Beautiful secluded Umbrian Farmhouse with Pool, mature gardens and grounds

Casa la Selva is ideal for those looking for a relaxing break in the heart of Italy. Located on the border of Tuscany and Umbria, overlooking a quiet valley, with no near neighbours, Casa la Selva is perfect for getting away from it all. There are five attractive bedrooms, three bathrooms, two spacious and comfortable living rooms, a large, traditional and well equipped kitchen/dining room and a utility room.
Outside there is a private swimming pool (10mx5m) and large established gardens surrounded by countryside. Casa La Selva is available for private rentals, of one week or more for up to 10 people, throughout the year.

Olive Room: Double bed, French doors to roof terrace.
Tower Room: Double bed, French doors to roof terrace.
Corner Room: Double or twin beds.
Garden Room: Double or twin beds, access to garden.

Kitchen: Well equipped, spacious kitchen with marble worktops, includes: gas hob, 90cm oven, microwave, double sink, dishwasher, fridge, coffee maker, kettle, pasta maker, blender and a meat-slicer. Original stone arch leads through to large dining room. There is also a large utility room containing double laundry sink, washing machine, ironing board, a second large fridge/freezer and re-cycling bins.
Sitting Rooms: There are two sitting rooms, both with wood burning stoves. One room has Playstation 2 and TV, along with a selection of games and DVDs. The other has a CD player with selection of CDs and a number of books, board games and children's toys. There is also a portable Bluetooth speaker.
A shaded loggia with large dining table overlooking the gardens. Perfect for lunch on a hot day. Also a play table and chairs for young children.
There are two roof terraces with fantastic views over the valley in daytime, or the starry skies at night.

September vacation
We had a great stay at this spacious villa. It is very well equipped with everything you possibly might need during your stay and just as well suited for vacation with as without children. It is quite a bit up the mountain on a bumpy road, so might not want to have to small of a car to get here. Lots of well kept surrounding nature and nothing that disturbs you in the beautiful surroundings. Contact with the owner as well as the on-site manager (Philip) was very simple and quick in respons. We are overall very satisfied with our stay here, as well as with the booking process and information provided. Recommended for rental in the area.

Very nice
We had a nice stay in the house. The house is very well equipped with everything you need for a stay with children and toddlers. The way to the house through a 5 kilomenetr long gravel road is a bit long, so you shouldn't forget anything when shopping.The area is very idyllic, but due to the location in the forest there are a lot of bugs at the pool that also bite, so that the bathing fun was a bit clouded. Communication was great. We were met on arrival by someone at an agreed location who escorted us to the house, which was not so easy to find.

Perfect stay
We had a perfect stay at a unique place. Beside the comfortable and perfectly equipped house the complete silence deep in the ‘selva’ was impressive. We completely enjoyed and would come back at any time.

Casa la Selva is owned by two families (the Squires and the Jacksons). We've been friends since university some 30 years ago and all love Italy.

Why they chose this property

We love this part of Italy and particularly this area of Umbria; the hills, forests and Niccone valley are beautiful throughout the year and the people are very welcoming. We wanted a house in the middle of the countryside, away from neighbours and noise and when we found la Selva it completely met this requirement. The house sits in the middle of a 1 hectare plot with a further 2.5 hectares of meadow and woodland. In the summer the only noise you're likely to hear is the jingle of bells from the sheep on the hills. We spent the best part of a year restoring Casa la Selva before spending our first summer there in 2003. We look forward to our trips back every year.

What makes this property unique

We all love to cook so the most important room in the house is the kitchen. It's great to pop out to local markets and pick up fresh ingredients to bring home to la Selva and cook for our family and friends. When we're there we usually spend some time mountain biking and really enjoy a day's cycling from the house around the hills on the tracks and unmade roads. Over the years we've found some great routes and I'm always happy to provide directions and maps. We usually pop into Perugia, Gubbio or Siena to wander round the towns and eat in some of the best restaurants in central Italy. We can recommend some great places for lunch. Our children love La Selva. Their favourite things are the pool, the gardens, making dens and eating ice cream. No need for screen time.
