Aloha!!

Why stay in a hotel when you can stay in a beautiful, comfortable and spacious golf front condominium at the Fairway Villas at Waikoloa Beach Resort?

Our condominium home has 2 bedrooms, 2 full baths, plus a loft configured as follows:

*Master bedroom - king bed

*2nd bedroom - 2 twin beds

*Loft - 2 twin beds

*We also have a Queen sleeper sofa available

Our unit is very spacious with 1300 square feet of living space, plus a covered lanai which overlooks the Kings’ golf course and has an unobstructed view of the Kohala Mountains and Mauna Kea volcano. You can also see the Hawaiian Petroglyph field. Our unit is quiet, as it is located on the third (top) floor, yet is easily accessible via elevator or stairs. Vaulted ceilings lend a feeling of openness and light. Beautiful new bamboo hardwood flooring feel cool and smooth. There is central air-conditioning, and there are ceiling fans are in each room and the loft for those tropical Hawaiian days.

Staying in our condo is a convenient alternative to staying in a hotel. Our home is fully equipped - the kitchen has a smooth-top range, new stainless microwave, stainless refrigerator with in-door ice/filtered water, and dishwasher. A newer, full-size stacking washer/dryer is also located within the unit for your convenience.

Cable TV, Wi-Fi Internet, local and (nationwide + Canada) long distance phone calls are included in the rate. We recently upgraded our TV's to flat screens. We also provide an iPod/iPad/mp3/Bluetooth music player for the main room. We also provide an iHome iPhone/iPad player in the Master bedroom. There is a Wii system in the living room with some games.

Fairway Villas has a beautiful recreation center with an infinity-edge pool, hot tub, and workout facility within a one minute walk of the unit. Guests and residents are also welcome to use the gas BBQs located adjacent to the pool.

Our unit features dramatic mountain views of the Kohala Mountains, as well as Mauna Kea. The intriguing and historic petroglyph field and King's Trail are also a one minute walk away, and can be seen from our Lanai. The world-class Beach and Kings’ courses at Waikoloa Beach are just outside! Other world-class courses are minutes away including the Mauna Kea and Hapuna Prince courses, and the North and South Mauna Lani courses. Wonderful restaurants, entertainment and boutique shopping are within walking distance from the Fairway Villas at King's Shops. Restaurants include Roy’s Waikoloa, Merriman's Café, Island Fish and Chips, The Three Fat Pigs gastropub and other options. Starbucks, more entertainment, shopping and many casual dining alternatives can be found at Queen's Marketplace, also a 5 minute walk. There is a Farmers Market at the Kings' Shops every Wednesday.

-10 minute drive from the world famous Hapuna Beach

-15 minute walk to 'A-Bay', a picturesque beach with palm trees, amazing snorkeling, lots of sea turtles and where you can schedule or take snorkel boat tours and much more

-5 minute drive from a heliport that offers tours to the volcanoes and waterfalls

We live in Southern CA and visit The Big Island once per year. We'd definitely visit more, if possible! We first came to the Big Island around 2000 to visit the volcano and have been hooked ever since. We enjoy family vacations to the Big Island and love the beaches along the Kohala Coast, the snorkeling, horse riding adventures in the Waimea area, exploring Waipio Valley, visiting and hiking in Volcanos National Park, exploring ancient Hawaiian ruins and historical settlements, farmers markets, and much more!

We first stayed at the Fairway Villas about 5 years ago and had an amazing time that made us want to come back again and again. We love the infinity pool. The golf course and Kohala Mountains views are beautiful. The grounds are well maintained and beautiful. Our son and daughter love trying to catch geckos on the grounds and we love to hike the amazing petroglyphs which are right outside our condo.

What makes this condo unique

We especially love versatility of the upstairs loft. Kids absolutely love it, too! It essentially makes our place a 3 bedroom unit vs. a 2 bedroom. We've outfitted the unit with beautiful quilts, linens, towels, etc. We provide high thread count quality sheets. We love to provide little surprises like special soaps and special treats upon checkin. We are very excited and passionate about the Big Island and want to share that with our guests! We want you to enjoy your visit as much as we enjoy our visits!

Great Place to Stay

We found this condo lovely, spacious and clean. Well stocked with beach gear including snorkelling equipment. Great lanai overlooking the golf course and mountains. Spent many mornings having coffee and enjoying the views. Comfortable beds with nice bedding. Enjoyed having wood floors.

Very convenient location. Can walk to the shopping centres and a short walk (15 minutes) to Lava Lava Beach Club or Marriott Hotel for happy hour. We attended many happy hours right on the beach (Lava Lava) enjoying the sunsets or at the Marriott and it was nice to have a short walk back to the condo.

I would highly recommend staying at this condo.

A great unit in Waikoloa Beach resort

Loved the Fairway Villas property; two bedrooms plus the loft suited our group very well. Could use a few technological upgrades - faster modem, for example - but I'm being first world fussy. Excellent location, and I would definitely stay at the unit again.

Reasonably good experience, with some caveats

There is so much to love about this property. The decor strikes just the right balance of attractive and comfortable. The kitchen is well-stocked, both with need-to-have and nice-to-have items. Bed linens, towels, and household supplies are plentiful and good quality. Beach chairs, beach/pool toys, boogie boards, and coolers are generously provided, as well. The hosts have taken care to give good and helpful information in their intro packet: info specific to the condo, things to do, and emergency instructions. But...future guests should be informed of some potential issues.

Firstly, like me, you might assume that "air-conditioned" implies that you will be able to operate the AC at a level that is comfortable for you, as has been the case at every vacation rental I've ever stayed in. You would be mistaken. In the instructions, which you won't see until you have remitted final payment, you'll find what appears to be a mere request: "Please do not run the thermostat below 76 degrees." However, you may find, as we did, that your use of the AC to your reasonable level of comfort will result in the owner PIN-locking the thermostat. I was eventually able to persuade the owner to unlock the thermostat, due to very real health issues that preclude my becoming overheated, but it took hours for him to respond to my request, and he then intimated he should have been privy to my personal health details.

Secondly, upon our arrival, we found sandy floors, dirty/greasy silverware in its drawer, hair and grime in the master tub, and grime in the corners of both bathrooms. The dryer filter was full of sand, and the drum of the dryer had quite a bit of sand in the bottom, as well. It rankles a bit to have to clean a property upon arrival when you've prepaid a large fee for the place to be cleaned when you leave. I did feel sympathy for the owner, who can't always be on site to check on the cleaning service, but some accountability is needed in that regard.

In summary, if you don't mind relinquishing control of the temperature in the condo, and if you're okay with doing some essential cleaning tasks when you arrive (while being charged a hefty cleaning fee upon your departure), you'll be reasonably satisfied with this rental. Its annoyances will certainly not ruin the fantastic experience of the beautiful Big Island for you, but you may find yourself wishing that what was likely the largest expense of your vacation had not included so many inherent vexations.

Owner's Response: Thank you for the feedback. Please know that we will investigate the housekeeping items mentioned. It is unfortunate to hear about housekeeping issues post-stay; had we been notified during your stay, we would have been able to immediately rectify the stated items. With regard to the cleaning fee, we charge about what everyone else charges in the surrounding condos - Fairway Villas and beyond. That is just what it costs to simply clean the condo after a check-out and prepare it for the next guest. It is well-known that many things are more expensive on the Big Island. Regarding the A/C issue, we have no choice but to limit the temperature for now, as the A/C unit is original to the condo and it is limping along until we can replace it. We have plans to do so in mid-2017. To be clear, the A/C unit does work quite well, but it is old and we are trying to nurse it along until the replacement in a few months. All of our policies were/are clearly stated in three places: 1. Up front - before any guest makes a payment - guests must agree to our Rental Agreement (which lists all policies), 2. You were provided a Guest Information Guide in .pdf form to reinforce these policies upon your final payment, and 3. It is reflected on a sticker next to the thermostat in the condo. It is important to note that this was stated as a policy, not a request. Note: If you somehow missed this upon booking the condo and noticed after final payment, we would have graciously refunded your money. You never said anything until you were caught dialing down the A/C extremely low during your stay. We would suggest that if you have health conditions related to a certain temperature range (or any other factor that is medically required, as you stated), that would be something may wish to mention to your host up front in the future. You would not need to go into details about the health condition. We actually would have been happy to make an exception for you had we known. In this case, you chose not to say anything and decided to ignore our policies dial down the A/C exceptionally low.
