Our 1900 sq. ft. condo is located on the top floor of an elegant 8 story building that has just been completed----Palmar Condominiums. It is becoming THE place to stay in Cozumel for good reason. The grounds and building are very elegant and the amenities are first class. Our has wall to wall, floor to ceiling glass leading out onto a 35 ft. long deck with a magnificent view of the ocean! A small beach club across the street provides easy access to one of the top shore snorkeling sites on the island as evidenced by the fact that many snorkel boat operators bring literally hundreds of their paying customers to this spot every day (see photo). This area also provides a nice shore dive as a warm up before diving the deeper reefs. While diving and snorkeling we have seen eels and lobsters in the coral formations just below our place as well of thousands of fish large and small.

A beautiful very large private pool has a huge tiled area surrounding it with chairs, A Palmar residents holds yoga classes there twice week you can go to. The cabanas, shaded 'beds' and pool side wifi makes it a place you can hag out for hours and a hot tub offers a great place to watch sunsets. The pool area has become the gathering place of residents of Palmar and vacations renters. Most units in Palmar are owned by who are local professionals. Several others are Americans who live there permanently or spend several months a year in Cozumel. It is a great place to local meet people, hang out and watch the activity on the ocean. A private tennis court, game room (pool, ping pong) and gym are part of the complex and can be used by our guests.

Palmar is situated in the 'south' hotel district which means it is about 5 minutes, by car/taxi, or a 25 minute walk from downtown. It is also right in the heart of lots of activity in the south hotel district. You can walk across the street to go snorkeling or to the dive shop and you have quick access to restaurants and shops, including a 24 hr convenience store located just below the pool area.

As you will see in the photos the views are magnificent. By being on the 8th (top) floor your view 'from above' lets you clearly see the incredible variety of greens and blues that has made Cozumel's waters famous. You also have a wonderful vantage point to watch cruise ships come and go as well as sail boats, snorkelers and other boats seemingly dance across the sparking turquoise water during the day. Then, every evening you watch the sun set in the Caribbean. It is truly a magical place to stay.

You might want to plan your day so you can enjoy the beach, water or town during the day & be home to enjoy watching the sunset from the large balcony which is where we find ourselves spending most of our time. Mornings are glorious......breakfast on the balcony while looking down into the incredible water is something we never tire of.

We also like the fact that the building does not directly face west. The building was wisely designed slightly facing south so you get the sunset views without the afternoon sun making it too hot to enjoy the balcony as the sun goes down. This may seem a small is not. Many condos face directly west and although views can be good it is too hot to be outside until after sunset. The buildings layout also knocks down wind. We have sat on the balcony and watched storms blow across the sea with lightening flashing in the distance. Quite a show.

We have taken pains to decorate the condo beautifully and to furnish the kitchen with first class cookware and other things needed by those who love to cook. If you prefer to have a local cook for you that can be arranged at a reasonable cost by our local property manager.

There are two bedrooms and each has its own bath. There is a queen sized pullout couch in the living room and a guest bathroom near the entry way so people staying on the pullout do not have to bother fellow guests in the middle of the night.

A washer and dryer are in a utility room. All cleaning supplies are provided as is maid service when you leave. You can get more cleaning if you would like for a modest fee (about $25)

For divers, the dive shop across the street (Del Mar Aquatics) offers 10% discounts for people staying in our condo if you do at least 3 days of diving with them. It is a top notch, full service shop. They also have lockers for your gear.

Our local property management company will make sure you get settled in and check in every 2-3 days to insure your stay is what you hoped for. They can also coach you about things you want to know about.........things to do, places to shop, restaurants, etc.

As you can tell by reading this we intend to make this a first class condo that you will remember staying at for the rest of your life. We think this is why so many people staying with us keep coming back! We love Cozumel and want you to love your stay.

Cathy and I live in Colorado and LOVE Cozumel. She is an attorney and I am the Director of a human service agency. After visiting Cozumel for 25 years we were fortunate enough to buy a truly spectular condo that we hope to spend more time in as the years pass.

Why Terry Benjamin chose Quintana Roo

Palmar is a first class property so it is a wonderful place to spend time when you are not out and about.

Cozumel is a very relaxed, laid back place to be and has some of the best diving in the world. We love the specific area in which our place is located. As you can see in photos the cruise ships come and go in front of our place. Those floating cities create a romantic magic that is a source of entertainment in the morning when they arrive and even more so when they sunset...lit from stem to stern. Plus, there is a lot of small boat activity in the waters below our place that we find entertaining. We chose to be on the 8th floor because it provides a front row seat to an ocean full of activity. We also chose this location because we did not want to be too close to town. Being in the 'south' hotel district means you are closer to the really great beaches which are a few miles south of town. If you are in the 'north' hotel district you have to drive thru town to get to the best beaches which can take an extra 15-20 min.

Last but not least, the owners/managers of Palmar are totally committed to making Palmar a gem on the island. As you will see in guest reviews the staff is very friendly and helpful and when issues crop up are very responsive to us and to our guests.

What makes this condo unique

Most people living in Palmar are year around residents are are successful business people on the island. It is a great mix of Anglos and Mexicans which makes it feel a less touristy. This has been a wonderful plus for us and something that is impossible to get in a hotel full of tourists.

This is a lovely condo that has many excellant features. When we walked into the condo, it still had the "new" smell. The beds were very comfortable - sheets and towels were good quality. The kitchen was well stocked with cooking utencils and pots/pans. We spent hours on the balcony in the mornings and evenings watching the activity below. The condo is convenient to downtown and the south end beaches. It was easy to hail a taxi - fares from this location are very reasonable. The pool is large and the tile decking and chairs were new. There is also a small convenience store on the front side of the complex for beer, water, snacks, ATM, etc. There are also many small restaurants within a short walking distance from the condo. The owners were very responsive to questions we had prior to our trip and the management company on site stopped by almost every day to see if we needed anything. We enjoyed our stay here and would rent the condo again!

Outstanding Condo!

This was our first experience with renting a condo instead of a hotel room. Two adult couples. Cant say enough.

We were blown away by the view and the condo is spacious and well designed. Internet worked great and could stream video. Well done Terry, we will be back next year .

Perfect condo for us

We thoroughly enjoyed this condo in almost every single way. The location was great, we rented bikes and it was a quick pedal into town or to the pier where our diving went out of. The view was spectacular and we sat out most mornings and at sunset watching the cruise ships. It was noisy though on the deck, the traffic noise does travel up significantly. The view more than made up for it. I love that it is a glass balcony so you can see out easily while sitting. The hammock was nice to have on the deck.

The condo was perfectly clean when we arrived, we had fluffy white towels, comfy beds, water (we drank the water from the tap too) and even some pool floaties if desired. The bathrooms were for sure a bit small, with not much counter space, but we were not fussed as there is lots of room elsewhere and the shelving unit helped.

All the security staff were great, always smiling and welcoming. We thought the condo was tastefully tropically decorated (not modern, but totally fine!) The swimming pool, hot tub and bali beds were rarely crowded, only on the weekend did we see it a little busy with lots of kids.

There were only a very few items that I think that the condo could do with and hopefully Terry will consider them. These did not distract from our stay but would have been nice to have.

Here is my list:

Reusable grocery bags

A small cooler for the pool (there is a large one that is too big for 2 people)

Some to go coffee cups and/or insulated plastic cups for the pool

Umbrellas need to be replaced as they are broken

More glass wine glasses for in the room, there were only 2 and one was cracked

New snorkel gear, there was a wide range of sizes of fins and water shoes, however the masks were warped and the snorkels ancient. Not sure if these have just been left behind or meant to be included.

An outdoor grill. Many of the other units have a grill.

It would have been nice to be told about recycling/composting. It looks as though this is done by the garbage, but we were unsure.

We weren't told the code to the street side door (finally got it off other guests), this is handy for heading out snorkelling

I found it was unclear if we were supposed to get maid service once during the week. We did not, but also felt we didn't need.

Overall I can't recommend this rental enough, Terry was great to deal with from the initial contact. The condo complex is great and we would stay in this unit or another one again for sure!

Beautiful, comfortable, clean condo

This condo was beautiful, comfortable and clean. The view from the balcony was awesome. The staff was very friendly and helpful. It is located in a safe, convenient location. All the amenities of home. We will be returning soon

Nice condo, great view - lacks attention to detail

If I could rate the condo 3.5 star I would. Overall nice property and nice big condo with great views, but a bit more attention to detail would have made it even better. If this had been the first ever condo I had stayed at in Cozumel I probably would rate it much higher. Some of the detractors:

1. No beach. We are not big beach goers as we dive almost every day anyway, but even so we missed not having a beach. View from the balcony was great though, if you ignore the cars and people partying on the street at night...

2. Taxi ride to shopping and taxi ride to the town square. We are big on strolling around downtown in the evening. Having to take a taxi took away from that a bit. And both major shopping stores are a taxi ride so if you forget something you are out of luck. On the other hand, there is really only one condo facility in Cozumel that is close to both shopping and town, so...

3. I understand this is a "lived in" condo, but pretty bad stains on almost all the furniture and stains on the very used towels was a turn-off. Why not replace the very inexpensive soap rack in the bathroom that was falling off the wall?

4. No maid service unless we paid way too much money, which for 2 pretty clean people that just needed dishes done and beds made was really too expensive...and we didn't even get trash pickup.

5. Tiny bathroom in the second bedroom and no TV in either bedroom. No, we don't watch much TV while vacationing in Cozumel, but its nice to have it.

We were very happy to have a washer/dryer in the condo, and the extra bathroom was great! The condo is slightly less expensive than the place we prefer to stay in Cozumel, but overall condition of the condo and some of the other issues may not be worth the savings for us.

I am sorry you did not have the features you thought might be there (beach, TV's in bedrooms, closer to town). I do strive make all of that clear in the VRBO add so folks know exactly what the condo offers and does not offer. I hope you diving was good. and glad you enjoyed the view :)

Great Condo

We stayed with Terry the week of 7/29-8/5/16. This condo is great - on the top floor of an 8 story building with awesome views of the cruise ship terminal and Playa on a clear day. It's close enough to the cruise ships to see everything that's going on but just far enough away not to get caught up in the offloading process. The condo is well appointed with everything you'll need for a relaxing vacation and the owner is very responsive and easy to deal with. The local property manager is also good and will take care of anything you need - including lining up a trusted local baby-sitter. The onsite pool is very cool and the facilities at Pal Mar are nice in general - including secure 24 hour controlled parking.

Amazing Condo!

We had the pleasure of staying at the condo for 5 days, we could not have been happier. The kitchen is well equipped, the living room beautiful and the beds very comfy. Parking was very convenient and everyone in the building was very friendly. I would definitely recommend renting a car as the walk in town is a little far in the heat.

Palmar is in the 'south' hotel district. Lots of new shops, restaurants, bars, etc in the area. All within 5-10 minute walk.
