Authentic farmhouse from the Ultental / Burggrafenamt / South Tyrol
This special farmhouse will be 200 years old and more. Hardly will a guest ever be able to experience the tradition and history of a valley like in this house and still experience small advantages of modern life.
As soon as you turn the winding road from Lana (5 km from Merano) into the Ultental, you will arrive after about 15 minutes. Once parked, a short forest path (3 minutes) leads to a farmhouse from the time of our popular hero Andreas Hofers and the Napoleonic Wars. Hidden in the middle of the forest, it sits enthroned on a rock - Knottn, as it is called here - the Knottn-Hüttl.
This house needs this special love for tradition and history and a mixture of a thirst for discovery and the need for independence. Somehow everyone who enters the house feels transported back in time. Much is reminiscent of a former, simple existence, of origin and culture, others enchanted by this special flair that so many luxury hotels and restaurants try to keep awake in their own ambience by installing old wooden beams, tables or entire rooms. Here in Knottn-Hüttl it is exactly the opposite. Everything is original, only equipped with a few modern elements that make your stay comfortable.
The way through the forest to the accommodation is like an arrival. An arrival in a break, an arrival in South Tyrol. After the long drive, the scent of damp earth and pine cones relaxes. The kitchen is equipped with a well-functioning wood stove. Cooking on a wood fire will surprise you, the taste will develop uniquely. But of course a simple, modern electric cooker offers the faster alternative. The kitchen has a fridge and an oven, but no dishwasher. A still original built-in farmer's oven amazes nostalgics.
On the lower floor there is still a living room and the heart of the house: the original Ultner Bauernstube. The wood stove provides cozy warmth on cold days. Even a little nap on the stove bench becomes an unforgettable experience.
On the ground floor, accessible from the outside, is the 1st Bath room, with toilet, sink and shower.
An old, narrow wooden staircase leads to the upper floor. 3 bedrooms can accommodate 6 people. A pull-out couch can again offer sleeping accommodation in the living room.
On the upper floor there is now a 2nd Bathroom with shower, even if in the rooms water jugs and wash bowls from the last century remind us nostalgically of the past.

The covered "loggia" in front of the kitchen entrance, the terrace, with a large bench and the balcony.

A variety of sources in South Tyrol are said to have healing properties. 32 mineral water sources are recognized by decision of the state government. Including Bad Lad and Mitterbad in St. Pankraz. These sources were selected from a long series that have been used for farm baths and medical institutions since ancient times.
Even in Sissi's time, the Ultner Badlen became famous due to its special healing properties. The healing water between St. Pankraz and St. Walburg lying baths Mitterbad, Bad Lad, Lotterbad and Überwasser were used very successfully for drinking cures and for baths. In addition to Empress Sissi, Otto von Bismarck, the painter Franz Defregger and the writer brothers Thomas and Heinrich Mann also loved long stays in the quiet, relaxing Ultner Badlen.The water from Bad Lad used to be used mainly for baths against e.g. B. Arthropathy, rheumatism, women suffering, blood diseases, injuries, indigestion, anemia, skin diseases, weaknesses recommended and alleviated nerve diseases. In 2010 it was analytically proven that the water is bacteriologically pure.
Our in-house spring is in the same place and area of the recognized healing spring Bad Lad.

St. Pankraz / Bad Lad is the ideal starting point for a wide variety of activities.
In just 15 minutes you can reach the ascent to the most rustic alpine area in South Tyrol: the Schwemmalm. It is known for its beautiful huts in which traditional Ultner dishes are served. If it is a family-friendly hiking area in summer, sports enthusiasts can enjoy the snow-sure toboggan and ski area in winter.
But even if you want to start directly on foot from the house without a car, there are hiking opportunities.
The village center of St. Pankraz can be reached in 30 minutes on foot.
And if you are looking for urban life, all kinds of events, restaurants and shopping opportunities, the Burggrafenamt is 10-15 km away and thus in Lana, Meran and the surrounding area.

CLEANING FEE PER STAY 95 euros IN SUMMER, 125 euros IN WINTER AND IN THE HEATING PERIOD. Likewise the tourist tax of 1.50 / guest / night. These expenses will be charged upon arrival.

It is a detached house in the middle of the Stelvio National Park, in the municipality of Stelvio, near Sulden. Located in the Vinschgau an hour away from Merano. In the middle of nature with a view of King Ortler.
