Expansive top floor master bedroom with King size bed has separate sitting area, full bath, and back deck. Plenty of room for crib and/or small child. Overlooks large main floor great room. Main floor bedroom is adjacent to a full bath. Cozy ground floor bedroom has Queen size bed and loveseat. It is adjacent to a full bath and separate sitting area with a double futon. Ground floor also includes a Den/Rec room with a Captain's bed and fold-out sofa for two. By closing the entrance door to the den, the ground floor can be converted into a private suite for a second family. More than 4 occupants on the ground floor should use the main level bathroom to offset strain on the septic system. In a pinch, the front porch with a sliding glass door viewable to the great room has a sleep sofa that can accommodate an extra couple. Although not air conditioned, the screened in porch provides a comfortable cross breeze. The house comfortably sleeps 9 people but can accommodate 10

Our newest rescue is named Franklyn who despite being accidentally shot and abandoned in the woods of West Virginia, has emerged with the most loving and attentive disposition.

Why David Pass chose Broadkill Beach
We loved the quiet location, the uncrowded beach where we could walk forever(and have our dogs walk with us), the quaint country store with great ice cream and sandwiches (and recently, kayak rentals), being in the Nature Preserve (it is fascinating to see the multitude of birds that frequent the preserve), being very close to great golf, and being able to sail and kayak from the beach OR Canoe down the Broadkill river! It seemed like a step back in time where life was calmer and less hectic, hence our choice of 'Summer of '42' for the name. Broadkill is a calm beach where the waves are minimal, yet great surf is available in the nearby Cape Henlopen State Park (which also has great biking and hiking trails and a dog-friendly beach. Broadkill is a unique place away from everything where time seems to stand still, yet just a quick hop in the car to the excitement of Lewes, Rehoboth, the Lewes-Cape May Ferry and other places of interest. We just plain fell in love with it!
