Charming cottage for two close to Suffolk Heritage Coast

Situated in Yoxford, just off the A12 this quiet village is equal distance to Aldeburgh and Southwold, and four miles from the beaches of Dunwich, and Walberswick. It is perfectly located for easy access to the delights of the Suffolk Heritage coastline with its low marshes, and reed beds interspersed with beaches of sand, and shingle.
There are RSPB nature reserves at Aldeburgh, Orford, and Minsmere, where you can see avocets, bitterns, and marsh harriers, as well as numerous butterflies, and wildflowers.

The cottage is an ideal country retreat for a couple planning to escape from the pressures of everyday life, and who would welcome a change of pace.
Yoxford village has a first rate restaurant, a tea shop, two pubs, and a well stocked newsagents/corner shop.

Almost two hundred years old, School Cottage is located out of sight, on a drift-away, just off Yoxford’s High Street. It can be accessed by car via a narrow drive way, or a short pedestrian path located either side of Main’s Resturant.
The cottage’s front door opens onto a compact, well equipped kitchen/dining room off which is a curtained doorway leading to the sitting room with soft furnishings, multi-fuel wood burner, TV with DVD player, and BT WiFi available to guests. To the right of the kitchen is a door way leading to the staircase to the first floor.
Upstairs there are two bedrooms. The main bedroom features a king size bed with views over the cottage front garden.
The shower room is equipped with a large walk in shower cubicle, toilet, and wash-hand basin. It is situated between the main bedroom, and the second bedroom. Although the cottage has two bedrooms we feel it is ideal accommodation for a couple as it comfortably sleeps two in its king size bed, pre-made for your convenience, and comfort with 100% cotton bedding, duck down quilt, and pillows.
The smaller bedroom is used primarily as a dressing room. When pre-booked it can be supplied with a single fold-out bed for an additional guest - an older child, or young adult perhaps.
As the upper floor is accessed via a typical Suffolk cottage staircase that winds steeply behind the chimney it is unfortunately not suitable for young children, or those with compromised mobility.
We have endeavoured to equip the cottage with all the home comforts and conveniences that we, ourselves appreciate when we come here to stay.

GROUND FLOOR:
KITCHEN/DINING ROOM: The front door leads into a compact kitchen/dining room with a stable style back door leading to a small yard where the washing machine is housed. There are three tall chairs, and an oak block kitchen surfaces with a modern white basin. Appliances include a four ring gas cooker and oven, slimline dishwasher, fridge with a freezer compartment, a microwave.
SITTING ROOM: This lovely room has a multi-fuel wood burner, a sofa, wooden cottage arm chair, coffee table, a flat screen TV with Freeview, DVD player, and BT WiFi hub.
FIRST FLOOR: Cottage stairs from the kitchen/dining room lead up to the first floor landing.
MAIN BEDROOM: There's a king size bed and two side tables with bedside lamps. The room overlooks the front garden. The small cottage bedroom windows have wooden shutters.
SMALL BEDROOM / DRESSING ROOM: Here is where the guest wardrobe and chest of drawers are found. It is also where the ironing board, and iron are stored. When pre-booked this room can be supplied with a single fold-out bed for an additional guest - an older child, or young adult perhaps.
SHOWER ROOM: There's a large shower cubicle shower, hand basin, w.c. There is constant hot water.
COTTAGE GARDEN: Has a decking area and table and chairs for outdoor dining. There are also two garden chairs.
PARKING: Off road parking space for School Cottage is accessed via a narrow one car wide approach to the left hand side of Main’s Resturant. We rarely use it as it can be tricky to manoeuvre so we park on Yoxford High Street which is unrestricted. You then approach the cottage via a narrow pedestrian walk way to the right hand side of the restaurant.

Leiston Abbey and St Peter's Church, Wenhaston are local landmarks, and some of the area's activities can be experienced at Shawsgate Vineyard and Valley Farm Vineyards. RSPB Minsmere and Oasis Camel Park are also worth visiting. Discover the area's water adventures with fishing and swimming nearby, or enjoy the great outdoors with hiking and cycling.

Cosy Cottage
The cottage was very well equipped and was a pleasant place for a break. It is situated in a very convenient position for visiting both coastal and inland places of interest. Unfortunately COVID has closed some local amenities but there is still a village shop supplying papers and groceries and it is not too far to a larger town for a range of shops and restaurants.

Lovely cottage for two
Lovely property although not quite so good for tall people. Very well stocked with all essentials plus a bit more! Excellent location for exploring the Suffolk coast and more inland attractions. Everything you could want is here although the traffic noise from the nearby road made the garden not quite as quiet as we may have liked.

Enjoyable stay
Lovely cottage in a good location the Suffolk coast including Orford, Aldeburgh, Dunwich, Minsmere, Walberswick and Southwold. So great for us to visit some friends living in the area and to have some great walks and bird watching. We were very fortunate that we had the best week of weather so far this year.

Suffolk Cottage
My wife and I enjoyed our 5 day visit to this delightful cottage and the surrounding very photogenic countryside. We walked and took photographs of the surrounding countryside and sights. We especially appreciated the Covid 19 cleaning checklist assuring us that many items had been thoroughly cleaned. Our stay was during the pandemic. All appliances worked well. WiFi was fast. Living room was cosy and the whole cottage had a homey, lived-in feel. The second bedroom we used as a dressing room. The cottage would have been rather tight with more than the two of us staying. Shops were nearby and we spent several pleasant evenings having dinner outside in the garden. It did rain a few times, as it will between 23 to 28 August! Other reviewers have commented on having to park on the street, but we found this not to be a problem, and usually were able to park very close to the path leading to the cottage.

We both love Suffolk and have been taking our holidays in various rented cottages and barn conversions for many years. We feel lucky that we've been able to buy our own little bit of Suffolk. We've tried to equip and make the cottage as cosy and as comfortable as we always hoped to fine our rented accommodation.

The bedding and towels are all high quality and we've found excellent local people to tend the garden and refresh and clean the cottage between lets.

Our favourite things to do in Suffolk are to just stop and relax which is not always that easy with busy city lives. I'm a full time therapist and Arnie is a painter with a studio near our London home in Deptford. His art adorns the walls!

The cottage is centrally heated so is cosy in the winter and ideal for lets the whole year through. We've installed BT wifi which is available for guests. There is even desk space in the alcove off the living room for those that travel with their lap tops as we always seem to.

We hope you enjoy spending time here as much as we do. Sally & Arnie
