***

Vision

Upon opening the door, this beach-house-stylized villa conveys, “welcome, you're on vacation in coastal south florida!!!”

***

Location specifics

This hillsboro beach villa resides on a resort property that fully-spans hillsboro mile (a1a) from the atlantic ocean to the intracoastal waterway. Guests are able to conveniently enjoy the distinct features of both the ocean and intracoastal waterfronts.

Within the resort property, this villa is located on the west half of the resort property adjacent to hillsboro mile. It is secluded from this road via lush tropical landscaping that also partially screens sightlines to other resort guests on footpaths as they travel to and fro.

This villa is a compelling value, providing a very private and secluded experience for its guests. Guests often use its adjacent yard-area as an additional sunbathing option and for porch-side grilling. Grills are available upon request from the on-site management office.

***

Basics

This villa is one-half of a duplex of two identical 'mirror-image' units. The villa contains 1 bedroom w/ walk-in closet, 1 bathroom, galley kitchen with eating nook, living room, and a covered private-porch. 1950’s constructed 6+” solid-mortar walls provide superior sound insulation from the adjoining villa.

Villa furnishings are high-quality wicker-/rattan-framed with comfortable decorative cushions. Furnishings are accompanied by decorative lamps, the latest in led reading/task lights, and accented by a relaxing, fun array of original florida-themed artworks.

A fully equipped kitchen is meant to be used. Dimmable lighting, appliances, accessories, dishes and glassware provide variety and quality consistent with what guests would typically use entertaining in their own home.

The villa is fully air-conditioned, but also provides 3 interior ceiling fans for guests who prefer the fresh air scents of the ocean.

The king-size-bed mattress and box-spring are comparable in comfort and quality expected of 4&5-star hotels. An amazingly comfortable and easily movable blow-up bed is available if needed.

Monday-saturday daily maid service is provided for linens, towels and floor cleaning. Coin laundry facilities are available on both the west- and east-side of the resort property.

***

The porch

An often underestimated feature of this villa is its attached covered porch. This private-porch is more aptly described as a tropical room useful in nearly any weather condition. Shaded and outfitted with 2 cushioned porch chairs, table, lounge, side-table and a ceiling fan, the porch looks southeast onto flowering plantings and the early morning, noon and afternoon sunshine of south florida. Guests usually move their lounge to the porch side-yard to provide a highly convenient sunbathing option.

One wall of the porch is a 7’ tall solid-tri-fold wall/door system that divides it from the porch of the adjoining villa. That said, guests vacationing together in both duplex villas typically choose to unlatch this decorative divider to enjoin their porches. Of note, this divider system was designed and manufactured to custom specifications by a company that produces similar products for augusta national golf club. A perfunctory afterthought it is not!

***

Beyond basics

This unit is equipped with a high-performance sony entertainment system. Integrated sony components include: bravia 52” hd tv, blue ray dvd player, and home theater soundbar and woofer speaker system. Content is deliver to the entertainment system via comcast's hd digital package, upgraded to include premium movies and sports packages.

Beyond comcast… an in-house library of dvds is provided. For guests who want to enjoy their own digital libraries of music, movies, videos and photographs, the home theater system can be connected to guests’ i-phones or android devices via standard-wired connections, or paired via bluetooth wireless technology.

***

Staying connected

A dedicated parking space is provided a few steps from the villa backdoor, an underestimated convenience particularly for long-stay guests who plan to eat and entertain extensively in their villa and on the resort property.

Hi-speed wireless internet is provided at no additional charge so guests can conveniently remain connected to the outside world. That said…

This villa’s guests connect far more with one another, enjoyably losing track of time, days and weeks!

Why Tom (owner) chose Greater Fort Lauderdale

Extensive domestic and international travel for work, study and vacation has been a common theme of our family. Yet, regardless of the many spectacular places we've been, each of us still immensely enjoy vacationing at these villas -- together as family, with extended family, and individually with friends.

Some things don't change. We have been able to accurately say for more than 40 years of evolving interests and perspective, 'at the villas there's something for everyone.'

Each year our family invests significant thought, effort and resources improving and updating these villas, while also challenging ourselves to retain the enduring rich nuggets of character and heritage inherent of this truly extraordinary property.

Tom & debbie inherited this villa from tom's parents in 2010. We sincerely hope you enjoy these legacy villas as much as we have, and still do.

What makes this villa unique

Upscale, fully accessorized villa in a beautifully relaxing resort setting.

Spacious property with easy access to a 300 ft private ocean beach, heated pool & pool patio area, and intracoastal waterfront.

Net-net... The volume of prime property and quality on-property amenities PER GUEST at this price-point is unmatchable!

Management office on-property provides for guests' varied needs.

Villa covered porch is a tropical room for relaxing, gathering, and dining.

Porch side-yard provides an ultra-convenient sun-bathing option, and area for porch-side grilling.

High-performance entertainment center with premium HD cable movie and sports packages, along with an in-house library of DVDs.

Dedicated parking space a few steps from villa back door.

Hi everyone, I spent 9 days in this villa and I can safely say that everything was perfect. A clean house, stylish, ideally situated in a quiet and intimate place. A place where the owner is interested in daily if we're missing something, always attentive to every detail. In addition the villa is very close to the ocean and the pool. Note that here you feel at home, not missing anything from the comfort with which you are used to at home. Honestly, I always come back here with pleasure and I recommend to all who love the comfort and privacy to spend a vacation in this special villa.

A really nice place to stay!!

  • 5 of 5

This is a great place to stay! The condo is cozy, clean and has a nicely equipped kitchen. The maid service was good and the staff were polite and helpful. We stayed there when Hurricane Mathew was going up the east coast of Florida. The manager (Janice) stayed long after office hours to monitor the storm and make sure all the guests were safe. The area is quiet and the grounds are beautifully kept. The owner was quick to respond to answer our question.

Owner's Response: Thanks for the feedback and compliments. I have to say, you were remarkably calm, yet focused, while gathering information from me and our property manager to assess whether to evacuate -- very impressive. I'm glad everything worked out -- what an adventure!

A perfect place for a coastal getaway

  • 5 of 5

It took me some time to find this fantastic place, but I'm so glad I did! My initial plan was to rent a condo closer to Fort Lauderdale, but this lovely place worked out so much better for us! It is only 30 minutes from FLL (40 min. if you take A1A and I would certainly do that vs I-95). The place is very quiet, relaxing and you hardly run into other guests (at least we have not in September). Our favorite feature is that you have both a beach access and a canal view! Every evening (especially on Fridays and Saturdays) there are dozens of yachts and boats going up and down the Intracoastal Waterway and we had a front seat to the show against the backdrop of a beautiful sunset. Villa itself is very well appointed and decorated, superbly maintained and I consider it one of the best VRBO places we encountered! I already recommended it to two other couples (who were interested in a similar getaway) as my first choice to stay on the Golden Coast!

Beautiful villa, excellent location

  • 5 of 5

I travel to this area of South Florida frequently (6 or more times a year) to visit family. This unit was one of my favorites to date. It was roomy and had a private and lovely porch which I used often during my week long stay.

Hillsboro Beach is a very nice area - far enough from the hustle and bustle of Deerfield to have a more quiet feel but close enough to walk to dinner if you want.

The unit is tastefully decorated in a coastal decor. Kitchen was well equipped.

The beach is just across the street - five minues or less to walk over. Beach area is very nice with lots of cabanas and chairs available. The intracoastal side is also beautiful and a great spot to watch the sun set.

I highly recommend the villa! You will love it.

Owner's Response: Thanks for all the positive vibes! We have much in common re use of the porch, and it sounds like you used the extensive kitchen accessories some. That u come to S Florida numerous times each year and thought so highly of our villa particularly says a lot to me. BTW, I did a lot of up-date to landscaping and other stuff during extended stays in December and January, and we're doing a complete redo of bathroom by end of April. Hope you have a chance to come back!

Great Location

  • 5 of 5

Great location with easy access to both the pool and ocean as well as the intracoastal where we enjoyed relaxing and watching the yachts sail by. Easy walk to Deerfield Beach, near restaurants and shopping. The villa was light and airy decorated in a beach motif, exceptionally clean, and the grounds well maintained true to the pictures displayed on HomeAway. The owner (Tom) was responsive to any of our questions and the resort association staff very accommodating. A big plus was having parking right outside our door. A suggestion would be to update the bathroom. The bathtub is outdated and a shower stall would be an improvement. We also found the mattress to be uncomfortable. Overall we certainly would consider a return visit.

Owner's Response: Thank you for thoughtful feedback. It's always of interest to gain insight re the aspects particularly appreciated by our guests during their stay. It sounds like you were a "very good fit" to our unique amenities. Some specific responses... Bathroom is scheduled for update by end of April -- specifics are actively under consideration. I'll clarify specific changes upon completion. Mattress is about 3 years old and of high-end foam construction ($2500+). Most of our guests like it and comment so unprompted. It's particularly ideal for people with lower-back issues. That said, when we replace it (not planned soon), we'll probably get something of a more traditional construction, as a few of our guests like you find it uncomfortable/different from what they're used to. A sincere THANK YOU AGAIN for taking time and effort to provide substantive feedback. As Mark Twain once wrote in beginning a long letter to a dear friend, "I'm sorry this letter is so long. If I had more time it would be shorter." You obviously spent some time crafting your thoughts. Thanks!

Excellent Beach house

  • 4 of 5

Excellent place to stay. We came from Europe, so it was very important to have a secure and open contact with the owner and the reception desk. They responded very well to our e-mails. The house was open at the time of arrival in the evening. The only thing we suggest is a fresh bottle of water when you arrive. But the supermarket was only a short drive away.

The house was very warm decorated and had everything we wanted. Housekeeping was dailey and friendly. The beach was quiet and clean. We stayed 13 days and were sad to leave..

Owner's Response: Thank you for appreciative and kind words. Debbie and I put a lot of thought into providing accessories and decorative features to create an appealing and relaxing setting. We appreciate and consider all feedback. A few bottles of water provided at move-in is a good idea, but I can't implement unless resort decides to direct our housekeeping staff to provide for all villas. We'll see, but to be honest, I'm guessing this suggestion won't be acted upon -- for some pragmatic reasons, and because change comes slow at our resort, which has both pro's and con's. That said... I think the water quality is pretty good -- though not as good as Great Lakes water which is what I'm used to. So, that is why we provide a Brita water pitcher and filter, which I hope you eventually located. I'm guessing not, so your feedback has triggered a thought. Next time I come down I'll provide a permanent note, perhaps inside a cupboard door, to highlight the use of the Brita water pitcher & filter. Thanks for the feedback!

LOCATION BASICS

Located along the Atlantic Ocean on Florida’s Gold Coast between Ft. Lauderdale and Boca Raton, this villa is situated in the exclusive residential community of Hillsboro Beach (Hillsboro). Hillsboro is home to grand estates, upscale private condominiums, and a select few condominium resorts.

This villa is one of forty detached units on a 7.5 acre condominium association property, which is run as a resort. A management office and staff are provided on-site to address guests' needs, Mon-Sat 9-5pm.

***

LOCATION “ESOTERICS”

Hillsboro’s landmass is a rare Florida coastal treasure, demarcated by a 3-mile narrow peninsula separating the ocean from the Intracoastal Waterway.

Best known for its magnificent estate properties that straddle both sides of its one public road -- Hillsboro Mile (A1A), known locally as “Millionaires’ Mile” -- inhabitants of Hillsboro enjoy the distinctly different features of BOTH the Atlantic Ocean and Florida’s Intracoastal Waterway.

***

SOMETHING FOR EVERYONE

Each villa guest has their unique set of interests. That said, experience tells us...

MOST OF OUR GUESTS ON MOST DAYS…spend most of their vacation time on the resort property; spend some time walking or biking N or S to nearby interesting and scenic destinations; and travel a few minutes by car to nearby communities for shopping, dining and entertainment.

GUESTS’ USE OF ON-PROPERTY AMENITIES include... lounging in a cabana on the association’s private beach (cabanas available Nov-Apr); walking barefoot on the beach along the ocean; lounging at and cooling in the association’s freshwater heated pool; and gathering and socializing along the Intracoastal Waterway, most often at sunset boat-watching watercrafts ranging from multi-million-dollar yachts to one-man kayaks.

Villa guests occasionally will be seen fishing from the shorelines of the ocean and Intracoastal Waterway. Snapper, snook, mackerel, pompano and tarpon are common catches.

Barbecue grill and picnic tables are provided at both the private beach and along the Intracoastal for use by villa guests.

***

WALKING NORTH TO TOWN

Guests often venture north from the villa for a 10-15 minute-walk along sidewalks adjacent the ocean leading to Deerfield Beach (Deerfield). Deerfield is a classic Florida beach town with a fishing pier, well-maintained public beach, beachside gathering-park, and a variety of restaurants and specialty shops.

***

TREKKING SOUTH

Venturing south from the villa offers an entirely different experience.

For an up-close ocean experience and an ocean-front view of the grand estate homes and other condominiums, guests can walk south along the ocean beach for nearly 3 miles.

For a street-view of Hillsboro’s grand estates, upscale condominiums, boathouses and docked yachts, guests walk or bike for nearly 3 miles in a defined lane along Hillsboro Mile.

***

SOUTH FLORIDA’S WORLD-CLASS AMENITIES

Most of our villa guests will experience at least a few of South Florida’s extraordinary destinations, activities, attractions and events. COMMON PURSUITS include: deep sea fishing, boating, ski doos, golf & tennis, live-entertainment, waterside restaurants, Intracoastal Waterway day-cruises, wind surfing, reef snorkeling & scuba diving, various theme parks, South Beach, jai-alai, and professional or college sporting events. The options are virtually endless.

An assortment of pamphlets is available in the association’s on-property management office.

***

POPULAR DESTINATION CITIES

Destinations NORTH of Hillsboro include Deerfield (.8 miles) Boca Raton (3 miles), and Delray Beach (13 miles).

Destinations SOUTH of Hillsboro include Fort Lauderdale (14 miles) and Miami’s South Beach (48 miles).

***

ABOUT A CAR

A unique feature of this villa is its dedicated parking spot a few steps from its back door. While most of our guests choose to have a car available for the duration of their stay, an emerging trend we see is guests renting cars ONLY for select days during their stay, particularly long-stay guests.

Some rental car companies have nearby rental office locations which enable them to provide drop-off and pickup service for no additional charge (i.e., Enterprise Rental Car, Boca Raton).

***

BIKING ENTHUSIASTS

Bike riders will be interested to know that traveling north on Hillsboro Mile to Deerfield Beach, Boca Raton, Highland Beach, Delray Beach and Boynton Beach, covers nearly 20 miles each way. This stretch of A1A is one of the most popular and scenic biking routes in Florida.

Bike rentals are available in Deerfield. Guests typically store their bikes on the villa porch. Speaking of which...

***

THE VILLA PORCH

This villa has an attached, landscape-secluded covered private porch, providing yet another on-property option for guests' gathering, relaxing, and dining. A few of our guests spend more time on this porch than they do inside the villa!
