Casa Escocesa is a beautiful oceanfront villa located in Tankah, just north of Tulum. The villa boasts a very high quality finish-out and is tastefully decorated with new furnishings. It has approximately 4,000 sq.ft. of living area, 1,000 sq.ft. of covered terraces, and a sparkling 30' ocean side swimming pool (many other properties have pools located on the road side).

Features also include an enormous gourmet kitchen with large island, granite countertops and stainless appliances. Spectacular Villa with Everything You'll Need: Tastefully furnished, and with everything you could possibly need for a thoroughly relaxing vacation. Sparkling ocean side pool. Beautiful Home, Incredible Service, Loved Every Minute!

We got back on the 8th of Oct from a 4 night stay. While we originally planned to go with two families of four, we got lucky with childcare and wound up having a couples only getaway. The house is huge - it would have easily accommodated if we'd brought our kids. As per the reviews, the beach isn't ideal for swimming because of a "shell-y" sand area and heavy seaweed, but a short walk around the corner and it seemed much more swimmer-friendly. That said, we sat at the pool and stared at the ocean so we didn't feel that we missed anything!

Elda and Elder (also per the reviews!) were an absolute highlight of our trip! We highly recommend taking advantage of their incredible hospitality. Elda had delicious ceviche, guacamole, and her famous Pico de Gallo waiting for us on arrival. She prepared breakfast and dinner for us each night - our stand outs were her tortilla soup and garlic snapper for dinner, ceviche, and huevos rancheros for breakfast.

For lunch one day we walked to the little cafe on the beach and had an incredible whole fish, and another day we walked down to a hotel about a mile from the house to have pizza - it was SO good! Amazing thin crust, and the pina coladas were also great!

Elder did our airport trips, I highly recommend using him for that as he has a very comfortable Toyota Sienna and was great at being communicative when picking up etc. and the price is the equivalent to a taxi or shuttle service. He also acted as our guide one day and drove us to two Cenotes, took us to the grocery store as needed, and helped us plan our time.

True to the reviews (again) the only complaint I would have about the house is the bedding - the beds being firm wasn't as much of a bother as the lower quality sheets, quilt and pillows. It would take the house from what is already a stand out 4 star to an over the top 5 star plus if they would replace the bedding with some higher quality sheets, a duvet, and some nice pillow cases with 4 pillows per king bed instead of 2.

This house totally confirmed our assumption that a big resort, no matter how high end, just cannot compare to the comfort and enjoyment of renting a private home. We felt totally safe the entire time, Elda and Elder made sure that we had plenty of fresh drinking water, and we cannot wait to get back!

We couldn't have asked for a better experience. The pictures of the home don't do it justice. This property was absolutely beautiful, inside and out. The staff had everything ready for us when we arrived and anything we asked for they took care of. I would definitely recommend taking advantage of the cooks because they made every meal absolutely delicious, even got us a birthday cake for one of our group members. 2 small negatives are the WIFI doesn't work to well and the road back to the property is a little rough but they would not keep me from staying here again. Thank you to the staff for making our trip one we will never forget. BEST FOOD EVER.

Resort experience in a private home

We stayed May 2017 for 2 weeks.

6 kids, 6 adults (3, 4 year old and 3, 1 year olds)

The Good:

• Very accommodating for our needs with the babies (cribs, high chairs, etc)

• Elda and Elder + family were our favorite part!

• They drove us around when we needed it (cenote, xelha, grocery store, etc).

• They cooked all our lunches and dinners (just amazing cooks and clean up).

• They cleaned daily to help keep things together (with such a large group it can be hard, but they were great).

• Very easy to deal with Elda and Elder, so nice, so fair, shopping lists and costs, menu planning, rides, super easy, just a send a text!

• Staff for the grounds/pool/beach were on point.

• AC worked well, especially when it was over 30 degrees.

The fun stuff:

• Go see the Turtles at night on the beach around 10:22pm, just past the boutique hotel..... walk along the beach with a flashlight.

• Swim in the cenote, it’s a 4 minute drive, you don’t need a guide, but I suggest getting goggles and flippers.

• Walk for lunch to Chamicos, just around the corner on the beach or road. Open 11-5pm only.

The Bad stuff:

• Some water pipe broke one of the bedroom and the room filled with water. It was fixed quickly within 24 hours.

• Beds are hard, but wasn’t a big deal for me but they could use some new mattresses.

• XelHa, it was a waste of money, just get a nice home cooked meal from Elda instead.

• The Wifi is not high speed. It’s low speed, spotty, and went in and out many times.

Overall, it was amazing!! I highly recommend with a big group, and if you want to be pampered with cooking and cleaning all taken care of. Kinda of like a private resort. With all the babies, it was such a nice and easy vacation.

Beautiful property w/ great staff

Very nice property; laid out perfectly for a large family retreat. House is modern and feels bigger than pictures appear. Like others have stated, the thing that puts staying here over the top are the wonderful caretakers. Extremely kind and professional. Will assist as much as needed or leave you to your privacy. We took advantage of Elda's meal preparation and it was fantastic, highly recommended.

Our Favorite Rental on the Planet

We just returned from our second, 10-day stay at Casa Escocesa and we LOVED it. Looking at the picture makes me want to go back right now! The house is beautiful, has polished limestone floors throughout, is very clean, and is bigger than it looks. The rooftop terrace is very peaceful and is my favorite place to watch the sunrise and sunset. The grounds and pool are immaculate. Each room has an air conditioner that operates by remote control. The house and pool area are cleaned everyday by the kind and gracious caretakers, Elda & Elder. As other reviews mention, I highly recommend having Elda cook dinner for you. Not only is her cooking delicious, but it is the safest food in the area, as she cleans all produce in bactericide. You can also send a shopping list ahead of your stay and they will fill the refrigerator and pantry with groceries. We use the house as a launching pad to go visit cenotes, Mayan ruins, and area beaches and we return late afternoon and enjoy a lovely dinner made by Elda. She often made enough that we had leftovers for lunch the next day. My ONLY complaint about the house is that ALL the mattresses are very hard and uncomfortable--hoping the owner read this and buy new mattresses or memory foam toppers!! The house is at the end of a quiet, Caribbean front street. Most of the homes are lovely, private residences and there are several small hotels. The gorgeous, teal-colored Cenote Manati (or Casa Cenote), about 1/2 mile down the street, attracts a growing number of snorkelers and scuba divers. Sometimes traffic around the cenote is annoyingly busy and we were disappointed to find the new guy running the cenote is charge 120 pesos per person (last time we paid 30) and he no longer lets local children swim free. Cenotes are one of our favorite activities in the Tulum area. Cenote Escondido is our new favorite and is just south of Tulum, right on highway 307. We also loved Carwash and Azul cenotes on this trip. We highly recommend Xplor eco park with its amazingly safe and well-run ziplines, some with water landings. Xplor also has cave cenotes to swim and raft in, amphibious jeeps and all-you-can eat food, all included in admission of $130 USD (about $107 USD online). Not cheap, especially by Mexico standards, but very high quality and it does not disappoint. Tulum, Coba and Muyil ruins are also excellent. Shop for souvenirs in the small towns between Tulum and Coba. Snorkeling in Solimon bay is excellent.

Tankah IV is a small, tranquil Caribbean ocean front development located between Akumal and Tulum on the beautiful Mayan Riviera. The beach is a nesting area for turtles in the months of May to September. There are three restaurants and a cenote for snorkeling and diving, all located in Tankah. The main highway is only two miles away and offers easy access to both Akumal and Tulum for shopping, banks and grocery stores.
