A detached 4 bed house sleeping 8 (+1) set in a large level enclosed garden.

The detached converted Coach House is a fabulous property situated in the heart of Painswick, the 'Queen of the Cotswolds', a picturesque village with all the amenities of pubs, restaurants, cafe's, galleries and small shops that are just a stroll away. The property is located down a quiet 'no through road' and has outstanding views across the valley in one of the most picturesque and unspoilt locations in England.

Home comforts include a large and very well equipped kitchen-dining room, with bi-fold doors opening out into the level enclosed garden, utility and boot room, a huge lounge space with an open fire, a separate TV area for the kids, a conservatory and sun decked area in the garden, 3 double bedrooms (2 with ensuites), a bedroom with bunk beds, a family bathroom and a downstairs cloak room. Each bedroom has spectacular views and the property is not overlooked.

The house is spacious and offers everything 2 families would need and they would not feel crowded in this excellent house which has been beautifully restored by the present owner.

The unique self catering Cotswolds property has central heating, underfloor heating and constant hot water with an open fire in the lounge room. There's a mix of vintage and modern furniture. All fittings are new and of high quality as the property have been extensively improved by the current owner and now offer a wonderfully bright and spacious open plan kitchen/diner/reception space.

Kitchen/dining room - entrance leads into large open plan space with feature stone arches and stone floors, well equipped with double range oven, gas burners on top, extractor hood, microwave, dishwasher, fridge freezer and filtered water dispenser. A large dining table and chairs seating 8/10 guests. A wide range of utensils, serving dishes and other kitchen equipment is available.

Utility room and boot room - in a separate room off the kitchen you will have a washing machine, tumble drier, sink, iron and iron board.

Sitting room with oak floors, open fire, SKY TV, DVD player, Xbox and Ipod dock. Wireless internet access is free throughout the house. A telephone land line will not be provided as the mobile reception is adequate. There is a leather corner sofa providing plenty of space to lounge on.

Conservatory - comfy sofa's.

Snug / children's room - A choice of books, board games and a XBox is provided and a large bean bag and bean bag chairs.

Cloak room – toilet, basin.

Bedroom 1 - Large room with great views across valley and the garden. Double bed with high quality mattress and room for travel cot if required. A single trundel bed is under the main bed, ideal for children or can be moved out for a 9th person to use. Built in wardrobe. Sleeps 2 adults.

Bedroom 2 - Large room with views over the garden. External door to small balcony and steps to garden. Double bed with quality mattress, ensuite and a cot. Built in wardrobe. Sleeps 2 adults.

Bedroom 3 - Small room with views across valley. Double bed. Built in wardrobe. Sleeps 2 adults, ensuite wet room.

Bedroom 4 - Small room, with great views across valley - children's bunk beds. Built in wardrobe. Sleeps 2 children.

Bathrooms - as well as Bedroom 2 and 3 ensuite shower room and toilet, there is a family bathroom with a shower over the bath.


Equipped with garden bench, outside dining table, umbrella and a coal barbeque.

Parking - Gated off-road parking space for 2 cars. Beware that the road is a narrow 'no through' road. There are steps down from the car parking area.

The property is not overlooked and therefore very private and the veiws spectacular.

A whole network of walks start straight from the front door and dogs are welcome.

Nearby Stroud has an award-winning farmers' market on Saturdays.

Painswick nestles quietly in the famous Cotswold Hills, surrounded by some of Gloucestershire's most delightful countryside is the historic wool town of Painswick. Built of mellow Cotswold stone from the local quarry on Painswick Beacon the town's many beautiful buildings can be seen as you wander around its quaint and narrow streets.

Painswick was recently featured on BBC television "A Casual Vacancy" by J.K.Rowling. The opening scenes, the shop and other sites can be found by walking around the town.

This wonderful house is available for long weekends, weekly rentals or longer breaks.

The Coach House is set in an ideal location in the beautiful village of Painswick with pubs and restaurants within easy walking distance. There was plenty of room for my wife and I, our daughter and son-in-law and 6 month old granddaughter and two border collies. The house was very well prepared and the garden immaculate. There are magnificent views from the bedrooms and we really appreciated the folding doors that really brought the garden area into the kitchen diner. Lots of walks from the house....we will definitely be back to do more exploring!

Lovely house but could do with a door on one of the en-suites.

Very pretty and lovely location. Double bedrooms very comfortable but no shaver/toothbrush point in bathrooms. No hair dryer which was a bit of a chore. Wasps' nest in roof but agent got someone to sort it out and it was fine after that. Overall comfortable house in pretty village.

Owner's Response: Thank you for your review and valid points raised, apologies about the wasp's nest and hair dryer. A hair dryer should be at the house, perhaps a previous guest took it home by mistake. I will double check and replace if needed. I will discuss the addition of a shaver point with the owners, however I am glad you had a great weekend overall.

Very nice cottage

The cottage was very well equipped and had 3 lovely new bathrooms, plenty of room and well presented. Fantastic views from the garden and master bedroom.

we would have given it 5 stars but the garden and lawn needed some attention.

The manager was very helpful, some nice local restaurants, steep narrow hill down to the cottage but it did not give us any problems

would definitely recommend it

Beautiful cottage - really pretty village!

We had a wonderful Christmas stay in this beautiful cottage. The facilities were excellent and the cottage is well furnished and equipped - Christmas dinner for 8 was a treat to cook. The village is delightful. I would like to re-visit in the summer to make the most of the walks and views.

Amazing house

We had a brilliant holiday in this amazing house and would recommend a stay here, the house has plenty of room and everything you could need, the garden is also a great size for the children to play. We visited the Cotswolds wildlife park while there which is a must visit.

Painswick, Gloucestershire is the 'Queen of the Cotswolds'. It is a 17th c village founded by wealthy wool merchants. Limestone chocolate boxes line the narrow streets that tumble up and down. Rolling hills mark the buccolic area of outstanding natural beauty. 90 minutes northwest of London Painswick is centrally located to tour England and Wales. Nearby are Stroud, Cirencester, Tetbury, Bath, Cheltenham, Oxford, Stow-on-the-Wold, and Stratford-upon-Avon. Painswick in Southern Cotswolds is very much like a tradtional English village. Painswick offers a general store, hairdresser, restaurants, pubs, boutiques, art gallery, deli, and more. The converted Coach House is simply a very short stroll to all of these amenities. Outside the churchyard is a bus stop with easy access to Stroud, Cheltenham, Cirecester, and Gloucester. The train station in Stroud runs almost hourly to London. While this is a country village with numerous beautiful walking paths throughout the Painswick Valley, it is also very chic.

7-Day bookings are usually from Friday to Friday with arrival after 4.00pm. Change overs days are flexiable, although arrivals or departures are not possible on Sunday's and bank holiday's.
3-Day weekend bookings at 75% weekly rate are from Friday to Monday with arrival after 4.00pm.
4-day weekday bookings at 70% weekly rate are from Monday to Friday with arrival after 4.00pm.
Deposit of 25% required at the time of booking, and final payments 6 weeks prior to your stay (8 weeks in peak periods), together with a £250.00 breakages deposit, which is returned subject to a final inspection.
Departure on your final day is normally by 10.00am though can be later if no other guests are arriving that day.
1 or 2 dogs may be permissible at £30 per pet, please discuss when making the booking
