About this property

300 Yr Old Modernised Converted Barn With Traditional Features, Garden And Pool

The 3 story house has been lovingly converted from a 300yr old barn into a 3 bedroom/2 bathroom house with traditional Tuscan tile floors and wood beam ceilings. 2 of the bedrooms have double beds and the 3rd room has twin beds. All three rooms have mountain views. The house is equipped with a washing machine, dishwasher, fridge/freezer, TV/DVD player (for watching DVD's only), open plan kitchen/dining/lounge area.

The house is at the top of the village and is on a steep and fairly narrow road. This is accessible by car but maybe a struggle in some conditions and low-powered cars could struggle. There is parking for one car outside the house and ample car parking in the village with a short walk up to the house. The nearest airport is Pisa which is 75kms away (1hr20 driving time).

The outdoor area consists of upper and lower terraces and outdoor eating area (main patio). There is a swimming pool. The views are stunning from the terraces and the swimming pool.

Relaxing place to tuck away in the mountains
We loved the village of San Cassiano and the local restaurant. The location of the property is nestled in the mountain in a tiny village and had lovely views over the valleys. The drive up to the house to park could be achieved in our car but it’s not for the faint hearted! The house smelt a bit musty and could do with Flyscreens especially in the bedrooms would be helpful. The information booklet needs updating and streamlined to better assist the guests but otherwise a nice property.

Sans surprise, nous avons passé un excellent séjour en Toscane. La maison est très accueillante et nous y avons trouvé tout ce que nous attendions. Il serait cependant important de donner plus de précisions sur comment trouver la maison, plans et consignes. Et surtout, écrire de manière très claire qu’il est absolument impossible de passer en voiture en descendant après la maison et qu’on faut faire demi tour. Briliant stay in Villa Rosa
We had two amazing weeks in the Villa through the summer of 2022. We wanted to experience the real Tuscany, and we really got that with base in the house. Amazing house, and a fantastic view, that kept giving and giving through every day. Only challenge is access to the house, that wasnt possible with our car, so it required a short trip through the city to get to and from the car :) The water from tap was clean and drinkable, which made it possible as we did not have to carry up wa

Superb picturesque two weeks
We enjoyed 2 fabulous weeks at Casa Rosa as a family of 5 last August (2017). This 300 year old converted barn is set in a beautiful little village of San Cassiano, nestling in the hills. The village itself has a small shop, butchers and two bars. One of the bars has fantastic live music at the weekends in the high season. The house is modern inside with all the equipment you need for modern living, including a dishwasher and washing machine. The beds are comfy (2 doubles and a twin plus a sofa bed in the lounge) all with amazing views. The small scorpions and other local wildlife in and around the house are great fun for the children! We loved the easy access to Bagni di Lucca, Lucca - with its walls that you can cycle around, and Barga - one of our favourite places. Slightly further afield - but all day trips only - are Pisa and Florence. For Florence use the Park and Tram directly off the A1 (about 5km beyond the first exit to Florence Central) when travelling south from the villa. It is the cheapest, safest and hassle free option available - don't take your car into Florence itself! Back at home, the house has a lovely raised pool which is great for hot days and, like the house, has unbroken views across the ancient oak wooded hills. You can enjoy walks from the house, swim in the river below at various points - look out of clusters of local cars at the road side, or at Torrente Lima. You need to be able to walk to the house from a car park in the village (about 7-8 mins uphill) but it is worth the climb to enjoy the splendour that is Casa Rosa!

Lovely house in a beautiful location
We loved our stay here. The house is lovely and well equipped. Access is a challenge but doable, though unless your car has plenty of power and is reasonably compact I would park in the village car park or at the top of the hill. View is gorgeous and the area has plenty of options for days out.
