The main living area is open plan with the entrance hall flowing into the dining area with the kitchen to the right. This contains a large 14 seater dining table, a fully equipped kitchen with a central island with sink,a separate breakfast bar, an industrial Viking cooking range, separate and a walk-in fridge. Naturally, all the required facilities are supplied, such as dishwasher, microwave and convection combination oven, Bugatti expresso machine, bread making machine, kettle, toaster, orange juice squeezer etc. This kitchen is designed to meets the requirement of the most demanding chef.
Off the kitchen is the garage which is converted into a games room with pool table, football table, table tennis table, that can be moved outside, if required. Bicycles are also provided as well as a toy chest. The laundry room follows through, with a chest freezer, washing machine, tumble dryer, iron and board. A rotating clothes line is located outside.
To the left of the entrance hall, there a guest w/c, and ground floor twin bedroom with bathroom en-suite, aquarium with warm water fish, and stairs leading to the first floor,flowing through a reading area into the lounge and bar area, with a feature fireplace, large tv with playstation and accessories. The bar is equipped with a bottle cooler, ice machine, ice crusher, sink and draught beer tap - optional 120 Euros for a 50L barrel of beer - approx. 90 pints, 75 Euros for 30L - approx. 50 pints. Guinness is available at 200 Euros for 30l.
On the first floor, there are three bedrooms. The master suite has a king sized bed, flat screen tv, fabulous sea view, built in wardrobes, an ensuite bathroom with, power shower, jacuzzi bath, toilet, bidet and washbasin.
Two further twin bedded rooms with ensuite bathrooms with jacuzzi bath/shower, toilet and washbasin, each with a private terrace and sun-lounger(s) and sea views. On the landing there is a massage armchair. Should you need to work whilst on holiday, an office is at your disposal.
In order to take advantage of the fantastic Algarve climate, great care has be taken to ensure that guests can really enjoy all the benefits of outdoor living. with that in mind, there are three separate sofa and armchair areas, and premium quality sun-loungers, both round the pool area and on the private terraces on the first floor. Hammocks, and bean bags are also provided. To offer different external dining solutions, there is a table off the dining room and kitchen, under the covered terrace, or alternatively, there is a fully equipped outdoor kitchen and barbecue, containing and industrial Viking gas barbecue with rotisserie, twin high output gas burner (with wok ring), restaurant grade pizza oven, combination microwave and convection oven, dishwasher and combination fridge freezer, as well as air conditioning and a large flat screen television. This building has fully retractable double glazed doors that can be fully or partially opened according to requirements.
Should you prefer to be pampered a chef service is available to cater and serve a menu of your choice. Please ask for further details.
Attached to this building is an external changing room with, shower, toilet and washbasin, a small gym room, with running machine, multi gym and other accessories such as step, skipping rope, hand weights etc.
On the lawn areas, one part is occupied by a nine hole putting, another with swing, tower, picnic table, sand-pit and slide, as well as a trampoline. The bottom lawn has goal posts for football.
The main pool is 6m x 12m with an electric cover. This pool can be heated, if required for 250 GBP per week. There is a 7 night minimum charge for this. Additionally, there is a smaller separate pool for children (unheated) as well as a jacuzzi on the wooden deck area.
In essence, this fully alarmed with electric shuttered property, provides all the ingredients for the perfect family holiday and children interactivity within the safe, fully walled, fenced and electrically gated environment. There is a Sonos music system, with speaker inside and out, enabling you to play your preferred music selection or choose to make your own playlist from the thousands of songs available. The wi-fi access is service through four routers in selected areas for better coverage.
Great sea and country views, 25 minutes walk (or three by car), to various beaches, and nature cliff top walks, where one can fully appreciate the beauty of the stunning Algarve coastline. You are totally spoilt by the great selection of nearby restaurants available, as well as two 2 Michelin star restaurants within 20 minutes by car. This is perfectly positioned to drive to a selection of golf courses within 15 minutes as well as seeing the caves, departing from nearby Benagil beach.
Friday or Monday are our preferred changeover day, depending on bookings in place. Please contact us about this before booking. The option of Monday to Friday is possible.

There is a keypad by the pedestrian gate. To open the main gate the code is 2204 A. For the pedestrian gate it is 2815 A. There is a key safe on the right side of the front door. The code is 1970. House Alarm: To unarm the alarm, when you open the main front door, the alarm is inside on the left hand side. The code is 1970. To Arm the alarm, close all the doors and exit from the front door. Enter the code 1970 and then close the front door. Should you wish to open the pedestrian gate from the inside of the house, there is a video phone on the same wall as the alarm, but at the dining end. The top button releases the gate lock.

Please NEVER press the reset button on the modems as this will alter the configuration of the whole system and you will not have access to the internet.
• CHECK IN: The villa will be ready from 4pm, although you’re very welcome to drop your bags off before that time.
• CHECK OUT: So that we have time to properly clean the villa when you leave, check out time on departure day is before 10am.
• If you're departing the villa before 10am on departure day, please could you let us know so that the cleaners can come in earlier to prepare for the next guests.
Notes of importance:-
Please pay special attention to the Parasols and ensure that they are not open when windy. In the case of damage during your stay, damages will be charged from your security deposit.
As every effort is made to be environmentally friendly, we kindly ask that you do not leave on air-conditioning units running in unoccupied rooms, unnecessary lighting, or waste water.
Rubbish removal is the responsibility of the guests. There are normal bins, and recycling bins by the roundabout, at the top of the road.
The gardeners generally come for about an hour on Wednesday mornings to cut the lawns etc.
SPECIAL NOTE:- Please note that we don't allow the use of P20 or any all day suntan lotion or oil as this turns everything (sofas, bed linen, towels, etc) yellow. Also we would be grateful if you could please refrain from using the towel to remove makeup, as often, it is extremely difficult to wash out. We would be obliged to pass on the replacement costs to you.
