A unique holiday rental in the Sabine Hills, near Rome.



WHY CHOOSE OUR VILLA? ONE WORD: LOCATION!
The location is, literally, breathtaking: perched 500m up on the side of the mountain commanding views across the picturesque rolling hills of the Sabina, distant mountains, the Tiber Valley and on to Rome itself, on a clear day you can see the Dome of St. Peter's on the horizon.
The villa is surrounded by forest and enjoys total peace, quiet and privacy. Guests enjoy exclusive use of the entire house and garden, which it's own gate and private access. It's hard to believe all this is just a little over one hour from the hustle and bustle of Rome, but by choosing Villa degli Armeni you get the best of both worlds.



A UNIQUE HOME
The villa itself was built in the 1960s and retains many original mid century features like the stone fireplace, lofty gabled ceilings, arches and ironwork. There’s an abundance of windows to let in natural light and to look out on the forest and spectacular views.
The villa is full of art and other objects we've collected over the years, we like our guests to feel they are in a real home with its own character and history.



SPREAD OUT AND RELAX
It's a spacious house capable of hosting a larger party of family or friends as well as being a great relaxing retreat for a couple. Plenty of space means that everyone can find their own private spot, or get together in larger groups for a leisurely meal or chat.
The large living and dining room is a cool and comfortable retreat in the summer and the cosy heart of the house in the cooler months, with its stone fireplace. Connected to the living room by double doors is another sitting room and studio, the sofa in here folds out to provide a small double bed if needed.



OUTSIDE SPACES
A variety of outdoor areas around the villa means you'll always find a sunny spot for sunbathing, or a shady spot for reading, somewhere. Outside on the porch and balcony you’ll find tables and chairs for al fresco dining, deckchairs, a sofa and lounger. Just outside the kitchen is a a gas barbecue. Below the house is a grassy area bordering on the forest with another large table and small sink.



BEDROOMS WITH A VIEW
There are two large double bedrooms: the one at the front has three arched windows with incredible views to wake up to. The second double bedroom looks out onto the tree canopy and has it’s own ensuite bathroom (with bath) and terrace, it can be set up with a double bed or two singles. In between is a smaller room with 1 single bed, also opening onto the terrace, and another bathroom with a shower. All rooms except the small bedroom have ceiling fans, there is no need for air con.



GET COOKING
The spacious kitchen is equipped with dishwasher, microwave, fridge freezer and oven, granite worktops, small table and everything you’ll need to cook with.

and because we are all different, it would be less than honest of me not to add
WHO OUR VILLA MAY NOT BE THE BEST FIT FOR:
- people who are mobility challenged or parents of reckless toddlers, because of the steps up to the house
- anyone with insect phobias, the windows all have screens but we are surrounded by forest and along with that comes the occasional ant, bug, or spider.
- you will need a car to stay at our villa, even to get into the village for an ice cream, and any sights you may want to visit will mean a drive.
- looking for nightlife? Go elsewhere because the biggest nighttime attractions here are the milky way or perhaps spotting a porcupine.

Super schöner Urlaub in tollem Haus
Wir waren super zufrieden in dem Haus von Kate. Das Haus ist richtig schön eingerichtet, war sehr sehr sauber und hat alles, was man braucht. Wir hatten ein kleines Heizung-„Problem“ und Kate hat sich sofort gemeldet und sich direkt gekümmert. Wir sind super happy mit allem und würden immer wieder kommen. Vielen Dank für die schöne Zeit!

Absolutely LOVED Poggio Catino and the house
I travelled with my partner and our dog for my sabbatical leave and we enjoyed our stay beyond expectation. The house has a wonderful vibec and is also very practical- it shows, that it was not built only to rent it, but has a real soul and human touch. We enjoyed the breathtaking views from the balcony and terrace, and also the days we stayed in and just relaxed. Our stay took place in October and November, some nights were a bit colder, but most of the days are nice and sunny. I definitely recommend to stay in this beautiful house. Kate, altough we have not met in person, was always very helpful and answered everything promtly. I ppretiated also the tips for trips and restaurants we recieved prior to our stay. The village of Poggio Catino is also very charming and people extremely welcoming.

Magnifique !
Tout était parfait lors de notre séjour. La maison est magnifique avec tout le confort nécessaire pour 6 personnes (et plus). Décorée avec bon goût, nous nous y sommes tout de suite sentis bien. De nombreux livres et jeux ont occupé les enfants lorsqu'ils n'étaient pas dans la piscine. La vue est superbe. Nous avons profité de magnifiques couchers de soleil... Les différentes terrasses permettent de toujours être à l'ombre ou au soleil en fonction des envies du moment et nous n'avons pas souffert de la chaleur. La maison se situe à 90 km (environ) de Rome. Nous nous y sommes rendus en train et nous avons pu visiter la ville de manière détendue... Nous avons également visité Orvieto et fait quelques randonnées dans le coin. La région, quoique très sèche en cette période, est très belle... Par ailleurs, Kate a toujours été disponible pour répondre à toutes nos questions dans un délai très court.

stylish villa with stellar views!
We really enjoyed our time in the peaceful countryside of Italy, and having this house as a home base was just perfect. It is very private with a locking gate and no neighbors in view. The home itself is very stylishly appointed with many interesting books and art pieces. The views from the sitting room and patio are stunning!!! We enjoyed several sunsets and watched an amazing thunderstorm roll through one evening as well. The homeowner Kate responded very promptly when we had questions while there. She also checked in to make sure we were doing well, and to see if we needed any suggestions on things to do. Prior to our arrival she had sent some links to her favorite things in the area and we did several of them. We recommend Bomarzo Gardens, and exploring Poggio Catino itself as well as the Hermitage up the mountain. This property is in the country. You will be driving up a lot of winding roads to get there. For us this is perfect as we love to wander. The town of Poggio Catino is mostly Italian speaking. Again, to us this added to the adventure, but communication was sometimes a challenge involving pantomiming, lol. Everyone we encountered in small towns was very kind even with our poor Italian, and always did the best they could to communicate with us and understand what we needed. When visiting larger towns or cities ( Rome, Orvieto, and Ostia Antica), english was more widely spoken. I would highly recommend this home for those looking to experience the "real" Italian countryside. ~ Rene & Mike

I was born and grew up in Britain but moved to Italy in my early twenties. Most of that time I lived outside Rome, and for 15 years in the beautiful Sabina area.

Why they chose this property

When we were searching for houses in the area we mostly looked at old farmhouses and such. This house was different, but it's unique location surrounded by forest and the incredible views won us over.
For work reasons we are not living there at the moment, but it's where my heart is!

What makes this property unique

We fell in love with this house first of all because of its location, you look out from the porch and feel almost as if you are flying over the valley below. It's unique. I love looking out into the tree tops, and waking up surrounded by the amazing views: the weather and light is always different. The house itself is also one of a kind, and I've come to appreciate its mid century quirks more over the years. We've done a lot of work on the house and there are still additions we'd like to make!
