6 bedrooms, 4 bathrooms farmhouse with fantastic indoor heated pool

Hop Farm is a charming farmhouse with all modern amenities, dated 1715 with use of a full-size heated indoor pool, 6 bedrooms, four bathrooms and parking for 10 cars.

Hop Farm is brilliantly situated in the back-of-beyond real farming country of East Kent, yet it is less than 2 hours from London by car, 1 hour by hi-speed train, within 30 minutes of the Channel Tunnel and Ferry ports, and 45 minutes from Ashford for Eurostar (Paris or Brussels 2 hours).

Hop Farm has a beautiful all-weather heated swimming pool for your exclusive use, Wi-Fi, barbecue and table tennis.

There are also up to six old bikes on request ( including a bicycle made for two!). Please bring your own cycle helmets.

Next to Hop Farm is our beautiful, private grass tennis court which we can share with you. Just ask when booking should you wish to use it. You will need to bring your own racquets, tennis balls and tennis shoes. Being grass, the court is closed October to May.

Hop Farm is surrounded by fields and lovely Kent orchards which are ideal for country walks, including a half-hour one through lovely orchards and fields to our local pub, The Rising Sun.

Interesting places to visit nearby include historic Sandwich (with several golf courses including the world-famous Royal St George's Golf Club) and Canterbury with its world-renowned Cathedral, city walls and designer shopping and the nearby vineyards for Kent wine.

There are many children's attractions very near, including Wingham Wildlife Park, the famous Howletts Zoo, Roman Richborough Castle and Ramsgate, Margate and Deal beaches. Dover Castle, the second-biggest fully-intact castle after Windsor, is always a hit with children.

Hop Farm offers accommodation for normally 12 persons. Extra guests up to a maximum of 16 are charged at a nominal rate of £40 per person per night for which they are provided with sleepover beds. Babies in arms are free of course.

About Vaughan Grylls

Vaughan is an artist and writer and retired head of the University for the Creative Arts where he serves as emeritus professor. Polly is the owner of a publishing company in London. Two 'children' - Hattie, 23, who is now working in publishing in London and George 21 , currently at Oxford University. One rescue cat, Jasper, who murders small animals. One often annoying but always charming Be the Beagle.

We divide our time between our house in London, our house in Kent, which is near Hop Farm and La Spinosa in Italy ( No: 429689) which we have rented out successfully as a holiday home - lots of reviews! - for several years.

Another successful get together!

This is our third visit to Hop Farm which speaks volumes. We just adore it here as it ticks all the boxes for an annual get together with our close friends. We love the improvements that Vaughan and Polly have made since our last visit and always feel so relaxed. It's like a little piece of heaven. Our chocolate lab, Pippa, especially loved her little play date with B the beagle, it made her birthday even more special! We can't wait to visit again.

The Hop Farm September

The Hop Farm is situated in a very rural part, but within easy distance of many interesting and historic places. The house itself is very spacious and well equipped. We were a party of thirteen, including six children, and did not feel in the least on top of each other. We all very much enjoyed the large indoor swimming pool and the table tennis tables. There was equipment for a number of outside games as well.

I would thoroughly recommend this large family accommodation for people who like a homely atmosphere in a part of Kent, which offers coast and country-side and a lot of history.

Lovely family weekend away

We went away for a family weekend and Hop Farm was the perfect retreat. There was plenty of room for everybody's cars on the drive, the tennis court was great and the pool was exactly what we were looking for (with lots of inflatables to use). We loved the country feel of the place but we still had the benefit of modern appliances in the kitchen and the bathrooms. We asked for all the rooms to be made up as doubles and so there were no arguments between the couples on who had a twin room. Jenny the housekeeper was absolutely brilliant! She's really lovely and helpful, plus she'd left some treats for us! We went to Wingham wildlife park, we had dinner at the Rising Sun and some of us played golf at Princes - all of these were great additions to the weekend and Hop farm was ideally located nearby. The only reason I gave 4 stars was because the front room could do with another sofa - there are additional chairs for everyone but your seat was swiftly stolen if you got up from the sofa! It certainly wouldn't stop us from returning to Hop Farm and we're all planning another weekend for next year :)

Lovely house for a special retreat

Just returned from an enjoyable stay at Hop Farm. Our family party of 13 ranging from age of toddler to 61 had fun alike - especially making use of the pool! House is impressively spacious and bigger than photos might suggest with each bedroom a good size, large kitchen and lounge to comfortably accommodate everyone. Nice courtyard and field in grounds which is a real bonus. Set in a beautiful countryside, and one of our highlights was taking the walk to the Rising Sun pub nearby for a yummy lunch and beverage. Thank you Jenny for being helpful on site . A very nice way to mark a special birthday.

Great place to stay!

We had a great time staying at Hop Farm... lots of space for the kids to play and everyone enjoyed the pool! We had a private chef to come in an cater on the Saturday night which was a lovely treat for a special birthday celebration. We also ventured to the beach at Joss Bay which was great! We will hopefully be back!

Needs money spending on it.

A lovely looking secluded property in amazing location which is large enough for big parties. Good sized interesting bedrooms and pool is a big bonus and the reason we booked.

On the face of it, the house has everything you need for a lovely break. Large enough to seat big parties, games provided, a fun bike..

Sadly the house needs a good deal of money spending on it to improve the comfort and make it better value for money. There were lots of places where comfort was lacking, the garden furniture, the dining chairs and in particular, the lounge settees are very old and sagging In the middle and I would challenge anyone to be comfortable sitting on them.

The kitchen is very very tired and needs considerable updating. The double glazing is blown in many windows In the house which looks a mess. There was mould found in several locations in the kitchen which is a shame.

The bathrooms were clean and have obviously been updated which is great. The bedding needs to be of a higher quality, particularly the very cheap pillows.

The pool is the selling point, but with no pool house, it's quite dangerous having to walk through the house wet to go to the loo or get changed as the non slip floor runs out quite quickly. Not sure about who checks the chlorine levels..

The owner and house keeper are lovely and I feel sad to say this but the whole house smacks of a 'that will do' attitude.

Thanks for a short notice stay, for being kind, and for the wine, nice touch. It's a potentially lovely lovely house. I'd love to come back, we just weren't comfy enough. Sad.

Owner's Response: Most guests find Hop Farm amazing, judging from what they tell us and what they say in their reviews, so this review was a bit of a shock -especially the observations on Hop Farm's great kitchen and pool, both of which we are particularly proud of! However we have taken on board your comments about the pillows and the deckchairs and these have now been replaced.

Hop Farm sits in a remote country lane within half a mile of the hamlet of Westmarsh, 3 miles from the lovely village of Ash with church, pub, school, two mini-supermarkets and a chemist and six miles from the sea. The Marlowe Theatre in Canterbury has a national reputation. The Whitstable Royal Oyster Restaurant is ideal for informal, yet special occasions. The medieval cinque port of Sandwich is a gem. If you are interested in contemporary art, Margate's new Turner Contemporary is well worth a look.

There are many attractions very suitable for children and nearby.
