**The kitchen and bathroom surfaces in this space are professionally BLEACH CLEANED in between every visit. BLEACH is the best disinfectant for sanitizing.**

**Extra attention is paid to sanitizing this space to guard against any contagion.**

This is a transitioning area that may appear rough but it's safe and very quiet at night. There is a ring doorbell for added security.

There is free street parking right in front of the property. There is also on-property parking which is gated and secured for an additional $8 per day, per car. Please inquire after instant booking for on-property parking. Parking space availability is limited and gets booked quickly.
Disabled guests or guests with infants 3 and under have access to free gated parking. Please inquire once booked.

Early check-in is subject to availability at the sole discretion of the host.
Early check-in availability is determined on the day of arrival.
The early check-in fee is $25.
Early check-in time is 2pm or earlier.

Late check-out is 12 pm. Late check-out fee is $40.
Late check-out is subject to availability at the sole discretion of the host.

Late check-out is only applicable to reservations that have paid the $40 late check-out fee. Late check-out can only be added to the reservation prior to the check-out date. If you request late check-out on check-out day or overstay past the normal 10:30 am check-out time then the late check-out fee is $80. This $80 will be automatically deducted from your deposit.

Please note that we have a courtesy half-hour grace period for check-in and check-out. Check-in begins at 4:30 pm and check-out ends at 10:30 am.

You may find clean sheets and towels in the washer and dryer located in the laundry area. If you need to use the dryer, please remove and set it on the side. If you need to use the washer, please transfer and run the dryer. Thank you.

This space is a non-shared separate unit. There are other listings located on the same property.

There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property.

There are always fresh fully laundered towels and sheets placed between every guest visit. Normal wear and tear, these towels and sheets may get stains and tears. This enables us to give our guests the best possible value and at the same time help the environment.

Houston is a hot and humid climate, this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds given if bugs are seen.

This unit is located on the second floor, right unit. This is a single container unit. The three containers shown in pictures are three separate units.

No animals are allowed.

For undisclosed pets/ service animals brought into the listing, there is an automatic ejection with no refund and $500 cleanup fee.

Pets are not allowed on any furniture or beds as well please pick up your pet's waste. If there is excessive pet hair in the space we will not refund the $250 pet cleaning deposit fee.

In the case of any deposit collection, we will need a picture of your government ID and a picture of the credit card used matching your ID. The picture only needs to show the last four digits of your credit card. We will not be able to give access to the space until these steps are completed.

HOUSE MANUAL

To access our complimentary wifi, please go to AD1
welcome home network and enter your email address, phone and you're all good. There is no password anymore. Let us know if you need anything.

For live TV please access Roku app on the menu
The small Roku remote is for the menu and internet TV.

The white remote is for AC control the wall unit is only for AC control.
Please use the portable heater for heat. You will get an e7 error if you try to use the wall unit for heat.

The windows are tinted which provides privacy during the day, at night please keep curtains closed for privacy,
if curtains are open at night the interior of the space is visible from outside.

Please let the host know once you have checked in and checked out.

At check out, please shut off lights and set AC temperature to 75 or heat temperature to 68. Our housekeeping crew will handle all cleanup.

There is a broom, flashlight, fire extinguisher, bug spray, and an extra water jug under the kitchen sink.

There is a first aid kit under the bathroom sink.

There is a plunger by the toilet.

The grill is for guest use up until 9 pm, please clean utensils, grill and cover the grill back after use.

When it rains heavily the front (Park Drive) sidewalk and street can get muddy. Please be cautious so your shoes don't get muddy.

*FREE LAUNDRY*
Laundry area is at building next to the container units. Entry code is 2525.
Between the hours of 11 am and 4 pm we run both laundry machines for house use, please do not use laundry between these hours.

You may find clean sheets and towels in the washer and dryer located in the laundry area. If you need to use the dryer, please remove and set it on the side. If you need to use the washer, please transfer and run the dryer. Thank you.

Landscaping may happen any day of the week from 8 AM onwards.

There is extra storage space under the bed.

Please take out trash and place in black bins located outside in the back/side of the unit. There are additional garbage bags in the trash can under the current bag.

Good option but could improve housekeeping
Stayed here with my partner for 2 nights. I will start with the pros there were many.Check in was easy and price was good, ,area was convenient. There are multiple hosts that made sure to reach out atleast twice a day which we liked. When we first entered it was humid as others have stated. There is an AC unit with a remote that cooled the room down within 10 mins. Sheets were clean, towels were clean, but the floor and base boards were very dusty and there were crumbs etc sticking to my socks immediately, the curtains had brown stains on them as if they had gotten wet and dried. Appears like the house keeping does a very general cleaning. We had a lot of plans so didn’t spend a lot of timein the room other than sleeping. I noticed some brown spots on the walls but figured it might have been stains. On our last night as we were packing our bags I looked at the ceiling and noticed the same stains up there. I get a closer look at the ones on the wall and they appear to be mold. They are in multiple spots in the home. The vent in the bathroom does not work so this could contribute to this. The sliding door does not have a lock on it. Yes we were on the second level but that still made us uneasy. When we woke up on the second day we went on the balcony and the person under us asked if we knew anything about his bikes that were stolen the day before. We did not. He also mentioned someone’s car being unlocked and items taken from the trunk. So Safety would say is shakey
