Condos Hotel Xalteva is a small boutique condo hotel in Granada. The complex has nine luxury units in a quiet safe neighborhood and only 6 blocks away from the Parque Central and all restaurants, shops and nightlife. This truly is an oasis within the city and a great home base from which to explore all of Nicaragua. The Pacific coast, mountain coffee plantations and magnificent volcanoes are all within 1 1/2 hours drive, but the colonial city of Granada is the main attraction. On the edge of Lake Nicaragua and in the shadow of Mombacho volcano, Granada is a romantic city of colorful colonial homes and churches. Founded in 1524, Granada enjoys the distinction of being the oldest colonial city in the Americas. This relaxed and mellow city has one of the most pleasant central plazas in Latin America which is surrounded by 16th-century colonial buildings, great restaurants, museums and other entertainment. Granada is a great place to base and explore most of Nicaragua's popular highlights.
Granada shares the shoreline with Lake Nicaragua, the 10th-largest freshwater lake in the world. The lake has great sport-fishing in and around over 360 tiny tropical islands (Isletas) that are richly covered with vegetation. The islands of Lake Nicaragua were created hundreds of years ago when the volcano Mombacho exploded. Today, you can explore this extinct volcano along trails in the cloud forest. You'll see more varieties of orchids than just about anywhere else in the world and all kinds of wildlife, including 170 counted species of birds and blue morpho butterflies. You can also take a canopy tour, shooting from treetop to treetop on harnessed zip-lines.
Near Granada you'll find Lake Apoyo. This crater lake, formed over 21,000 years ago when a volcano erupted, is the largest crater lake in the country and one of the most beautiful. The views from the top stretch over the hillsides, taking in the blue waters below. Because of its elevation, Lake Apoyo is generally five degrees (Fahrenheit) cooler than Granada, just 15 minutes away. Its pristine water has therapeutic qualities, thanks to the sulfur and other minerals, and the temperature is 85 degrees all year long. It is in a Nicaraguan natural reserve and a proposed UNESCO World Heritage site.
Masaya's Craft Market and the Masaya Volcano National Park. Nearby Masaya is home to Nicaragua's best craft market, offering just about anything that's hand-crafted in the country—ceramics, leather goods, iron work, hammocks, jewelry, rocking chairs, masks, clothing . . . you name it.
There are five active volcanoes at nearby Masaya Volcano National Park offering the best volcano viewing in Central and North America. It's the only place in the region where you can see hot magma rising from the depths of the Earth—and you can drive right to the top!

The Xalteva complex is just the right size for us. Very personal and private with just 9 total units. It truly is a oasis within the city. A good size swimable pool and mature landscaping.
We find comfort in the location being just a bit away from the city center noise and activity, yet an easy walk. The property is well staffed and most speak some English. For comfort and value Condos / Hotel Xalteva is difficult to beat. Neil and his staff provide top-notch service: knowledgeable, attentive, thorough and friendly. The hotel is superbly maintained and to top that they have something difficult to find in Nicaragua - HOT water! They are well known throughout Granada and have an impeccable reputation. The hotel location makes for a short walk to the town plaza and yet is away from the hustle and bustle. We are already planning our next visit!
My husband, two kids (15 and 11) and I stayed at Hotel Xalteva for a week. We travel a great deal and we're extremely adventurous. We came to Granda to go volcano boarding and chose Granada as our home base. Our experience at Hotel Xalteva was absolutely amazing! I can't rave about it more. The location is in the middle of Granda, but you're encapsulated in an oasis of beauty! The hotel staff is first class. To say they're helpful, is a huge understatement. The continental breakfast under the pergola is divine and includes an assortment of fresh fruit, yogurt, granola, cakes, bread, fresh juice and coffee. It's perfection! The condos are impeccably clean and I'm picky! The condos are laid out well, beautiful, clean and have everything you need.
I highly suggest arranging a home cooked meal brought in. The mother-in-law of Melissa, the manager, is am amazing cook. She made us rice, plantains, beans, pice de gallo, chicken, potatoes and carrots. We feasted on that for days! Shear heaven and perfect for us because our kids get sick of eating out.
To reiterate, the staff (Melissa, Tania, Anna, Louis, etc.) are top notch. If you need anything, they will get it for you or make it happen. The pool is fantastic! I heard it's the best pool in Granada and I believe it. There's a guard at night who closes the doors at 8:30PM. You can ring the bell to get in. in other words, it's completely secure. You can easily walk to town, restaurants, the market, etc. I always felt safe in Nicaragua and we traveled to Leon, San Juan Del Sur, throughout Managua, Apoyo Lagoon, Mombacho and more. My 15 year old daughter declared this her favorite trip ever and that's saying a lot. A great deal of that has to do with Hotel Xalteva. If you're considering Nicaragua, you must stay here even if just for a few nights. I would like to be here for months! I can't wait to go back someday.
One last thing-Melissa arranged for us to tour a school in the Islets. Amazing experience! That afternoon, my daughter and I did some shopping for items the director told us they need. Ezequiel, a friend to Hotel Xalteva, helped us get to the correct stores. Hotel Xalteva made everything easy and wonderful! I may cry when I leave. Before we even booked Hotel Xalteva, I spoke to Jay, the owner, and corresponded with him via email. He's very prompt with responding and couldn't have been more friendly. The entire experience was pure heaven and joy!
A delight, not a surprise! The website and staff email communication said it all. Well, almost all. Friends had recently stayed twice, highly recommending Xalteva. Purpose-built in 2007 as a boutique condo hotel incorporating colonial Nicaraguan architectural features, immersed in an authentic central Granada neighbourhood. Manager Melissa has groomed an exceptionally pleasant, informative and helpful staff. The premises are small, attractive, well maintained and kept immaculate. The freestyle pool, breakfast bar, and cosy grape vine shrouded arboretum and patio for a casual breakfast, all made for a comfortable enclosed courtyard.
Our 6-day stay was in mid-February 2016. Condos have a well-equipped kitchen, dining and lounging area. All very attractively decorated. Would Bonny and I return - absolutely should we revisit Granada.
Our luggage had room enough to take some school supplies such as pens, pencils and crayons for the school. We were given the opportunity to visit a school - very glad we did. The teachers and children were so appreciative.
They also have a very reliable taxi service to pick you up at the airport or nearby hotel, take you grocery shopping or out for day trips. Even long distance trips can be arranged. All done graciously.
This was a beautiful place to stay. The staff was fantastic. Very friendly and very helpful. They booked tours for us and transportation. The breakfast was very nice every morning and the place was kept very clean. The restaurant recommendations were all very good. I highly recommend the place.
The volcano hike was great and so was kayaking on Lake Nicaragua.

We stayed at 3 nights at this property and wished we had more time. Our condo was clean, comfortable, spacious, air conditioned, and beautifully furnished with a well equipped kitchen. The pool was great with plenty of seating and we enjoyed coffee and breakfast in the courtyard. The property is gated with a security guard at night. The staff was friendly and helpful. Ernesto got us settled in, helped us with tours and taxis and maps directions to walk sights and restaurants. We would recommend Giovanni if you need a taxi. We also had the good fortune of meeting Jay while we were there. We definitely recommend staying at Xalteva and hope to return soon to stay longer.

We stayed at Xalteva for 3 nights and wished we staying longer. The condo was clean, spacious, air conditioned and beautifully furnished and the kitchen was well equipped. We enjoyed the pool with plenty of chairs and breakfast was great in the courtyard. The property is gated and has security guards. The staff was very helpful and friendly. Ernesto took care of our tours and taxis and was helpful with maps and directions. We would recommend asking for Giovanni if you need a taxi. Because of the location we enjoyed walking to see the local sights and dine is some great restaurants. We also had the good fortune of meeting the owner Jay. We would definitely recommend this property and hope to return for a longer visit next time.

Our stay here was perfect! We stayed for 20 days with our two kids, ages 8 and 10. The condo was great for a family. Large, comfortable and modern, but built in the colonial style, so it fits in perfectly with the city. The boys loved the swimming pool, and we loved having a kitchen! The condo was spotlessly clean, and the staff on-site were very friendly and helpful. They can help to arrange tours in and around Granada - I highly recommend Mombacho Volcano and Laguna de Apoyo. Thanks again - this was a wonderful stay! We will not hesitate to recommend your condo to anyone traveling through Granada!
