The rental cottage, surrounded by a canopy of trees, is always comfortable and with the lake breeze sets the stage for a restful night's sleep. The Master Bedroom has a Queen mattress and the second Bedroom has a twin and double bed. There are shutters in both bedrooms for privacy. The large awning style windows allow the lake breeze to keep the bedrooms cool. Both bedrooms have a portable fan for additional air circulation if needed. There is a closet in each bedroom with hangers for ample storage. The bedrooms are located down a hallway offering privacy from the main living area. Both bedrooms have berber carpet. There is a playpen and child gate provided for the convenience of guests traveling with young children. The second bedroom has a t.v, vcr, and large collection of videos

- The Bathroom is located by the kitchen and down the hallway from the bedrooms. The bathroom was renovated in 2005 in blue and white seaside colors with all new white tub/shower combo, toilet, and sink. There is a nice window for ventilation. Hand and Bath towels provided.

Notes
- Completely remodeled in 2005, with new siding, windows, fresh paint, ceramic tile, new rugs, and refinished wood floors! The kitchen, with a fridge and stove, has everything you need to prepare wonderful meals if you choose to dine in. There is additional seating at the counter bar and in the separate dining room. The utility room has a new washer and dryer, furnace, and utility tub. The living room features a television, ceiling fan, a sofa and love seat. The back den is a perfect place to sit, read, relax and enjoy the view of the forever wild woods. Outdoor cottage living is very important and our cottage features a patio table, chairs, umbrella, enclosed with a privacy fence to enjoy a leisurely day outside. There is an outdoor fireplace to enjoy an evening of relaxation and conversation under the stars with the warmth and gentle glow of the fire!

Cancellation Policy
- 100% refund if you cancel at least 14 days before check-in.
- 50% refund (minus the service fee) if you cancel at least 7 days before check-in.
- No refund if you cancel less than 7 days before check-in.
Damage and Incidentals
You will be responsible for any damage to the rental property that is caused by you or your party during your stay.

What makes this Cottage unique
This is a walkable, safe and historic neighborhood. It has the Braddock Point light house. It has an Octagon house, the only one on the south shore of Lake Ontario. It also has the only waterfront park in the town of Parma called Bogus Point Park. There have been myths over the years that it was a favorite hideout for “bootleggers” . This is a great central location to explore Western NY. This is close to the Erie Canal which was completed in 1825. It allowed commercial goods to move from one end of the state to the other over water. There are many quaint canal towns such as Brockport, Spencerport, and Fairport.
