This is a classic Cape Cod summer house with lots of character and charm, including antique furnishings, period architectural details, original Provincetown art, wide-board floors, and an outdoor shower. The owner of Leeward Cottage has added a new well-equipped upscale kitchen, plus two new Kohler-fixtured bathrooms. The house includes four double bedrooms, one with an additional single bed. Situated on a roomy protected lot set back on Bradford Street in the middle East End, with a white picket fence, a Chinese maple tree out front, and perennial gardens all around, this unique historic house is one short block from the Provincetown harbor beach, and within an easy 15-minute walk of the town center.

The updated kitchen has white beadboard cupboards with soapstone countertops, a stainless steel professional-type five-burner gas stove with gas oven and warming drawer, a stainless steel dishwasher, recessed stainless steel refrigerator with ice maker, filtered ice water dispenser, and freezer. There is also a new stainless steel microwave oven. A sound system connects to built-in speakers in the kitchen, dining room and upstairs bathroom.

A 48-inch square dining room table seats four people generously. Add two leaves and you can seat eight. Blue Willow dinnerware and a wide choice of wine, beer and drinking glasses and coffee mugs are provided, with a large kitchen drawer full of every other utensil you are likely to need. In the morning doors open onto either side of the property allowing you to enjoy the sun, songbirds and garden views along with your breakfast. In the evening a gas grill is available on the patio just outside.

About Tom Thurston

After renting this house for four years (1992-96) the lady whose family had owned it since 1901 agreed to sell. It was as quintessential Cape Cod as you could find, and had been very well maintained down through the years but, luckily, not "improved."

  • Off the dining room is a new downstairs bathroom, all in beadboard, with period appropriate tiled floor, large custom-built corner vanity with marble top, a glass-enclosed subway-tiled shower, and a comfort height toilet, with Kohler fixtures in polished nickel. Upstairs, off a hallway which runs between the front and back stairs, is a second full bath. It includes the original clawfooted tub with new hand held shower array, Shaker-style vanity and sink with Kohler polished nickel fixtures, a newly-created subway-tiled shower with steam unit and built-in bench seat for one person, and a comfort height Kohler toilet. There is a stool to accommodate a snug second person in the steam shower if desired. Just outside the upstairs bathroom is a front-loading washer and propane gas clothes dryer.

  • The queen-bedded room downstairs with a brass bed was formerly a second parlor. It has one door opening into the little-used front hall, and a second to the dining room. The three upstairs bedrooms are about equal in size. All have painted brass-and-iron double beds with new mattresses. One room also has a twin bed. All the bedrooms are completely separated from one another, so there's no issue with privacy. The house can be fully occupied and everyone will still feel they have their own space.

Cell phone reception on most carriers. Internet access via cable, with password-protected wireless throughout the house and much of the yard. Two outside electrical outlets can provide power for your laptop in a lawn chair. Tandem parking for maximum of two cars on the property, on-street parking available very close by.

beautifully appointed, spacious, and perfectly located

i've been coming to provincetown my whole life, and tom's place is special. his home is so well done and spacious enough to easily fit a group without feeling cramped. indoor and outdoor dining options, a fully equipped kitchen, comfortable and cozy bedrooms... there's a lot to love. it's also perfectly located just outside the hustle and bustle of the town center for some peace and quiet without sacrificing convenience. can't recommend enough.

Lovely vacation home

This is a lovely home to spend your vacation at. I agree with another review that the photos do not do it justice. There are so many nice family style places in this home to spend your time. The screened in porch, nice front yard, and spacious living room are perfect. The kitchen has every tool or gadget you would need for any meal prep, as well as a gas grill.

Having a washer/dryer combo was also a huge bonus.

It was so nice to have it to come back to as our "home base" after our days adventures, where we felt free to kick back and relax.

Tom was always very quick to reply to any inquiries I made, and Dan and Daniel were wonderful.

Our family enjoyed this home and our vacation in Provincetown immensely!! We will definitely return here and to ptown for future travels :-)

This is the third time our family has stayed at the Leeward Cottage. We love the location. It's close enough to downtown to be away from the hustle and bustle if you want to and right in the middle of it if you want to as well. The house is a 30 second walk from the beach. Our family loves having such quick access to low tide! The addition of the screened in porch and the opening up of the living room were much appreciated during our stay. We spent every evening on the porch without having to worry about the super mosquitoes infamous on the Cape. The East End Market is also a short walk from the house. We look forward to coming back in two years. It was a great week!

Spacious, comfortable & quiet

My friends and I had a wonderful stay. The house had plenty of room for five guests, all the amenities of home, and was super quiet, both day and night. We all rented bikes, so getting downtown was never an issue, even during Carnival week. Plus, the owner was incredibly easy and pleasant to work with.

Lovely characterful home which is well-equipped. Near to town, beaches & outdoor pool

Provincetown is a wonderful place. We loved the free and easy atmosphere and found the locals friendly and helpful with no sign of 'Augustitis '. We rented bikes for 3 days so we could explore easily and also rented a boat from Flyers and did a sunset whale watch. We saw more than 16 individual whales several times including a mother and calf - fantastic! The beaches are beautiful and unspoilt. There are many good restaurants in town and there is much to do and see of historical and artistic interest as well as exploring the coast.

Tom was extremely helpful and the house is wonderful to stay in - great character and charm - the pictures on the site do not do it justice at all!

Owner's Response: Very happy you enjoyed your stay. My plan is to add a screened-in porch off the dining room, on the sunset side of the house, to provide some nice outdoor eating space in summer.

Rates subject to change until reservation is confirmed. Payment of 50% of the weekly rate is due at time of booking, balance including $175 cleaning fee is due by May 1st, or 90 days prior to arrival for bookings made after May 1st. Reservations for rentals scheduled between 7/2/16 and 9/14/16 are non-refundable after May 1st. Other reservations are non-refundable once final payment is made.
