About Missy Biagiotti

Thanks for considering our home! My husband Mike and I have been married since 1998 and we have two boys, Graham and Ben, and one little girl, Baylee. We've made a lifetime of memories at this home since we purchased it in March 2007. We've enjoyed a beautiful family wedding, holiday celebrations and countless family gatherings. When we're not in NH, we live and work in Florida. After living in Delray Beach in south Florida for 16 years, we moved to Fleming Island in the northeast part of the state in 2012.

This house choose us! We fell in love the minute we saw it on a trip to NH during the fall of 2006. The Town of Warner was picture perfect and the people were so welcoming. Mike and I stood at the top of the hill looking down and envisioned our kids swinging in the front yard under the tree.

The house is a great combination of historic charm and modern conveniences. We love the complete privacy it affords on top of Pumpkin Hill.

A New Hampshire Graduation Weekend

We rented the Pumpkin Farm in May 09 as a family retreat during the weekend of our son's graduation from Magdalen College. The house was everything we had hoped for. The property was very close to the college, clean and well maintained. It was perfect! Our whole family was able to stay under one roof with space to spare. So much better than a hotel. The owner was extremely nice and made herself available for any questions we had regarding the house. If I ever go to New Hampshire again, I will not hesitate to rent the Pumpkin Farm again.

Central Mass.

Another Excellent Stay

Our group of friends enjoyed this lovely farm house once again in Warner, NH. It was our second stay in the past nine months! We love this home!!

The house is such a charming place to spend a period of time away from it all! Clean, comfortable, a kitchen with everything you need to cook up some great meals together, and comfortable beds, of course!!

Our weekend was on the cool side so we enjoyed the lovely fireplace one evening as we just sat and relaxed together.

The property is great just to walk around or take a walk to the buffalo farm less than a half mile away.

We also enjoyed a little time at the cute shops downtown Warner.

Thank-you, Melissa for being such a wonderful home owner to deal with!

The ladies are already asking when we can come back!!

Somewhat dated, not for winter stays

Charming farmhouse but not setup for winter temperatures. One bathroom had no water supply from get go, and the pipes supplying kitchen water froze due to sub zero temperatures inspite of heat in the house. The walls were are super thin, we could feel the draft from unplugged sockets. The house is advertised to sleep 13 people - we were group of 10 with 5 children under 12, barely managed with available beds. Old creaky mattresses did not help.

When reached out for help with froze pipes, owner responded after 12 hours. I believe they don't live in the area, she seemed disconnected from reality of New England winters.

There were few pros - lots a board games, sleds and other toys. Kitchen well equipped. Well located within 20 miles of ski resorts.

But certainly don't recommend this house for winter vacations

Owner's Response: Hi Shivani, I apologize for any inconvenience!! Unfortunately, it’s not the most energy efficient house during winter months but, despite being nearly 250 years old, it stays quite warm and comfortable inside. We’ve been renting the house for 10 years during the winter with minimal issues, but I’m afraid your stay landed on one of the most dangerously cold and windy weekends the house has seen in many years – with temps plummeting to nearly 40 below zero. With only a couple days to get away, I’m sure it only added to the frustration of having to cancel the outdoor ski activities you had planned. Again, my apologies for not responding to your message immediately so that I could help get those pipes thawed out quickly. The first email I was aware of came in at 12:30 a.m. through Homeaway, so I didn’t see it until the next morning. For situations such as that, we try to provide a comprehensive list of contacts and phone numbers in the rental guide that guests can call in case of emergency. We do not live locally, but do try to anticipate any possible issues and help to address them right away. We also try to provide detailed descriptions of the rooms, by listing the number and size of beds, location of inflatable mattresses , etc. so that guests can make their own decision about whether or not the space works for their group but sometimes online information is just not enough. In the future, for larger groups, I’ll try to make phone contact with guest so to ensure the size of the group works with the space before they book. Our listing does state that it accommodates 10 in beds and most of our guests use the inflatables for small children. I appreciate all your feedback and will use it to make improvements going forward and hope that you were still able to enjoy your time with family and friends.

Beautiful farmhouse

We had a lovely stay at this beautiful farmhouse. We were 4 families and there was lots of room for us all. Missy was very responsive and lovely to deal with. The children loved sledging in the field next to the house and there were lots of toys for them to play with. We hope to be back to enjoy the house and grounds in the warmer months.

Perfect place for our annual "Girl's Weekend"!

The women in our family (three generations, who range in age from 79 to 21) all agree that Pumpkin Hill Farm is one of the loveliest locations we have ever stayed in.

The combination of the original 1760 farmhouse with its beautiful huge fireplaces, barn and grounds mixed with the renovated kitchen, incredible gas stove and 3 and 1/2 bath rooms was just perfect for our large group There were plenty of nice towels, linens and staples on hand. We enjoyed lunches at the Foot Hills restaurant in town, shopping at the nearby Tilton Outlets, hiking up Mt Kearsage, and using the many games that we found tucked away in one of the closets. Perfect for relaxing and catching up on family news. We had a wonderful time and will be back!

Quaint and classic New England stay

Pictures don't do this place justice. It is very very charming! Our party of 8 hung out in the kitchen, by the fireplace in the living room, and dined in the dining room. We had a very nice time catching up.

Hiking Mount Kearsarge was just minutes away.
