The Sage Road duplex is a perfect place for extended family reunions, ski clubs, or wedding parties who want lots of space, views, and proximity to skiing. This 5-bedroom/5-bath condo offers inviting, pleasing accommodations with moderate furnishings and some updated features. It offers 3,500 square feet and room for up to 18 guests. This property has a 30-night minimum stay during ski season.

There is a second level entry leading into the living room which has 25-foot ceilings with floor-to-ceiling windows facing Bald Mountain. There is a river rock wood-burning fireplace for those chilly nights, two comfy leather sofas, and an overstuffed chair for relaxing. There is also a 46-inch flat-screen Streaming TV with a Blu-Ray DVD player in the living area and wireless internet access. From sliding doors in the living room and dining room, there is access to the large deck with a private hot tub and a gas BBQ grill. The fully equipped kitchen has granite countertops, a five-burner gas cooktop, and a double oven. Off the kitchen, there is a stacked washer/dryer. The dining room table is picnic style and seats 10; there are also two bar stools at the breakfast bar for additional seating. Also on this level is the first guest bedroom with two twin beds and access to a full bath off the hallway.

The second guest bedroom is located on the top floor and has a queen bed. There is another full-size bath off the hall. The loft landing area has a queen sleeper sofa for extra guests and looks down over the living area. The third bedroom on the second level is the master and has a queen bed, en suite bath, a 32-inch flat screen streaming TV, a walk-in closet, and a small deck with views of the mountain.

The great room located on the lower level has another 50-inch flat-screen streaming TV and a queen-sized sofa bed. Adjacent to the great room, there is a kitchenette with a sink, microwave, mini-dishwasher, mini-refrigerator, and a table with seats for four, plus cooking utensils, cookware, and tableware. From the lower level, there is access to bedrooms four and five off the great room. Bedroom four offers a queen bed and an en-suite bath with tub and shower. The fifth bedroom has a queen bed and en-suite bath with shower only. Off of the great room is an alcove that has 2 sets of twin bunk beds. This unit also offers a dry sauna. The lower level has a separate entrance and heating.

Complex Features: The Sage Road Home #320A is half of a duplex home located one-half mile from the Warm Springs base of Bald Mountain. There is a free shuttle that picks up about 2 blocks away from the home which can transport you to the ski lifts, downtown Ketchum, and the Sun Valley Resort. PLEASE NOTE: PARKING AT THE HOME IS LIMITED TO 2 VEHICLES. This unit does not have A/C.

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Service and rental location was very good as well as ability to accommodate a large group. Kitchen was adequately equipped and overall the unit was clean. However, the online pictures and description is deceptive in that it does not reflect the poor and dated condition of the unit. All the flooring and interior surfaces need to be upgraded as evident in the brown shag carpet, dated tiling and paint color in what appears to be vintage 80s interior. Additionally the concrete decking tiling was crumbling making for a potential hazardous condition and water leaked inside the unit. If this unit were available for roughly a third less the cost we paid, I would say it would be a great value. Given all of above, our expectations of our visit were not met and could not recommend recommend this unit to friends and family.

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The location was good, the size met our needs, but there was a great deal of attention needed throughout the house. A lot of deficiencies unfortunately.

Great location and large home for a big group, but…
First the good… This house is very large, and can certainly accommodate a party of 10 to 15 people easily. The location is fantastic and the flow of the house is great. The kitchen is well stocked with all different types of cooking utensils appliances. Literally a five minute walk to the warm Springs base area. And although we didn’t use it, the bus is about 100 yards down the road if you want to take the bus into town. The Alpine lodging management company was very good and communication was excellent. They even allowed us to check in a little early because we arrived early. The house was very clean. The unfortunate… as has been mentioned on previous posts, the furnishings are definitely dated. That was OK because there was plenty of comfy sofa seating, even if it was 15 to 20 years old. But honestly, this home definitely needs a little bit of maintenance. Most of the outlets will not hold a plug-in without it falling out. Some of the outlets didn’t work or were on bizarre switches far away. Wi-Fi was very weak and spotty but then again we had nine people using it but for a house this size, it needs stronger Wi-Fi to handle the large groups that likely rent here. Cabinet doors were loose in the kitchen and it was very loud in the kitchen because the furnace and washing machine and dryer are in an attached closet without a door of the bathrooms had a crack in the shower a couple of the bathrooms even had carpeted floors!!! That was a telltale sign of when the last remodel happened. I’m guessing late 70s early 80s. One of the more annoying things is that the windows are extremely drafty when fully closed. one of the sliding doors in the living room would not close all the way so in the morning the quarter inch gap in the trim would make the living room cold until it warmed up later. We ended up stuffing a thin towel to seal up the gap. Several of the blinds either were missing draw cords or would not stay up. Finally, although there are queen-size pull out beds, they, too, are from a different era, where they probably were not meant to actually be slept on. You know, the ones with the hard metal bar through the middle of the bed mechanism. The one that slept on the pullout just took the mattress and put it on the floor. I’m pretty sure a maintenance man for about $5000, could replace all the outlets and fix the out of alignment doors and windows. The home has really good potential with some repairs and maintenance! Just be aware!

Nice spot
Great location, listing was pretty accurate. Pros: Location, Hot tub was great, fits a big party, sauna was a bonus. Cons: Wi-Fi is spotty, space is a bit outdated. Overall the price is reasonable for what you get. Our group head a great time and would stay there again! Also ice/snow removal could be a bit better. Stair landing was very icy. Luckily they had salt outside the unit that we utilized.

Great family reunion site
We brought thirteen people together from four states. Ages 7 to 74. The three levels allowed people to gather or be alone as they saw fit. The main level deck was great for visiting into the evening. Location was on a dead end street, so the kids were able to play football in the street. The Alpine office was very helpful. The property is showing a little wear that does not yet interfere with having a great time, great location, great view.
