Casale Napoletano is a 5 bedroom farmhouse located in a natural reserve area in the Umbrian foothills of the Italian countryside. Situated in the province of Perugia, the villa is very close to Tuscany and you can reach cities such as Florence, Cortona, San Gimignano, Chianti, Montepulciano as well as all of the splendid hill towns of Umbria including Assisi, Perugia, Todi, Spoleto, Deruta, Gubbio, Montefalco, Orvieto, local wineries, monasteries, etc...

The property has an exceptionally large private pool and 15m long (50 feet) pergola which overlooks the rolling countryside. Perfect for long sunny days or a dip with cocktails after a day of touring the surroundings.

A small country road winds its way up from the valley to San Benedetto where an even smaller, private, ½ km (about ¼ mile) lane leads to this wonderful retreat where life is slow and uncomplicated. Surrounded by olive trees, Casale Napoletano has been transformed in 2013 into an immaculate and beautiful property. The house offers complete privacy, nestled in the surrounding beauty of Umbria with no other residences in sight. It is likely that the closest you will get to stress is choosing which terrace on which to sip a glass of local wine while sampling locally made cheeses, meat, olive oils and tartuffi (truffles) with fresh, crusty bread. While Casale Napoletano’s situation is exceptionally private, it is only a 5 minute drive to the town of Umbertide which has several supermarkets, restaurants, trattorias, cafes, a small Old Town and a market every Wednesday.

The home has been completely and beautifully renovated from top to bottom in 2013 using only local materials and traditional Umbrian craftsmanship. It has all new appliances, including dishwasher an American style refrigerator, italian-made oven with 5 gas burners, new bathrooms including a deep free-standing Philippe Starck bathtub, custom made glass showers, large hot water heater, new plumbing, windows and screens, brand new mattresses, pillows and linens. You are assured of a comfortable stay. Perfect for families and friends! The outdoor brick oven is great for making pizzas and meats.

If interested, the owner can help arrange cooks, cooking lessons in English or Italian, wine tasting at the house, delicious prepared local meals delivered to you upon arrival or during your stay, or just about anything else you may want.

As you know we dined twice with Franco and Anna, we would like to ask you to send them a note or when you speak to them next to let them know that we loved the experience they gave us. An incredible and unforgetable experience in Casa Napoletano. That are the words that describe our holiday the best. Located on top of the hill, we have had the most beautiful afternoon snapshots. Words and pictures can't capture the wonder of this villa. We where there for 5 weeks, had different family members visit us. Everybody had the same "ahhhhh's" and wowwww's". Most important is the communication with the owner Michael: fluent speaking english and Italian, with very quick response in case of a question. Very polite and helpfull. We where there with young children (youngest was 3). Before the holiday we where a bit afraid for the swimming pool, wich is laying lower but we put a chair in font of the stairway downstairs, so that was no problem. The house is very clean and the kitchen has everthing a cook needs. Thank you Michael for this great escape! Cheers

A Stunning Home

Casale Napoletano is just fantastic!!!!! This is an absolutely gorgeous house, beautifully designed and extremely well-appointed. The spaces, both inside and out, are quite spectacular, and the terraces and pool area are truly stunning. We loved it and will return again and again.

The listing was very accurate. The photos are great and, if anything, they do not do the property the justice it deserves.

The owner is amazing and was helpful beyond belief. We cannot say enough about him. He made our experience a truly excellent one.

An absolute share it only with your very best friends!!!!!

A Sublime Experience

The property is beautifully situated atop a steep hill (nearly a small mountain) overlooking a valley and facing a line of near-mountains in the distance. Often in the morning the valley is filled with a line of clouds, and above them range the gorgeous hills. The villa is surrounded by active farmlands, with cows and goats wandering in nearby fields, roosters crowing (but not too early), and the constant cheering sound of many birdsongs (including doves and cuckoos). There are three terraces from which you can view the surrounding countryside and the delightful pool (which has a covered pergola on one side, and plenty of tables and seating for outdoor entertaining). A wood-fired pizza oven is just down from the house--and lovely gardens with lavender and rosemary, various flowers and flowering trees and bushes, and at least one cherry tree and one fig tree close to the pool area. The setting is heavenly (though slightly difficult of access on a steep, curvy, and unpaved narrow road about a half mile long).

The villa itself is comfortably and tastefully furnished, with every modern convenience. The three bathrooms are well appointed (though a few additional towels might be helpful--and some wash cloths, though I realize that these are not typical in Europe). The five bedrooms and three sitting areas are nicely furnished in neutral colors, with simple touches both rustic and modern. The top outdoor terrace has a dining table and chairs for eight or ten, plus several rocking chairs. It is a wonderful place to dine and watch the day wane, or have a glass of fabulous Umbrian wine. The kitchen has excellent stainless appliances (large fridge, superior gas range, and dishwasher) and a huge beautiful island with seating for six. The cupboards are fully stocked with dishes and glassware, pots and pans, electric kettle, Italian stovetop coffee pots, etc. Our party of six adults (ages 70-18) was perfectly comfortable in the villa, found it plentifully spacious and, with bedrooms on three levels, comfortably private as well. The villa is a great launching pad for 1-2 hour drives to various sights: Florence, 2 hours away, ditto Monte Vettore and San Marino. Arezzo, Spoleto, and Assisi are closer, as is the ancient village of Montefalco, with its many vineyards (and wine tasting opportunities).

Franca and Sabrina provide delicious prepared meals if you wish. Anna and Franco's rustic dinner, like them, is just the best: Italia's warmest welcome.

Umbrian hospitality at its best

We have just had a thoroughly enjoyable week at Casale Napoletano. To echo the comments of many others, this is a beautifully renovated farmhouse, very comfortable, well equipped with all mod cons, and very accessible. From Umbertide to the entrance gates, there are no twisty white roads with blind corners - a treat in rural Italy! We stayed in March, so the pool was not open or needed, but we did enjoy lunches on the terrace and soaking up the views in the mild spring weather. However, for us the real joy here came from a generosity of spirit – from Michael himself, Franca the cook, and caretakers Franco and Anna. Michael was endlessly patient, helpful and prompt in answering my many questions. From the house menu, we had pre-ordered food for our first night after a long drive. Franca and her daughter Sabrina greeted us warmly, bringing a welcome array of freshly cooked antipasti, pasta and ragù at extremely modest prices, plus freshly laid eggs (another treat). It was all so good we ordered for other nights as well. On another occasion we enjoyed the hospitality of Franco and Anna at their little shack on the property – a most convivial evening with more lovely home cooking, local wine and lots of laughter. No English spoken by anyone, it didn’t seem to matter. The week passed quickly. We felt so much ‘at home’ we did little sight-seeing (our third visit to the area, didn’t feel the need) preferring instead to stick to local drives around the hilly countryside, short shopping trips to Umbertide including a visit to the Wednesday market, and the occasional restaurant meal. Erba Luna in Montone and I Girasoli in Molino Vitelli being particularly memorable. All in all, a great stay which we would hope to repeat.

Most Amazing place

I would have to write a book to properly describe Casa Napoletano. Nothing I say will do justice... You have to be there. This villa lacks nothing, Mesmorizing views from each porch. Peaceful surroundings . The house itself is gorgeous in and out. Decorated in a relax but very tasteful manner. From the kitchen to the upstair bedroom everything was perfect. The pool is a perfect size with views that inspire you. Then you have Franco and Ana, have to love this couple. they prepare amazing food and are so welcoming. We became friends. The villa is in a location that is easy to reach many places such Assisi and Gubbio. 2 of my favorite towns to see. Usually when on vacation , I am anxious to return home. I did not get that feeling with Casa Napolitano. I could have stay forever. My family and I are already planning a stay at Casa Napoletano for for next year.

Peaceful Country Retreat

Looking for a peaceful retreat located amidst the farmland of Umbria? Casa Napoletano is close to perfect. The pool is large and clean. The wood pizza oven works like a dream. Enough wood is provided to allow for a week's worth (and more) of alfresco cooking. The screens on all windows and doors are a rarity in Europe. It is possible to leave the windows open at night to enjoy the sweet country air and wake up to the sound of pheasants in the morning. The outdoor furniture and patios are high end and in excellent shape.

The photos do not do the interiors proper justice. The entire villa is constructed and decorated with care and craftsmanship. The upholstered sofas and chairs are comfortable and new. The beds, with the exception one of the downstairs mattresses, are new and spotless. It might be time to replace the downstairs mattress? Excellent hot water supply, beautiful bathrooms and fixtures, lovely linens, abundant supply of towels. No stemware wine glasses were provided as wine is commonly sipped out of small glasses at home. We asked where we might find stemware and Michael, the wonderful owner, had a set delivered to the house the next day. He is one of the easiest and most accommodating owners we have ever encountered in 30 years of renting homes in Western Europe.

Franco and Anna are caretakers for the villa. They are warm, lovely and not at all intrusive. Communication was fine even with our very limited grasp of the Italian language.

Folks should give consideration to the location of the villa. Michael honestly describes the nearest town as "a typical working village". Umbertide is indeed a place where Italians live and work. The town wouldn't qualify for "prettiest villages in Italy" status. However, the town has an excellent COOP market and another very inexpensive suoermarket. The town is also located next to the E motorway providing quick access to all the Tuscan and Umbrian sights. The surrounding hills are covered with olive trees, forest, pastures, small farms and walking roads. The villa is a 5 minute drive to town but located in an absolutely quiet and peaceful setting. The surrounding area is a nice relief from the glossy and sometimes busy Tuscany region. This undiscovered pocket of Umbria seems to be ready to become a serious holiday destination. Don't miss the beautiful town of Montone and the excellent restaurant Erba Luna perched on the edge of the village. Nearby Gubbio is not to be missed.

Rome or Florence are the most popular points of entry in Italy for visitors to Umbria, however there are a number of other possibilities including Bologna, Pisa, Ancona, Milan and Perugia's own local airport- St Egidio, from which it is a mere half hour drive to reach Casale Napoletano.

Casale Napoletano is the perfect local base from which to explore the region as it is a 5 minute drive to the E45 motorway which gets you to the breathtaking hill towns of Umbria and Tuscany, Florence, Pisa and Rome. A 10 minute drive brings you to the beautiful village of Montone, ranked as 'one of the most beautiful villages in Italy' and is home to the Umbrian Film Festival. Within a short drive you can find yourself in magnificent villages and historic cities rich in both culture and landscape including Assisi, Gubbio, Perugia, Todi, Spoleto, and the world renowned village of Deruta known globally for its stunning hand painted pottery…or at Lake Trasimeno, the largest lake in Italy. A 45-90 minute drive brings you to the majority of Tuscan hill towns including Siena, Cortona, San Gimignano, Montepulciano, Chianti, Tuscan Wineries and olive oil producing Umbrian Monasteries. Several hill towns are encircled by Etruscan walls with streets lined with medieval and renaissance palazzi. Endowed with historical monuments and art, the endless beauty of the region speaks for itself. Approximately two hours driving brings you to Florence, Pisa or Rome.
