included useless information (like contractor instructions for appliance installation), lacked vital instruction on connecting to wifi, operation of numerous unfamiliar appliances and property features, and had incorrect phone numbers.

(3) Several architectural design flaws, including a laundry closet in which the dryer door could only be opened about 15 inches, a right angle in the kitchen in which the oven door could not be opened unless the abutting door to the refrigerator was simultaneously pushed for clearance, and a staircase to the bedrooms that was so steep that it would probably not be permitted under U.S. building codes.

We reported all of this in a list that we left for the agent (who we never saw, and lived over an hour away), and requested a rebate of part of our rental fee. This was denied, with the comment from the owner that we could have dried our clothes on an outside clothesline--a ridiculous response since the line was not long enough, there was no sun, and rain threatened. We believe that a caring owner would taken more interest in alleviating our dissatisfaction--beyond thanking us for reporting the issues, so they could be addressed for the benefit of future guests.

Owner's Response: We were really disappointed to receive such a negative review as we have always had such positive feedback from previous guests who have stayed at Rose Cottage and it is extremely important to us that guests enjoy their holidays when they book with us. I would like to point out that on receiving a phone call on the first night of your stay I offered to call in the next morning to have a look at the key you had problems with and to get you a new key cut if needed and also to show you how to use the coffee machine and any other appliances but you declined my offer. We have been through the guest manual and updated any incorrect phone numbers and made the WIFI instructions easier to spot. The property is a traditional lake district cottage and does have some quirky architectural features but we have always found this to be a positive thing in the feedback we receive. Although unfortunate that the tumble drier broke on your last day I did call our appliance repair man within an hour of receiving your voice mail, he could not attend that evening but as it was a sunny breezy afternoon and as it was only 3pm I thought you would have plenty of time to dry the washing on the line, I did offer to reimburse you for the cost of using the launderette but again this offer was declined. Although inconvenient I do still feel it was unreasonable to request a third of your rental rate to be refunded, we do regularly check other rental properties in the area to make sure our rates are competitive and represent good value.

Rose Cottage is situated a 5 min walk to Windermere village where there is a variety of cafes, restaurants, shops and galleries. Windermere is the perfect base to explore the rest of the National park. The lake is a short 15 min walk away where you can catch a ferry to Ambleside and enjoy the breathtaking views from the water.

Short breaks are available during low and high season, prices start from £595 for three nights in low season, £750 for 3 nights in high season and groups of 8. Check in time is 4pm and departure time is 10am. We do a one week min stay during peak season.

Any damage exceeding the £200 security deposit will be payable. Please note deposit and balance are non refundable, guests are recommended to have their own holiday insurance in place.

We act only as agent for the owner, you're contract is with the owner. We cannot accept any liability for any act or neglect on their part and we cannot accept any liability for any problems or faults with or in the property as all our properties are controlled by the owners.
