This is the Standard B room apartment that is fully furnished with television, fridge, phone, microwave, bathtub and even a well furnished kitchen.

House Rules: 1.Please turn off the lights, air-conditioner and TV before leaving the room.
2. CHECK-OUT time: 11:00 AM
The CHECK-OUT time will be 11:00 AM on the date the rental agreement ends.
If the lessee does not vacate the room by 11:00 AM a penalty of THB 200 will be
deducted from their security bond for each additional hour they stay after 11:00 AM.
2. ROOM and FURNITURE LAYOUT
The Lessee is NOT AUTHORIZED to modify the layout of the room/furniture.
Should any change(s) to the layout of the room / furniture be considered necessary,
the lessor's agreement must be obtained before any changes are made.
SECURITY BOND: (Monthly Rate Only)
2 months' rental must be paid in advance. 1 month's rental will act as a security bond for the duration of the contract.
The security bond will be returned in full at the expiry date of the rental term.
In the event of damaged equipment or unpaid bills, the appropriate amount shall be deducted and the remainder returned. If the rented furniture or equipment has been lost or damaged, the tenant shall be held responsible for such damage or return the furniture or equipment in workable condition.

A telephone line with a dedicated number is provided in SUPERIOR and DELUXE rooms. Domestic & international phone calls can be placed through pre-paid PIN code service (at same/similar rates as/to standard calls). Minimum 6 month rental agreement and a security bond of 10,000 baht are required to make standard International Direct Dial calls.
A telephone line is available in STANDARD rooms with minimum 6 month rental agreement and a security bond of 10,000 baht is required.
VERY DIRTY PLACE!!!!
NO BREAKFAST AS PROMISED
VERY BAD LOCATION.
IT IS NOT 90 SQ.M AS PROMISED, MAYBE 30 SQ.M.
We suppose to stay 4 nights , but when we arrived ( late evening ) , we were really shocked and just left next morning. We complained about dirt to the owner - Eric - but we only got SHOUTED in return - I cant believe it could happen.
The only explanation we got from Eric that the price is law and why to expect clean place???
We lost one day of our vacation , got very upset and spoiled mood as well as money, that we have paid ( Eric returned only 30% from the amount ), even he deducted the taxi cost ( he have arranged "free"pick up from the airport ).
I JUST WANT TO ADVICE ANYBODY LOOKING FOR THE APPARTMENT TO GO TO STUDIO 99 - REALLY VERY CLEAN PLACE WITH BIG ROOMS AND PERFECT SERVICE, VERY GOOD LOCATION - WITH THE CHEAPER PRICE.
This review is little late. Its had the pleasure of staying at the apartment in Nov 2014 for a little over a week. I had an overall great experience. I stayed in the family deluxe apartment which has a living room, kitchen, dining room, small office area, 1 bedroom and bath and a patio area. I loved the amount of space I had. It was great value for the money. It was clean and very nice and updated furnishings. The price included breakfast at their restaurant on the first floor and 3/wk room service. The restaurant has free wifi and the chef was fantastic. The building also included a mini market on the first floor for minor necessities like water, toilet paper, soap, snacks, etc. The location isnt within walking distance of the old city but that was fine with me b/c I rented a motorbike. The city is only 10 min away on motorbike. Or you can take a red truck in.
I only have 3 main complaints. The listing says the apartment has internet but what it doesnt say is that you have to pay for it. Though the building has free wifi in their cafe, free in room wifi is a must for me. The second thing is that the room service days werent specified to me. So they surprised me on 2 different mornings and I could either leave the room or not have it cleaned for another few days. I would just suggest you let guests know the cleaning days and times. And lastly their septic system seems to act funny at night. Though the bathroom works perfectly fine at all times, for some reason every night I was there I had to shut the bathroom door b/c of a foul odor that came up from the vents.
Beware, this apartment is ant-infested, and far from the city sights. I was told that it was a ten minute walk to the historic section of Chiang Mai. In actuality, it is a 10 minute drive. Tuk Tuk drivers are unfamiliar with the residential location, so I had difficulty finding ways to return to the apartment. In addition to the poor location, it is not in a desirable part of town. There are 2 sex shops at the end of the streets with the prostitutes clearly outside for all to see.
The apartment itself, without the ants, and the poor location, would have been fine. It wasn't exactly as pictured, but it was nice. I was so unhappy with the apartment though that I ended up moving to a hotel halfway through my stay.
The only unfriendly people I met in Thailand were the staff at this condo. They couldn't have been more disgruntled when you cared to ask a question. They seemed pained to have to remove their earbuds, to listen to you speak.
The breakfast was minimal, and poor. Even though it was free, I opted to skip it after the first morning when I was served cold eggs.
My first indication that all was not well with this listing was trying to find a taxi driver to take me here from the train station. It was difficult. This condo is far from the city sights. Here are other reasons not to stay here:
1. ANT INFESTED
The apartment is crawling with ants. Tell the front desk about it, and all they do is hand you a can of bug spray. After living in Florida for nearly a decade, I will tell you bug spray is totally infective against ants. The ants just move to a different location. You need ant bait which destroys the colonies. Regardless, one can of bug spray would only put a slight dent into the ant population of this apartment.
2. PAID WIFI, WITH POOR CONNECTION
I was surprised that I had to pay for wifi for each device that I wanted to connect to the internet. The connection is poor, and you are constantly kicked off. In the evenings, it is really difficult to connect, and 2 evenings I was unable to get wifi entirely.
3. COLD EGGS FOR BREAKFAST
Breakfast is minimal, and bad. After the first morning's experience, I opted to skip the free breakfast.
4. FAR, FAR FAR FROM HISTORIC CENTER OF THE CITY
I was told I was a ten minute walk from the city. In reality, you are a 10 minute drive from the historic section of town where you want to be. This place seems to be on the edge of town.
I could go on, but suffice it to say, look elsewhere, book elsewhere. Even though this condo was fully paid for, I ended up moving for the last 3 nights of my stay to a hotel in the historic center of town. Don't repeat my mistake.
