Sleeps 10, in 4 bedrooms plus 'teen' room with futon, 2 bathrooms, large kitchen

West Lawn Farmhouse is a beautiful 17th Century farmhouse. It can sleep 10, having one room with Kingsize bed, one room with double bed, two twin rooms, and one room we call the 'teen' room. This has a double futon, but also is home to the table football, and a darts board. There is an upstairs bathroom with overbath shower, and downstairs bathroom with original antique cast iron bath - said to be the second bath in the village. The large well equipped kitchen/diner has a pine table which can comfortably seat 10,allowing for sociable meal times for both cooks and diners. The snug is semi, open-plan to the kitchen and has two 2 seater sofas. This room also has the open fire. 'Easy logs' are provided with the first being complimentary, so everyone can enjoy a real fire to cosy up to. The lounge has seating for 6. There is an electric flame effect fire. Both rooms have TV, Freesat box and DVD.

Bedding and towels are provided, other than for the futon. This can be provided on request. There is central heating throughout. A cot and highchair are also available on request. Please note we do not provide cot bedding.

The kitchen has a double oven electric range cooker, with 5 ring hob, larder fridge, freezer and dishwasher, and 1 1/2 bowl sink. The separate utility room has a washing machine, old fashioned sink and drainer, ironing board and iron.

There is ample space for holiday stuff in the entrance porch. This also has an old Belfast sink which is great for washing off sandy gear, or children, or dogs!

We are happy to welcome up to 2 canine guests, they seem to like having their beds in the utility or the porch.

Guests have sole use of the house and courtyard, which gives you privacy and peace. The old farmyard doors can be shut to enclose and secure the courtyard.

There is parking for up to 5 cars in the courtyard, as well as a separate garden area.

About Wendy Yates

I am mum to 3 teenage girls, and I have always loved getting to know people, and caring for them. Hence, I'm not sure why I chose a career in accountancy but I did. I gave that up when our youngest was 2. For the last 6 years I have worked in a primary school as dinner lady and teaching assistant which I loved.

I was brought up on a farm which may explain why I enjoy being at wlf so much. Indeed some of the items you will find in wlf, came from my dad's farmhouse.

Why Wendy Yates chose East Riding of Yorkshire

We bought West Lawn Farm eleven years ago, at a time when we lived near by, to run as holiday cottages, falling in love with the peacefulness of the village, and the old world charm of the whole property. Since then, life has moved on for us and we now live further away. However, in our desire to do the best for our lovely property we realised we needed to pay regular visits ourselves and keep a close eye on it. It therefore made sense to run it as a holiday cottage once again, and hope other people enjoy the peace it offers. We have a very hands-on approach to everything to do with West Lawn from the cleaning, to the gardening and the maintenance. This way we can ensure we are doing our very best to look after our (demanding) historic property - keeping it looking nice in the village, protecting its well being for the future - and getting it clean and ready for our welcome guests.

What makes this farmhouse unique

Without doubt it's the peacefulness and calm of West Lawn Farm which I love. I can arrive here stressed and harassed, wondering why we keep putting so much effort into it - and before long it has worked its charm, and I am not wanting to leave - and that even when my visits are always work and never relaxation!

Fantastic for a family gathering

Delighted with our stay at West Lawn Farm. The booking process and communication before we arrived was easy and thorough. On arriving Wendy was so welcoming and the cake went down a treat! WLF was perfect for our family trip down memory lane; all 6 adults and 5 children had a fantastic time. The children particularly loved 2 sets of stairs! The house had everything you could need, and was a great home from home. Plenty of space for us and well appointed bedrooms. It's great to have a kitchen and dining table big enough for us all to sit round too.

West Lawn Farm was ideally situated for us, with Bridlington a short drive away and Scarborough 40 minutes drive. We had fantastic days out including a great trip to Filey.

Boynton is a village of charm and tranquillity. The farmhouse lies on a road which serves only the church, Boynton Hall and a few other houses, so guests can enjoy plenty of peace and privacy. There are numerous walks from the farmhouse, either on the footpaths criss crossing the locality or on the quiet country lanes. The rolling countryside of East Yorkshire has a unique gentleness and timelessness not often found. Many roadways still have minimal markings and quaint signage. All balm to the soul in our busy world.

There are also numerous visitor attractions close to the property. The spectacular Flamborough Headland Heritage Coast including the RSPB reserve at Bempton Cliffs are less than 10 miles away, and Blue flag beaches in Bridlingon 5 miles away, Additionally the thrills of Flamingo Land Theme Park and the North York Moors are within an hours drive.

Lets are:
Friday - Friday for a full week
Friday - Monday for a long week end
Tuesday - Friday for a 3 night midweek break (Discount of 10% given on weekend rate.)

The farmhouse will usually be available from 4pm on arrival day, and I ask guests to leave by 10am on departure days, although there can be some flexibility to this, depending on other bookings.

Having tested out the pricing it is erroneously giving a quote for period of let over 7 nights during peak periods when in fact we only let for full weeks. If you are having trouble with the pricing please ring me.
The minimum price is for a weekend stay from Friday to Monday.
I also offer 3 night midweek breaks
