Damage and Incidentals
You will be responsible for any damage to the rental property that is caused by you or your party during your stay.

- Check-in Time Our Check-in time is between 3:00 - 5:00 p.m. Exceptions must be approved prior to arrival. Check -out Time Check-out Time is 11:00am: Please leave all keys and remotes in the condo when you leave. Lock the front door upon departure and leave the key in the lockbox. While You Are Our Guest No Smoking - No Exceptions. Deposit may be forfeited. A starter supply of toilet paper, bar soap and garbage bag is provided. Items in addition to these are the sole responsibility of each guest. Owner reserve the right to enter the premises at any time for the purpose of inspection, repair, or management. We will provide a 24 hour notice to guest when entry is needed to gain access to the property. Property may not be used for any unlawful purpose. By renting/occupying our property, you are assuming all risk of and liability for any damage done to person or property, agents, employees or visitors occasioned by the present or future condition of the premises, both latent and manifest. In the event damages occur during your occupancy, you agree to authorize Jose Benitez and Beth Benitez to bill you for the cost of such damages in excess of your deposit. You also agree to be responsible for and reimburse the property owner for any applicable costs and attorney\'s fees incurred for collection of damages. The property owner will not be responsible for accidents or injury to guest or loss of money or valuables of any kind. Rental Restrictions: All rules and regulations must be strictly observed. Atmosphere conductive to quiet enjoyment of guests in surrounding accommodations must be maintained at all times. Minimum Age Requirement: Guests under the age of 21 must be accompanied by an adult of 21 years of age or older during the full duration of the reservation. Absolutely NO HOUSE PARTIES ALLOWED. Violations of rental occupancy or rental restrictions are grounds for IMMEDIATE EVICTION AND FORFEITURE OF RENT. Guests are responsible for reporting any damages, maintenance issues or cleaning concerns upon check in. Firearms: Firearms are prohibited. Fireworks: Fireworks are strictly prohibited. Pools: No \'chair\' reserving on pool decks allowed. When You Leave Departure Responsibilities: Leave property reasonably clean and in reasonable order. • Leave kitchen items (dishes, cookware, etc.) clean and returned to their proper place. • Dispose of all trash in trash chute (provided on each floor). • Strip all beds and leave linens on the floor. (cleaning fee includes up to 2 loads of laundry. Additional charges may apply for excess loads.) • Lock all doors and windows. • Set A/C temperature to 77°. Lost and Found: We are not responsible for items left in properties; however, if items are located, we will return them to you. (Shipping charges may apply) Keys, Gate/Garage Remotes Upon departure, all unit keys, gate/garage remotes, and pool passes must be returned or charges will be charged to your deposit: • Pool Passes - $10.00 • Keys - $25.00 • Remotes - $75.00 Boats, RV\'s or Trailers No Boats, RV\'s or Trailers are permitted; excluding special events such as Race Week, Bike Week, 4th of July, Memorial Day Weekend, Labor Day Weekend & Biketoberfest (During special events, all persons must obtain special parking permit from the on-site administrative office, or be subject to towing) Vehicle Parking Only one vehicle per unit rental is permitted in the garage. Additional parking is available outside each building for your convenience. Pets Pets of any kind are not allowed in our unit. Right of Refusal We have the right to terminate, cancel or refuse rental accommodations to any guests due to misconduct or misuse of individual units and/or common areas of Oceanwalk Condominiums. Maintenance Issues: Report all maintenance issues promptly by calling 407-810-8303 or 407-739-8900. Just as issues might occur at your own well-maintained home, mechanical failures and other breakdowns could occur. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures. All issues will be scheduled accordingly; all emergencies will be given priority. Damage: Report any damage or breakage upon occurrence by calling 407-810-8303 or 407-739-8900, so that the matter can be settled before departure. Damages found by inspection crews upon departure will be billed, and full payment for repairs will be deducted from your deposit. Lock Outs: A minimum fee of $50.00 will be deducted from your deposit if lock-out assistance is required any time. No Guarantees: The working condition of pools, hot tubs, air conditioner, cable, phones, internet service, TVs, VCRs, DVDs, appliances, elevators, etc., are NOT guaranteed. No refunds or rate adjustment will be made for mechanical failures or malfunctioning equipment. These amenities are extras provided in addition to the condominium rental. Although all attempts will be made to correct the situation, some breakdowns cannot be prevented or repaired during your occupancy. Maintenance Visits: During your visit, maintenance technicians and vendors may need to enter the premises for the purpose of inspection and repair of reported issues (current and previously reported); however, you do not have to be present. A form identifying the action taken will be provided at the time of maintenance visit. We, the undersigned, have read the above policy disclosure and agree to the terms and conditions as stated herein. We understand that this agreement is made between ___________ (Guest) and Jose and Beth Benitez (Owner) on this ___day of ___________, 2015.
