LedgeLawn Cottage, on New Meadows Bay, has 11ft. tides, is 30-50 feet deep and about 1/2 mile wide. Canoeing and Sea Kayaking doesn't get any better than this. The Cottage is centrally located, between Brunswick and Bath, or Freeport and Boothbay. It is easily accessible from Routes 295 and 1. LedgeLawn is nestled between an Audubon bird sanctuary, and the Bay; It is a wonderful place to relax and live life at a slower pace.

Amenities: Sheltered location with sandy tidal beach and Canoe. Abuts Audubon Sanctuary. Deck overlooking the Bay and the sunset. Living room with a large open hearth fireplace, fully equipped kitchen.

Pet friendly and WIFI too: Lobster pot, pans, dishes, silverware, coffee-maker, electric stove, microwave and toaster, color TV with cable and gas grill. (Please bring sheets and towels)

Great Maine Experience!
We had a wonderful time at Ledgelawn. Right on the bay, use of the canoe and close to many great beaches and towns. We hope to come back again soon!

Lovely little house; great hosts
We had a lovely week. Simple and charming with a well appointed kitchen. Jon and Nina met us upon arrival and helped us in, even finding me an outlet to charge the vehicle. If only the cottage were closer to Trish’s Pies in Phippsburg (they’re still worth a 20 minute drive)

Lovely location, house needs work
We loved the location of this house, and the owner was quick to come by every time we had a problem. The house is a nice size, three bedrooms, large living room with a TV, kitchen adequate with a nice kitchen table that seats 8. Beautiful water views and a great dock. Unfortunately there was a problem most days. The house was dirty when we arrived. The vacuum cleaner wasn't working and the floor was filthy. There were dust bunnies everywhere. After a few days the owner brought over a chargeable vacuum and we were finally able to clean the floors. It rained the first few days and the roof leaked. The kitchen had ants. There was a bird in our bedroom one night. The walls are very thin and the floor is creaky, so you can hear anyone moving around the house. There was a broken window, my husband needed to fix a sink and a toilet, there was a large crack in the bathroom window, the small deck had some broken furniture, the couch is beyond deep, there could be more lighting (bedrooms just have lamps), the master bathroom doesn't have an outlet, and after working on the shower we had a few cockroaches in the kitchen. The stairs are steep with small treads. There was one air conditioning unit in the master bedroom window, the rest of the house has fans.

Quintessential old style Maine cottage
When real Mainers owned the waterfront camps most of them resembled this rental. Exposed beams and rafters, dated furniture, lots of games, books and puzzles and full of unique quirks. This property was an absolute joy to stay at because it is centrally located to all things coastal. However if you are looking for an updated well refined cottage this is not your place. My family enjoyed our stay and Jon and Nina are wonderful hosts. Absolutely love the fact that they are dog lovers and allow renters to bring their furry family on vacation. The neighborhood is very quiet and is adjacent to some great hiking. There is so much to do within a 30min drive or you can fish for stripers right out on the river. WiFi worked great for getting a little office work complete. Camp has the coldest water around and it tastes very good! We did bring an extra window AC since there is only one split between the three upstairs bedrooms; however there are tons of fans! The grill worked great and we had no problems during our stay. Would recommend for any family that really wants to get the old fashioned Maine camp experience in a working shipbuilding community.

Why they chose this property

I bought this property when I retired because I spent my summers on the New Meadows as a boy. I would spend hours investigation the tidal pools in the rocks inspecting nearly microscopic shrimp, snails, fish and other fauna. Later I would fish, row and sail to explore the local islands.

What makes this property unique

the cottage sits on about 3/4 acre with a small private beach. the 11 ft tides are amazing. your views are constant;y changing. We offer a 16' canoe to explore the coast or fish and have a dock if you want to launch your own boat.
