Catskills Region Private Preserve Getaway In The Holler

The Holler is our secluded home that we designed and built 10 years ago. Set back from a quiet country road on 22 forever wild acres of forest and perched above a 20-acre beaver pond, The Holler is nestled in a quiet valley in the foothills of the Catskills. The property is completely private with no neighbors in sight. Yet it's only 15 minutes from the NY Thruway. For outdoor living, enjoy the spacious screen porch, wrap-around deck, outdoor hot tub and shower. Indoors, the home has a spacious living/dining area with cathedral ceilings, woodburning stove, three large comfortable bedrooms including a master bedroom with ensuite bathroom on the ground floor, a large basement TV room with futon sleeper and tread mill, and 2.5 baths, including the master bath with both a shower and a deep clawfoot tub. There are oversize windows and doors aplenty, letting copious sunlight in. We have central AC, full WiFi and premium Direct TV and a Smart TV in the main living room. Our home was built with eco-friendly materials and is Energy Star and tight -- cool in the summer and cozy in the winter. The property has a woodland trail above the pond; a canoe for the pond; a seasonal waterfall; and benches for lounging at picturesque spots in the woods. We also have a campsite with firepit right by the pond if you want to pitch a tent or use ours. We're surrounded by miles of country roads with family farms that are great for walking and biking. During the summer enjoy your pick of fresh produce from our vegetable garden, or visit the many nearby farmstands. There is a local orchard just a few miles from The Holler. And if you're a beer drinker, the excellent Honey Hollow Brewing Co. is just 3.5 miles from us and serves outstanding small batch brews in a charming country setting. We're a 15 minute drive from Catskill, 30 minute drive from Hudson, and 30 minute drive from the Catskill Park. Enjoy endless hiking, swimming and skiing depending on the season. We have two working drive-in theaters within 15 minutes of The Holler -- one featuring first-run films and the other showing classics. If you're looking for a quiet get-away in the woods, the best of indoors-outdoors, and plenty to do nearby, this is the place for you!

Perfect location for a getaway!
We just booked 'The Holler' for a few days to use while having a friends getaway. The home is perfectly situated in the middle of a beautiful landscape. The owners have thought of everything, and you will have anything you might need during your stay. The home was clean and well organized. The property has been designed very well and is beautifully maintained. Just an all around perfect location!! Looking forward to returning again soon!

Beautiful home and property
I find it difficult to express how wonderful the house and surrounding property is or even where to start. The house is set back from the main road so privacy and quiet are assured. Fantastic decorations, well stocked with appliances, and an all around nice space to be in. The hosts provided a binder with local information which we found really helpful. The surrounding land is beautiful. There's a lake, trails to walk on, and a few benches so you can sit and enjoy the views. Such a great place to stay. We hope to visit again.

My husband Fred and I are both non-profit executives in NYC who are passionate about our work and causes and love escaping to a beautiful and quiet place on the weekend. Over the years, we've had many wonderful times in our upstate home on our own and with friends and family. The Holler is a very special place and we're happy to share it with you.

Why they chose this property

When we bought the Holler more than a decade ago, it was a wild, beautiful and undeveloped tract of woodland with seasonal streams and an ever-changing beaver pond. We went walking on the land with friends who had bought it a few years before and decided to sell. We weren't in the market to buy a property -- at the time we owned an old farmhouse a few miles away. But as we walked through the woods, we became mesmerized by the place and felt we were meant to be there. So we sold our farmhouse, bought the Holler and began designing our home and grounds, and never looked back. It's been a wonderful first ten years, and we intend to spend special time there for many years to come.

What makes this property unique

The Holler is part of a near-70 acre eco-friendly homeowners association, and ours is the only home there! The center of the property is a 20 acre beaver pond. The land on both sides of the pond is entirely wooded except for the area that we carved out to build our home. We own a 7 acre lot; the pond, the land immediately around it on all sides, and the 15 acres in back of our 7 that is "forever wild" and jointly owned by Fred and I and our neighboring lot owners. But the neighboring lots are undeveloped and unoccupied, which means spending time at the Holler is like being in the midst of your own beautiful, private reserve. The house is built with many windows and oversized glass doors, so you enjoy the beautiful outdoor views from just about any place inside. And we've used a "light touch" on the property -- apart from the house, our yard and lawn, a big screen porch and deck, an outdoor hot tub and shower, a few benches on picturesque spots, and some limited clearing to maximize the view of the pond from our home, we've kept the property in its natural wooded state. We recently added a small "camp" -- canoe put-in, seating area, firepit, and great spot to pitch a tent -- down a woodland trail, next to the pond, not too far from the house. If you like the country, the Holler is pretty hard to beat.
