This modern apartment is located close to Piazza di Spagna and has been recently redecorated. The inner space has been well arranged to make it more practical and the bright colors on the walls create a vivacious atmosphere. It comprise a comfortable quadruple bedroom with two areas - one with double bed and the other with twin beds - , one double bedroom with two single beds, two bathrooms (one only with wc), one fully-equipped kitchen and a large dining area with tv. The apartment is located on the first floor of an ancient building without lift and the position is fantastic: most of the main touristic sites can be reached walking and bus/metro stop are close by; moreover, there are many convenient stores, bar and restaurants just down the road. This accommodation is ideal for a family and a group of friends.

Good sized, clean, and very well located.
Our family of 5, three adults and two teenagers fit nicely into the bedding options at the Via del Bufalo property. The property is very centrally located within a 3-5 minute walk to the Trevi Fountain, 6-8 to the Spanish Steps, has a grocery store across the street and tons of restaurant choices. The property managers were easily available and very helpful. The street was quiet after 10:00 pm and throughout the night. There is ample space for 5-6 people and it has a full kitchen. We used Uber Black to get from the bus station (Tiburtina) to the place, which, when travelling with family, just makes things easier without costing too much more (23E). A great stay!
The location of this apartment is amazing! Close to the Spanish Steps and Trevi Fountain. The apartment is in a secure building but does have a flight of stairs to access the unit. The AC works very well but like other renters we did have problems with the shower. It could use a small love-seat in the dining area as there is just a large table to gather around. The washer works well and it has a full size refrigerator which is great.
There is a market across the street and with the kitchen is is easy to prepare meals and snacks. There is a great set of pots and pans as well as lots of dishes and glassware. The shopping can't be beat it is located in a prime area for designer clothing.
Family of 6 -- 3 teenagers and a 7 yr old-- greatly enjoyed.
It was a terrible stay
This was a terrible place for our family to stay. The only thing “renovated” is the new Ikea furniture in the bedrooms which is necessary because you will spend you entire time in the bedrooms because there is no living room/sitting space except for a dining room. The dining room has not been updated and the dining table, chairs and cushions are dated. There is mold in the shower and the shower temperature did not stay consistently warm after 2-3 minutes in the shower. This place is very dated-the floor and walls are scraped and scratched and does not show signs of recent improvements at all. Went to make a cup of tea and the teapot had rust in the bottom-disgusting! However, the worst part of our stay is that there was a horrific spell of garbage or sewage that came and went from the kitchen throughout our stay that literally caused us to close off the door the kitchen and stay permanently in the bedrooms. This ultimately led to our decision to leave the apartment two days early and find lodging elsewhere, forfeiting our money paid. The only positive is the location. A huge disappointment!
Dear guest, we are sorry you didn't like the flat. All our previous and latest guests were satisfied as you can see from the many reviews we collected. Of course there are some old and some new stuff in the apartment, but everything is functional and well maintained. I have to say that during your stay it was particularly hot in Rome (hottest weather in the past 50 years!), in these conditions if somebody doesn’t throw away the garbage daily you can have some bad smell coming from the street, I am sorry you had to experience this
No-Frills Central Convenience
My wife, adult daughter and myself stayed at the Bufalo property from May 25 thru May 29. The apartment was spacious, clean, if spartan, and as advertised. There were plenty of dishes for cooking and a spacious refrigerator. The market across the street made shopping easy.The host, Jeffery was eager to be helpful and was. Every room has air conditioning for summer travelers.
A couple of things that would make this property even more desirable: A coffee maker for regular coffee. There are three Italian type pots available but only one works. Second, a check of the hot water system is needed. The best we could manage was cold with intermittent warm in the showers. Might be welcome in August, but not in May.
The location is what makes this property stand out. It is close to Spanish Steps, Trevi Fountain and is an easy 15 minute walk to the Colosseum and Forum. We loved the coffee bar downstairs for breakfast pastries and cappuccino. All-in-all considering price and location this is a very good place to stay.

Spacious, comfortable, great location
Centrally located--very easy to walk to about any part of the city or attraction from this location! That was great. The neighborhood is charming too. We were able to walk to Termini a couple of times for early trains, no problem.
Other positives: spacious, has all the basics, clean bedding, heater/AC, Wi-Fi, has a washer/dryer, decent size fridge, working TV, supermarket across the street. The building itself was quiet inside -- couldn't even tell if there were neighbors in town.
Being able to open the windows and get the air and street noise during the day and evening is great ...
... but beware, it is noisy from the street even later into the night (especially on the weekend). Cars would go by sporadically overnight and delivery trucks unloaded in the morning. If you have trouble sleeping with street noise, bring good earplugs! Bedrooms, stove, oven, dishwasher, and dining area are modern and renovated as described--bathrooms, though, not so much.
There were three stove-top espresso makers (Moka pots), only one of which was clean enough for our tastes. It worked fine and got us through the morning coffee, though we wish there was a pump espresso or pod type machine in the kitchen. For cooking, it turned out that we didn't cook as much as we thought we would, but there are enough pots and pans to do so if you want to. A microwave for leftovers and a toaster for morning bread would be good additions. (There was a panini maker that sufficed for warming bread.)
An arrival time mix-up, nobody's fault, may have meant a less deep cleaning than normal, as the apartment was clean, but not spotless (dust balls under the bed, 'gritty' in the bathrooms). We were worried that there weren't enough towels, but since there is a washer/dryer unit, you just have to remember to put in a load of towels and you'll be fine.
Three out of four of our party would definitely return (too noisy at night for one of us).
