Tipping T is an inn located perfectly between Austin and Dripping Springs. This listing is for Waller House. Waller House sleeps up to 10 guests. Waller House has two private rooms upstairs, each with a queen size bed. Downstairs, there is a bunk room with two twin/queen bunks.

I really enjoyed the Hummingbird House! Me and a couple of friends stayed there from the 10th through the 12th of July coming from Dallas and it was so nice. We were surrounded by nature which was so soothing and peaceful! We went to a couple of lakes in Austin and it was not too far. We did campfires at night and the stars were so big and bright! Truly enjoyed every minute of it and hope to visit and stay again!

Wonderful location, cozy home and best friends

The property was great! We met 6 other couples friends and had a fabulous weekend away. The weather was wet and icy, but the hummingbird and bunting homes were so warm and cozy. The hospitality was so nice with fresh bagels and coffe cake waiting with champagne and Orange juice in the fridge ready for some morning mimosas. The location was amazing...we picked this home for its proximity to Jester Kings and we are so glad we did. You can't beat walking through the back gate to an awesome brewery and great pizza at Stanelys Farmhouse Pizza. We also visited Duchman Family Winery, Twisted X Brewery and Deep Eddys Vodka on Saturday with a private tour bus.

We rented both homes and although we were at capacity on sleeping arrangements with 14 people it was very nice. Thank you so much for opening up your home to us. It was such a nice weekend! We definitely recommend!

Charming, Accommodating House

This house was great and the owner was friendly and easy to contact. We traveled with a group (adults and kids) to relax and photograph areas around Austin. This house is well equipped, comfortable and CHARMING!!! The craftsmanship and charm of the house make it very inviting but it is also exceptionally clean, well-organized and well-cared for. Our favorites were the view of the tranquil and peaceful yard with the occasional wild turkey running around, loved the outdoor shower and the easy access to the Jester King Brewery! The kids even had plenty to do with the free Wifi and outdoor games to entertain themselves. This is a marvelous alternative to a hotel and the best way to fully enjoy Hill Country with family & friends!! We will definitely stay again!

family hangout

My family and my sisters family came to Austin for a family wedding and we all decided to stay at the hummingbird cottage. It was a nice get away and the place was cozy and clean. Plus the brewery and pizza place were next door and was a great family hangout. We really enjoyed ourselves and we look forward to staying here again soon.

great place for a family stay

Stayed there with several family members including a young grandchild, a grandparent, and three other adults. Loved the outdoor pond and the outdoor table. The kitchen was nicely equipped and there were plenty of toys, books and even a highchair available for the child. My only problem was in the difficulty with being able to have direct contact with the owner over the phone which I never accomplished. Left messages but no call backs and I just had some simple questions to ask.

Perfect Hill Country Get-away

This is my second time staying at the Hummingbird House, and I hope to be back again soon!

Beautiful house and property. Perfect for our reunion with old friends - I imagine it would be great for two couples or a large family. We took a quick and scenic drive up to Pedernales State Park and walked (so exciting!) to Jester King & Stanley's Farmhouse Pizza for dinner. The outdoor shower by the beautiful little pond & garden is an added treat. Really enjoyed cooking in the fully-stocked kitchen and playing card games around the large dining room table. We didn't even have time to enjoy a movie! Next time. :)

The owner was incredibly helpful and provided excellent customer service. Hope to be back soon!
