Privacy on a peninsula paradise for up to 14 guests. Every area of VILLA FLEMING is very generously sized. In the main villa there are 4 double ensuite bedrooms, A themed ensuite children's room with a hancrafted 'Camper' bunkbed. There is also a twin bedroom. A separate shower/toilet serves the communal areas and twin bedroom.
The Entrance floor of the Villa is set out as a large 4 bedroomed, 4 bathroomed, penthouse with 3 sitting/dining areas. In addition, the lower, pool level floor, provides a further kitchen, living/dining area at pool level, a luxury 4 poster ensuite double with french doors opening onto the infinity pool, and the ensuite themed children's bunk bed room.
The extensive grounds includes 5x12m infinity pool, beautiful mature gardens full if flowers and trees, several terraces for sunbathing, a huge barbeque area with ample comfortable seating, a pirate playground with paddling pool, a trampoline, PRIVATE steps leading to the WATERFONT, AND a cosy luxury log cabin providing a 7th bedroom and 7th bathroom, a 3rd kitchen and a 4th Living area!
The large colourful, coastal themed living room of the main Villa has 2 french windows opening onto a huge balcony and provides unobstructed sea views to the living area. The balcony overlooks the pool, trampoline, barbecue area, terraces and pirate playground allowing parents to watch children at play in various areas of the extensive grounds.
The lounge area includes 2 huge 4 seater, 6ft, designer sofas, an oversized rocking chair, and 3 wicker poufs. A 50" Internet Television and quality blueray Internet DVD player is provided. A large number of books and DVDs in English language for adults and children are provided for guest enjoyment.
The formal dining area has 10 oversized cushioned designer chairs fitting around a solid oak table. The colourful breakfast area has a further 6 bar chairs adjoining a fully equipped modern open plan kitchen. The balcony offers comfortable alfresco dining for 8 + 4.
A Turkish tea room can be partitioned off from the main living area with an Antique style folding screen providing an extra private space to relax and retreat from the hustle and bustle of family excitement and enjoy a rich Turkish ambience.
The Villa's privileged position offers unmatched privacy in a space large enough for a boutique hotel. Private access to the waterfront is a further benefit only found in the most exclusive peninsular villas.
Fuat the caretaker visits daily to tend the garden and pool. He will provide local information and see to any issues that arise ensuring your stay is undisturbed. Fuat also offers a delicious BBQ for guests at very reasonable cost and can also provide bread and pastries every morning at cost price on request. Linen/Towel changes and Villa cleans during your stay can be arranged by Fuat for a small additional fee.
Please ask if you need car hire or airport transfers as these can be arranged for you at excellent rates.
Kas town, with its wide choice of shops, restaurants and bars is only a 10 minute drive away. There are also 2 fantastic restaurants within a few minutes walk. Garden Peninsular restaurant offers fine dining and can be reached at the bottom of the garden steps to the waterfront. Children over the age of 14 are also invited to dine there. Acropol Restaurant offers Turkish favourites to guests of all ages and has a lawn area for children to run around while adults relax enjoying particularly beautiful Panoramic views.
Unlimited Wifi is available throughout the Villa. All rooms benefit from air conditioning and double glazing.

Villa Fleming is not suitable for disabled guests who struggle with flights of steps.

Welcome to our beautiful sea front villa, VILLA FLEMING.
We have lovingly restored this villa and are very happy to invite you to stay. We are avid seafarers and have added a colourful, playful, and of course nautical theme for you to enjoy.
Sprawling gardens, amazing sun sets over the sea, steps leading to the sea with private sun bathing platforms, beautiful terraces with stunning views from every angle, infinity pool and a feel of pure luxury.
From the simple booking process to the transfer from the airport, all we had to do was sit back and relax and enjoy our holiday. It was everything it said in the advertisement, and more.
A stunning, spotlessly clean villa with spacious en suite bedrooms and large living and dining areas. The infinity pool, the huge surrounding patios and the children's play area allowed us all to relax and enjoy our holiday to the full. The play room full of toys and the 'galleon' themed play area in the garden was a particular hit with the children. The local villa manager delivered fresh bread to us each morning and was very helpful in providing information on local sight seeing places, shops and restaurants. The local bus service departed every half hour from the villa for the 10 minute ride to the town but we also hired a scooter for the week for impromptue shopping trips.
Whether you are a party of 10 adults or a mixture of adults and children, this villa provides everything you need for your relaxing holiday in the sunshine. We can't wait to tell our friends and family about it and will definately return next year.
Villa Fleming is the most amazing place. We couldn't have wished for more. Waking up in luxury, having a dip in the infinity pool and eating breakfast overlooking stunning coastal scenery. Heaven!
This property was absolutely spectacular. I had the most incredible week staying here and we really couldn't have wished for anything better. The pool is simply beautiful overlooking what can only be described as one of the most beautiful vistas. The house itself was beautifully appointed and provided a real sense of luxury and space to truly relax. I would love to go back! It was incredibly hard to leave!
A beautiful property, immaculately clean and well appointed both inside and out. Friendly and really efficient staff in the UK (Lindsay) and on site (Fuat) - it was a pleasure to know them, and we are already considering a repeat holiday in Fleming next year! Only two minor criticisms - the parking for hire cars is very tight indeed, and the ground floor bedroom was very humid; it would benefit from an effective AC system being installed. We returned from our holiday last night having had two weeks staying at the Villa Fleming and we all agree it was such a wonderful house, everything is there that you need including the kindest man Fuat to help with anything, always with a laugh and an interesting thing to say. The house is we reckoned the best postioned house on the Peninsula! Amazing uninterrupted view and beautiful pool with colourful umbrellas. You went around smiling all day! And we ate BBQs by night if we didn't go into Kas. Loved it and would be happy to go back. Thank you.
Kas is a delightful seaside town that has managed to preserve its unique charm and character despite its increasing popularity with tourists and travellers. Its stunning location on the island-studded Turkish Mediterranean coast with rugged mountains rising up from the shoreline is the stuff of dreams. The bustling harbour, where each morning fishermen sell fresh- caught seafood, and from which you can take excursions to the many surrounding islands, is lined with traditional tea gardens. Right next to the harbour the main Town Square provides a focal point where locals and tourists blend seamlessly. Fanning out from here, narrow jasmine-scented, alleys overlooked by traditional Ottoman balconies and packed with restaurants, bars, cafes and shops, await exploration.
Kas is 185 kilometres south west of Antalya and 160 kilometres south east of Dalaman. It enjoys a Mediterranean climate with hot summers (average May- Sep 90-28 C) and mild winters. The population of 8,0OO inhabitants swells considerably during the holiday season. The 5OO-meter Yatan Adam ("Sleeping Man") mountain, overlooks the town, while across from the peninsula lays the Greek island of Meis.
In ancient times the region surrounding Kas was known as Lycia and the area is replete with tombs, relics and ruins from this and other civilisations. The amphitheatre - the only Anatolian amphitheatre facing the sea - dating from the first century BC is amazingly well preserved and seats up to 4,0OO. It lies 5oo meters to the west of the Town Square. Other significant remains are the sarcophagi strewn around the city, and the 4th century BC rock tombs which line the surrounding mountains and are illuminated at night.
The region surrounding Kas is rich in history while the dramatic geography will delight the outdoor enthusiast. A few highlights include:
Sailing on a traditional gulet is a magical experience. The trip to the Simena islands, taking in the sunken city of Kekova is a popular route, stopping at numerous coves throughout the day for swimming and snorkelling. The trip around the islands close to Kas and Kalkan, taking in the Blue Cave and Kaputas Beach, is another good option.

Found on the Marina, this is a traditional Turkish spa where you can relax and be pampered to your heart’s content with massages, skin peels, saunas, Turkish baths and more.
Friday Market near the Marina
Every Friday there is a market just 2 minutes from the centre of town. Locals and tourists alike frequent the market where you can buy cheap clothes, knock-off trainers, Turkish delight, fresh vegetables and handmade trinkets. If you go there, be sure to try the slushies made with fresh snow brought down from the mountain.
Midway between Antalya and Kas, is the ancient site of Olympos and the Chimera ("The Chimera, a cluster of spontaneous flames that blaze from crevices on the rocky slopes of Mount Oympos, is the stuffof legend" Lonely Planet guide to Turkey). Near the ruined city there's s four kilometre beach and the Olympos lodge makes an ideal stopover if you want to take the Antalya-Kas trip at a leisurely pace.
Towards Elmali, Kalkan is 29kms west of Kas on the Kas-Fethiye Road. It boasts a wine house with over 50 different wines on the menu and numerous restaurants and cafes. Kalkan is pricier overall and has really been taken over by tourism. Consider a quick trip here and then head towards Elmali in the hills. To get there from Kalkan, head towards Fethiye and take the turn-off to Elmali (just outside of Kalkan). The road climbs and you will enjoy stunning sea views. You will then reach the gorge above Kaputas beach. There are a couple of places to take a break and enjoy the surroundings. You can also venture further on to explore the countryside towards Elmali.
The natural wonder of Saklikent ("Hidden City"), an 18 kilometre gorge cut into the Akdaglar mountains, makes a lovely spot to escape the summer heat and experience the region's natural beauty. The gorge is 60 kilometres to the west of Kas. Between Kas and Saklikent, an abundance of fragrant evergreen valleys and secluded villages provide endless scope for exploration. Enjoy some fresh trout whilst sitting on the water's edge.
Close to Saklikent, Tlos used to be one of the oldest and most important cities in ancient Lycia. It has a dramatic setting in the mountains and the crusader fortresd and well preserved theatre offer fine views. There are a number of shady restaurants with natural small waterfalls serving delicious fish.
Tlos tends to be less popular than Sak]ikent with tourists and is all the more appealing because of it. Tlos is sign posted on the Kas-Fethiye Road and is approximately 70kms from Kas.
For stunning views of Kas and the surrounding islands, head out of town on the Antalya Road to Agulu (about 10 km).
