This Extravagant Modern Riverview Villa is just steps away from Ocean Beach Park! Home is a split level design w/ garage. Fully furnished 4 bedroom and 2 bathroom house allows 10 relatives to live comfortably! SLEEPS 10 IN BEDS! MAX 10 occupancy!

Beach passes ARE NOT included with booking; can be purchased at Ocean Beach Park admission booth(s). Public commercial olympic sized pool located at Ocean Beach Park (pool passes ARE NOT included w/ booking; can be purchased at park). Unfortunately dogs (pets) are not allowed inside Ocean Beach Park.

Ocean Beach Park is down the street from home, open Memorial Day to Labor Day. Less than a 3 minute walk to your left once you step out the front door of the home. The admission booth is located on the boardwalk once passed through the vehicle entrance gate. Please check the Ocean Beach Park web page for direct pricing details.

Guests are able to utilize Alewife Cove for water activities such as kayaks, canoes, or paddle boards (all NOT included). Guests are expected to comply with the CT water safety guidelines/requirements. There is a water access area 2 blocks away where you can access the water on Parkway Drive (Waterford, CT). It is a very short walk across the bridge (to the right) that brings you to the water access area.

Besides water activities, the immediate area is a great place for walking, jogging, or bike riding.

Guests have access to entire home. We are only steps away from Ocean Beach Park: Open from Memorial Day - Labor Day. No need for parking; you are a short stroll or bike ride from all the summertime fun Ocean Beach Park offers. Once there, the beach also has picnic tables, showers & bathrooms, which is amazing to have as a convenience!

DO NOT REMOVE SMOKE DETECTORS UNDER ANY CIRCUMSTANCES! YOU WILL BE FINED $750 AND REPORTED TO VRBO FOR THIS SAFTEY VIOLATION!

Bottom Floor TV Operation: Please use manual controls on right side for power on/off, volume, and channel up/down for HDMI 3 setting. Controller on wall operates Tivo Cable, Netflix, and other apps.

We do provide all guests: hair dryer, bath/beach towels, bed linens (sheets, blankets, and pillows), toilet paper, paper towels, laundry detergent, dish detergent, dish soap, hand soap, bath soap, shampoo, and body wash. These items are all essential and standard provisions required of hosts by VRBO.

There are 5 CARS MAXIMUM allowed on this property rental. Guests will be able to park 2/3 vehicles in the driveway and garage. Guests can park 2/3 other vehicles adjacent to the house on the street. Do not park on front lawn. Please do not park the vehicles past the driveway, into neighbor's street parking spot (brick house). There is a sign on lawn that states "NO PARKING: PERMIT REQUIRED". Please disregard sign as we are owners of the home and you are our guests. No parking permit required.

Guests are always free to instant book the beach house at any time. Please Note: rental inquiries do not guarantee or reserve your dates of stay. All bookings are on a first come first serve basis.

All Bookings: standard checkin 2pm and standard checkout 10am. Unfortunately, there are no extended checkins or checkouts. We do not have the ability to extend checkin or checkout times. Also, we do not accept trip alteration (dates) once booking is confirmed.

Fully fenced backyard area, great for pets to run free

We are flexible with allowing pet(s) upon request, at $150 extra flat rate fee, per pet. This additional "pet fee" will be applied as an additional cost to the booking. This fee covers a separate cleaning service to remove pet hair/dander from the home and also utilization of specialized disinfectant & cleaning agents. We appreciate this advanced notification at time of booking, that you are bringing the pet(s) along on your trip. We understand that pets are just as much a part of the family as people. Although, we kindly ask that you please keep the pet(s) off of the furniture, couches, and beds. Also, please be courteous and properly dispose of any waste when they utilize the outdoor restroom. Any incurred pet damages to the home or its contents, will result in a damage claim to VRBO/HomeAway, that the guest will be held liable for. Maximum 2 pets. The pet fee is non-negotiable and non-refundable.

Please Note: DURING SEVERE INCLEMENT WEATHER, MANAGEMENT MAY NEED TO TIE DOWN AND/OR STORE AWAY OUTDOOR FURNITURE TO AVOID DAMAGE. All outdoor furniture also is removed/stored away each fall season (by 1st week of November) for winterization, then re-assembled for guest usage in spring/summer seasons (by 2nd week May).

We kindly request that the furniture and layout of the home IS NOT to be moved around or reconfigured. DO NOT alter any of the home electronics: TVs, wifi, cable boxes. DO NOT UNPULG OR REMOVE white circular "wifi boosters" plugged in underneath upstairs/downstairs TV's.

Garbage cans are located inside garage. Garbage pickup is Friday mornings. Guests are responsible to ONLY bring garbage cans out to curb at end of driveway each Thursday night (if applicable). Recyclables can stay in bin and will be picked up by management.

PLEASE DO NOT SET AC LOWER THAN 70* - SYSTEM WILL MALFUNCTION REQUIRING SERVICE. Top floor (hallway wall) digital thermostat controls Heat/AC settings for both floors. Bottom floor (wall) thermostat is temperature control for bottom floor only.

Alcoholic consumption is prohibited for any guest(s) under the age of 21.

A $150 fee will be incurred for any(each) lost/ broken fan, TV, or cable box remote controls.

We DO NOT provide on site facility showing(s) and/or walk-through services prior to booking your stay.

We ARE NOT responsible for the receipt or procurement of any guest packages ordered/delivered to home before, during, or after their stay.

THE FIREPLACE IS NOT OPERABLE. DO NOT USE

You will be notified through the message board, the day/morning of your stay (fifteen minutes prior to your selected check in time) with the keyless entry instructions and code.

We kindly ask that ALL communication is made through the VRBO/HomeAway message board; to only utilize the telephone contact in the event of a true emergency.

Please be advised, this rental property ONLY CONTAINS items specifically notated on the listing page. If you are requesting the provision of an outdoor bbq grill, umbrellas, beach chairs, specific cocktail glasses, serving plates and cooking/baking items, cooking/baking spices or condiments, folding chairs, air mattresses, etc, or any other non-standard item(s) that are not listed, please plan ahead and bring your own. The items that are provided at the home are already above and beyond the standard rental accommodations, so please plan accordingly. Guests are welcome to bring any additional items of your liking with you during your stay.
