Our home is situated at Lindfields, a peaceful development to the west of Kissimmee, very close to the Disney Parks - very convenient to see Mickey & his friends!

Welcome to our luxury villa. We pride ourselves on the care we take to ensure that you enjoy our home as much as we do.

Our spacious, privately owned home is equipped & furnished to a very high standard and is managed locally. The oversize solar heated pool is screened and fully fenced for total privacy! For the cooler months, we also have pool heater option.

Located near Disney, the many restaurants along the 192, Publix supermarket and a Wal-mart, our home is well maintained, very spacious and fully air-conditioned. Equipped & furnished to a high standard, you will not be disappointed from the moment you walk in the front door! Regular visitors to the area have often mentioned that our villa is a real home and tops the list of all the homes they have stayed in!

Spacious Living Area

With two separate living areas, an open-plan relaxing lounge with three sofas leads into a dining room.

The additional large family room has electric reclining sofas, entertainment unit housing a 42' plasma HD cable TV, Home Theatre System (Blue-ray, DVD, CD, FM Radio, Ipod dock, surround sound speakers). Large patio doors lead to the pool, access to which is fitted with a child safety alarm. The adjoining fully equipped kitchen, has granite countertops and includes fridge/freezer with door mounted ice & water dispensers, dishwasher, stove with ceramic hob, microwave, waste disposal etc. There is also a breakfast area with table a table and chairs and a breakfast bar with two swivel bar stools.

Bedrooms

The master bedroom has a king size bed, dresser, bedside table, chair, cable TV, cordless answer phone, en-suite bathroom (with walk-in shower, granite countertop & twin washbasins) and spacious closets. Two further bedrooms each with twin beds, spacious closets, drawer units and chair are adjacent to a second bathroom. All the bedrooms have radio alarms and dimmable table lamps. For parties of 7/8, a sofa in the front lounge converts to a queen size bed with a comfortable memory foam mattress. Linen and towels are supplied, including pool towels.

Oversize Pool

The larger than average 30' screened, floodlit, pool is landscaped with a lovely selection of plants and is fully fenced for your total privacy, unlike many other homes where each private pool overlooks another.

Our pool benefits from year round solar heating and we have a heater option, which we recommend you consider for the cooler months. At other times of the year the solar system can make a big difference to the temperature of the water (even in the summer, pools without heating can be quite cold!). A reel-out pool cover is provided for the cooler months to retain the heat overnight.

The pool deck is furnished with table, chairs, recliners, foot stalls and sun loungers.

Beware many homes have small pools, more like splash pools - Ours is big enough to have some real fun and enable you to actually swim!!

A double garage has a utility area with a large washer and dryer along with a pool table and full size ping-pong table (table tennis).

We offer a free high speed wireless internet connection and a generious amount of free long distance telephone calls anywhere in the United States, Canada and 40 countries overseas.

The villa had everything we needed. The pool solar heat was great. Lots of space and in a great location just off the 192. Shops and restaurants all close by.

Nice house, good location

The best part is the location. This house is located 20 minutes from the parks and only 5-10 minutes from shops. It is fully equipped and you only need to buy food and toiletries. Advice: bring a couple of clothes and dish detergent pads with you, because they only provide one and then you have to buy a whole bag of them to only use a few, same with paper goods. Overall, it is a very nice house and enough space to spread out.

Very Nice home

Overall the house is lovely! comfortable, fairly quiet, plenty of space, close to all the parks,everything available for cooking, plenty of linnen's and towels, decent neighborhood, and a great pool.

I would definitely recommend paying the extra for the pool heat. During our stay here, we had several days in the 60's and 70's. The pool was a nice and warm at least 90 or so.

However on that note I do believe the additional $20 a day is a bit excessive. In fact I know it is as, I live north of Boston and have a hot tub that is similar in size and it cost me $30-$45 in electric a month in Jan and Feb in 20 and below degrees. I was willing to give the price the benefit of the doubt considering it can be hard to tell exactly how large the pool was by the pictures.

The first few days I had fully planned on giving the property 4 stars and here's why. The owners only live here part time, most of everything taken care of for the house is done by a cleaning and management company. I'm not sure if that's the reason or if the owners are just cheap. I've stayed in homeaway and Air BnB homes for 3 other vacations and have always had the basics taken care of. I.E. salt/pepper, Pam spray/oil, coffee filters, Paper towels,sugar ext... I expected to buy food and condiments, but had not planned on these basic extra things.

The reason for 3 stars?

On the 4th day we ran out of Toilet paper and dish soap. I messaged the owner her response was this.

"Hi Angela

In the arrival notes we sent you we say the following:

"On arrival there will be an initial supply of bin liners & toilet paper. Additional supplies of these, detergent for the dishwasher & washing machine etc. can be purchased nearby."

Although staying in a private home has many benefits over staying in a motel/hotel, our rates do not include supplies and, as the length of time our guest stay vary considerably, it would be unfair to provide more supplies to some than others.

We hope you will understand and it does not affect your enjoyment of staying in our home.

The arrival book she mentions is literally 100 pages long. I could not remember everything in this novel. And you dont' view it until you''ve paid in full.

I could have stayed in a motel for $30 a night and had sufficient toilet paper. Also the cleaning company likely throwing things out after each visit. So wasted food exc

I would have gladly paid an extra $5 a night to have these extra for these basic things.

We do strive hard to maintain our ratings and are therefore extremely disappointed to receive your three star review. We do understand your comments regarding the supplies. As we do not offer serviced accommodation it is impossible to provide enough sundries for the varying length of stay of our visitors. To be fair to everyone, whatever their length of stay, we make clear on our paperwork what will be provided. This information is on your arrival information sheet where the access code is given under the heading ‘Essential Information’. Our detailed guide is purely there as a reference document, which we send it to guests in advance so that they can read it should they have any questions. Regarding food items - should items be left by a guest, it is extremely difficult to ensure that such items have not been contaminated in any way. For those reasons we are advised, by our management company not to leave such items from one guest to another, as we would be liable should there be any issues. We take our responsibilities very seriously and therefore feel that it is better for guests to provide their own perishable items. The pool heating is an option which you chose to take. We are sorry that you feel that the cost was excessive. For the additional cost we do set the pool thermostat to 90 degrees – which is warmer than many other homes. The cost of heating is not purely the cost of fuel, there is also an element of ‘wear and tear’ regarding the equipment as we have to take into account the cost of maintenance and replacement. This is the same with the rental/hire of any item, (including our home). The cost of heating your 30 foot hot tub would not allow for this. We apologize for the length of our reply, but hope that you will understand how seriously we take your comments and hope that, you (and any other potential guests), might better understand our position on your issues. Over the many years we have been renting our home, we try to provide our guests with an accurate and honest description and what they might expect when coming to stay. The practices we have adopted are in line with the 100+ homes that our management company is responsible for. As you can see from the majority of our reviews most would agree that the facilities provided by our home far exceed those you would receive in a $30 motel room.

Awesome Property!!!!!

This house was perfect for our family trip to Disney! We stayed for a full week. The kids LOVED, the pool! The house was so close to everything, never more than a 20 minute drive to the parks. If we come to Florida again, we will be staying at this property! Thanks for making our family vacation a memorable one!

Amazing Home

We stayed for 2 weeks in August. Everything was perfect and as described. The booking process was handled smoothly with all information received in advance.

We especially enjoyed the table tennis and pool table in the garage, all rooms spacious and the pool was great and not overlooked by any surrounding properties. The drive to Universal and Seaworld were around 20-30mins and very close to lots of restaurants and supermarket.

This is the 2nd time we have stayed in a home in Florida and this is by far the best. Small details were really appreciated - ice machine, plenty of cutlery and utensils, free local calls, usb plugs for charging electronics.

We were a family of 3 and didn't use one of the lounges due to size - this home would be comfortable for a party 6.

Would not have any hesitation in going back or recommending to others.
