About the property

House, 4 Bedrooms, 2 bath + Detached Unit 1 Bath, (Sleeps 8-12+)

Roatan, the largest of the Bay Islands of Honduras, sits atop the world's second largest barrier reef – the Mesoamerican - and is the perfect setting for world-class scuba diving, free driving, snorkeling and fishing for barracuda, sea bass, red snapper, tuna, wahoo, mahi-mahi, mackerel, and bone fish.

Our property, Sunset House, is professionally managed by Island House Vacation Rentals. Along with keeping our house and grounds in tip-top shape and managing our guests, they offer free Concierge Services, helping you organize activities. You can find a list of various activities and services below.

Please watch our video at the end of the photo slideshow, which will show you around Sunset House and also the island.

Our house is setup in a way that you can easily customize the number of bedrooms you need. When you rent it, the base price is for the Upper Level which has 2 bedrooms, living room, kitchen and bath and all outdoor amenities. If you need additional bedrooms you can easily add these on for an additional cost, either at the time of booking or at a later date.

PLEASE NOTE: VRBO can only provide a quote for the base price (Upper Level, 2 bedroom option). VRBO cannot provide a quote for the addition of the 3 or 4 bedroom or the guest house. See below for the additional cost of extra rooms.

The main part of our house is on the Upper Level and consists of 2 bedrooms with king beds, 1 bathroom, an open concept kitchen/dining/living room, central AC and sliding doors onto a large deck overlooking the ocean. The lower level has 2 additional bedrooms (one with a king bed, the other with two singles that can be made into a king); each has their own AC. There is a large bathroom joining the two lower bedrooms. We also have two memory foam fold out beds available for small children. There is bottled drinking water on both the upper and lower levels.

If four bedrooms are not enough for your group, there is a separate guesthouse at the back of the property with two queen beds and a queen sleeper sofa. This unit has an open concept kitchen/living room with French doors separating the bedroom and bathroom area. The guesthouse has two separate AC units, one in the bedroom and one in the kitchen/living room.

To summarize,

> Main house, Upper Level - 2 king beds, 1 bath (VRBO quotes only this option)

> Main house, Lower Level – 1 king bed, adjoining bath

> Main house, Lower Level – 2 single beds, adjoining bath

> Guesthouse - 2 queen beds, 1 queen sleeper sofa, 1 bath.

> In addition, 2 cots suitable for small children.

***** PLEASE NOTE - RATES *****

VRBO Published Rates are ONLY for the Main house, Upper Level - 2 king bed, 1 bath.

The VRBO Instant Quote IS NOT ABLE to provide the correct pricing when adding on additional bedrooms or the guest house, regardless of the number of guests you select. This is due to our due to our tiered pricing options.

Additional bedrooms (2 lower level or the guesthouse) can be added for an additional charge:

> TO ADD 1 lower bedroom + bathroom, add $520/week on top of Published Rates

> TO ADD 2 lower bedrooms + bathroom, add $780/week on top of Published Rates

> TO ADD the guest house, add $875/week year round or $1150/week during holidays.

(The published Holiday Rental Rate for the main house already includes the 4 bedroom option.)

For people with mobility issues, we have recently purchased a beach access mat that our caretakers will roll out for you to easily access the water or dock from the beach bar.

We have a great swim area; the water is about five feet deep at the end of the dock (note that the dock is not private). The translucent turquoise water has an average temperature of 80F / 27C. After your swim, you can rinse off in our outdoor shower which has hot and cold water.

Our outdoor kitchen & beach bar has a new large Napoleon Grill (with lights, a searing station, double rotisserie, wood smoking tray), fridge, bottled drinking water, Margaritaville blender and a 25lb per day ice maker that will keep the blender going all day long.

There are a lot of activities for you right at Sunset House. We have 2 paddle boards, 2 two-person open ocean kayaks and 2 child kayaks with life preservers in a variety of sizes. We have horse shoes, outdoor shuffleboard, ping pong, billiards and a multitude of games, books and dvds. We have underwater LED dock lights, one blue and one white, which should attract a variety of fish to our dock at night.

The reef is 400 yards from the end of our dock. If you decide to swim to the reef, in our beach closet we have a small dive flag to attach to your snorkel or a high visibility float to pull so that your party is visible to any boat traffic. We suggest you bring your own snorkelling gear, although we do have a small selection of gear at the house. Some people paddle out on a kayak and tie off to a mooring buoy to enjoy the reef.

Keep in mind that no dock on Roatan is private; locals may use our dock to have a break on their walk between West End and West Bay or to flag down a water taxi. They never stay long and are always very friendly.

We have a biodegradable and pet friendly mosquito/sand flea misting system, which is working with excellent results, although you will still need bug spray when you are away from the property. We also utilize a solar array for our hot water needs and for ceiling fans on the upper level deck.

We now have unlimited wifi, reaching all corners of the property - from the seating area on the dock to the guest house at the back of the property.

Our yard has banana, mango, almond, coconut, none, soursop and various other fruit trees. Emerald Hummingbirds (which are endangered) hang out quite frequently at the many Hibiscus plants we have. On morning walks down the beach we have observed pelicans, sand pipers, gray hawks, golden fronted woodpeckers, yellow crowned night herons, cattle egrets, scarlet macaws and mourning doves. As the sun is setting, watch for the tree top parade of black birds going to roost in West End. The birding possibilities in Roatan are fantastic.

Yoni, our full time caretaker, understands some English but his first language is Spanish. Living on site with his wife, and two children, he maintains the premises and grounds, provides nighttime security making sure everybody is safe and sound and provides stability in the neighborhood. He's always helpful if you are ever in need of anything.

We are located in a small but active neighbourhood and are situated about halfway between West Bay and West End, both easily accessed by walking or water-taxi. You can get a water-taxi by standing on the end of our dock and flagging one down going in the direction that you want to go. If you go out in the evening for dinner or nightlife, there are always cabs available to take you home.

West Bay has some great restaurants and its beach is a long expanse of exquisite white sand, one of the most beautiful beaches you will find. The walk to West Bay is 3246 steps and takes you along the beach towards Gumbalimba Park, over a metal bridge, through Las Rocas Resort and finally to the beautiful West Bay Beach.

West End has many restaurants, bars and live music to choose from and gift shops as well as the wonderful Half Moon Bay. On the walk to West End, there are some rock outcroppings that you will have to maneuver over.

If you are not renting a car, the property managers can arrange your ride from/to the airport (which is recommended). At the time you make these arrangements they will let you know the cost. Otherwise, there are always taxis waiting at the airport and you can negotiate your own fare. If you do decide to rent a vehicle, it is recommended that you rent a 4-wheel drive vehicle, due to the road being in poor condition during the rainy season. Remember there are no house numbers or street names on the island, so at times the taxis will need some directions to the house. We do have Sunset House signs posted along the road into our house.

Our large local grocery stores are going green; they've stopped using plastic bags. We recommend you bring some re-usable shopping bags with you and stop for provisions on your way from the airport. The house is stocked with some basic items, salt, pepper, spices.

Below are some of the activities our property managers are happy to help you arrange - don't hesitate to ask about anything.

> Snorkeling or Glass bottom boat tours

> Underwater Photography Course

> Fishing & Fishing Charters

> Day trip to Cayos Cochinos (Hog Islands) or Sailing/boat charters

About Brad & Ruth

When I walked into this house in 2008 for the first time, I knew I was home. I love to scuba dive, swim, sail and fish and Roatan is a fantastic location for doing these things.

Gail and I have put our own special touches into this house and we hope all who stay here enjoy themselves. We are constantly trying to improve and add things that will make our guests stay one they will remember.

Brad & Ruth purchased this house in 2008

Why Brad & Ruth chose West End

Sunset House is in the perfect location - half way between West End and West Bay. If you want quiet and privacy you can have it here. If you want more action, it's close by. Water taxis are always passing by making it is easy to get to either town.

The diving, snorkeling & fishing are fantastic. The local people are extremely friendly and always helpful.

What makes this house unique

The dock has a palapa to sit under to get out of the sun (with a hammock which hangs partially over the water). If you like the sun, there is a large swimming platform which is a great place to get a tan or to cannonball from (to splash all those relaxed tanning bodies). Or just relax on one of our water loungers. Don't forget to take the portable bluetooth speaker with you to enjoy some music while on the dock. Fresh drinks are only a few steps away at the beach bar.

Our beach bar is a great place to hang out listening to music, concocting cocktails and cooking. There are four hammock chairs which are very comfy and relaxing. We have drop down curtains which have clear plastic windows so that even if the weather is rainy, you can stay dry and see what is going on around you.

We have an outdoor shower with overhead light, hot and cold water and a door for privacy. We also have a "foot shower" to quickly rinse the sand from your feet.

If you need a break from the sun and sand and surf, we have lots of games, books and movies. There are card games, board games and outdoor games (ping pong, shuffleboard, billiards, darts, horse shoes). Lots of fun things to do.

Guestbook comments from the manager

Absolutely wonderful property. Everything you could ever need. Super friendly and helpful neighbors too! Will definitely be coming back. Hard to say that when traveling with a group of ten people, but this exceeded every expectation!

What an amazing house!

  • 5 of 5

This house was really done well! Great appliances, great each bar, and great amenities!

That GRILL is insane!

Johnny who takes care of the house is amazing and a great fisherman. Ask him to take you out with Gordo!!

The only negative is the sand fleas which are island wide, not the owners fault. Bring lots of bug spray. It was worth every bite!

It would have been great to have access to the Hobie (upon showing staff you are competent)

If there was a pool i might never have left. There are pools in west bay that you can pay to be at for the day.

Can’t wait to go back!

our trip to Paradise

  • 5 of 5

We arrived on a beautiful sunny day, after a short drive we arrived at the Sunset House, to our delight the Facilities were top notch our room was large and the bed was one of the nicest we have ever sleep in. The Kitchen was extremely nice and had everything needed. Then out the front door and to a short boardwalk to our own private bar with its own fridge and ice maker another 50 feet through the sand to our own beach front with a dock like you would see in a love movie. start swimming from the dock out to the reef with the abundance of fish to see really didn't have to go diving actually we really didn't have to leave the Sunset house to have one of the best trips ever , but just wave down a boat taxi from our dock and off we went, boat diving, deep sea fishing, zip lining rides into town to all the bars and restaurants that are just minutes from the Sunset house and we enjoyed all that the island had to offer in the time we had there, that was the only draw back was having to leave, next time we plan on staying longer. The grounds keeper Johnny was great, he helped us arrange fishing, diving anything we wanted to do he pointed us in the right direction. I would definitely recommend the Sunset house to everyone.

Caribbean Dream!

  • 5 of 5

I visited Sunset House for the second time this year, and I'm hoping that I'll be coming back at least once a year for the foreseeable future. I'm plotting ways of getting the owners to adopt me so I'll have an in....

The house and grounds are so thoughtfully appointed. Every detail, from the super comfortable beds, to the inviting hammocks in all corners of the property, to the outdoor kitchen bar on the sand with the high-tech margarita maker, to the outdoor sports and game equipment available for guest use, was thought of. Many days, we didn't have any desire to leave the property at all. We spent our time paddleboarding, kayaking, snorkeling around the dock, napping in hammocks, and making cocktails and talking and laughing around the outdoor bar. On other days, it was an easy walk to either the West End or the West Bay to grab dinner or a drink or go pool hopping or snorkeling.

Every time I come to Sunset House I have the absolute best time. I can't wait to come back!
