Welcome to historic ROSEHEIGHTS, custom designed in 1901 by architects D.X Murphy and Brother of Louisville -- the same architects who built the famed Twin Spires at Churchill Downs. Previously owned by the Mayor of Louisville and Lieutenant Governor of Kentucky, this prestigious home has been host to many U.S. political figures such as First Lady Eleanor Roosevelt, Presidential Candidate Adali Stevenson and Presidents Truman and Johnson.

House features 5 huge bedrooms, 4 full baths and 2 half baths. All three rooms on the second level (1 king, 2 queens) have private en suite bathrooms, including the master which features a claw-foot tub and separate steam shower. Two bedrooms (1 queen, 2 fulls) on the third floor share a gigantic bathroom. The third floor also features a huge game room complete with pool table and oversize TV. Quiet, bright sun room on the first floor is the perfect location to read the paper and sip coffee every morning. Large newly built private pool in beautifully landscaped backyard complete with Brown Jordan pool furniture and pool house + fireplace (pool is not heated and is open from spring through summer -- usually late April through early September). Top of the line, gourmet appliances throughout the home. Lower level features a half bath, workout room as well as another family room with two single pull-out couches. Completely renovated from top to bottom, this is truly a unique estate.

High quality bed linens and towels adorn each bedroom and bathroom. House is stocked with bottled water and a Keurig coffee maker (coffee pods, cream and sugar included). New York Times and local Louisville paper delivered on Sundays.

Situated on one of the most elite streets in the city, in prestigious Seneca/Cherokee Gardens neighborhood just blocks from restaurants, shops and bars, and just steps from famed Cherokee Park. Easy freeway access, close to downtown and airport and just a short 20 minute drive from Valhalla Golf Course or 15 minutes from Churchill Downs. If you're not familiar with Louisville, this is the 'happening' part of town -- you'll be just blocks away from some of the best restaurants in the city.

**Note: While our house is thoroughly cleaned prior to each visit, we do have a cat (cat will not be present during guest stay)

Rental of Roseheights will be limited to those in your group. There may be a maximum number of people permitted in the house. There may not, at any time, be more than 4 cars parked on the property.

Unfortunately, we are no longer able to rent to groups preparing for weddings due to the number of cars and people on the property.

Families with children are welcome, but note that the house is not child-friendly and we may ask that you take additional precaution to avoid anything that may be stained or broken by anyone in your group. We reserve the right to refuse rental to any party. Some groups may be asked to pay an additional cleaning fee or security deposit.

Note about weddings and special events/parties: While we are flattered that you think Roseheights would make a great venue for your wedding, rehearsal dinner, wedding brunch, bridal shower or special event, the property is not set up to accommodate larger parties due to neighborhood and car restrictions and .

Regarding rates for Derby 2018, the rate is a flat $20,000 -- you may arrive any day during Derby week. UPDATE.

Roseheights is already booked for Derby 2017, however, please let me know if you are still in need of a rental. I know of a few houses that are not listed online.

Keith was born and raised in Louisville. He is a general contractor and considers the renovation and revitalization of Roseheights one of his greatest projects. Lisa is a California native but is now proud to call Kentucky home. She's lived through lots of home projects but considers this one her favorite.

Stately home in Louisville

This is a beautiful home in a lovely neighborhood minutes from restaurants and tourist sites. The house was spotless, very spacious and beautifully decorated. Our favorite spot to hang out was their lovely sunroom overlooking the pool and outdoor fireplace. The owners did their best to make us all feel comfortable. Coffee, tea, water were provided. There was shower gel and shampoo in the bathrooms. There were even white noise machines in every bedroom to drown out the traffic noise from the highway that ran below the hill behind the house. Walks through this lovely neighborhood took us to a local park and bird sanctuary. Deer and Wild Turkey grazed in the neighborhood yards. The neighborhood was a like a sanctuary in the middle of the city.

If we were to return, I would definitely book this home again.

Gorgeous and comfortable house!

Wow! This place is a stunner. The photos really did not do it justice. It was the perfect setting for five old friends to catch up. We loved the house, and spent a lovely afternoon by the pool. Perfection. I would highly recommend this house.

Sorry, but I must be honest here

This home could not be more beautiful and the remodel could not be more authentic or upscale. The male owner was fantastic and very hospitable. That being said, future renters should be aware of what they are getting into. Much more to it than I can state here due to limited characters but I will give highlights...Came to celebrate sister's upcoming wedding with friends and family. Most interactions for the weekend were through Lisa (the female owner) who caused great difficulty for us. Once we realized how unreasonable she was, we tried to find another accommodation but it was too late. Lisa e-mailed my sister the week of our arrival and said she was going to cancel our reservation (for a reason still unbeknownst to us- I imagine in the end she just does not like renting her home??). The couple that own this home live here full-time when it is not rented. Expect clothing to be there and food in the fridge. Shouldn't be a problem but we made all of our meals/snacks/drinks so needed the fridge space for the whole weekend. We had to ask several times if the refrigerator could be emptied but were met with argument and ultimately denied (we kept drinks and overflow in coolers). Also, when their home is rented they move into the carriage house on the back/side of the mansion. This would be fine, except for the fact that Lisa (who must watch the property like a hawk) text my sister 9 times on Saturday (every time a car pulled in the driveway- even if just for a drop-off). We abided by specific parking instructions but this was obviously not to her liking?? Parking is quite tricky and be aware THE DRIVEWAY IS SHARED WITH 4 HOMES TOTAL. Lisa wanted to know several months in advance who was coming, when they were arriving, etc, and was quite upset that we were not able to pinpoint exacts (as we were still in the planning stages)- the topic of hours of conversion and planning but I will spare you the details...a nightmare. When we got in traffic and decided to stop for lunch on our way there, she berated our other sister for arriving first-asking where we were (although she had our number to text or call and did not). She changed the contract right before we arrived telling us to be out by 10am (not noon) because she had a renter coming in early that day. We couldn't leave early but she had the cleaning people come at 10am anyhow, and COME TO FIND OUT THE HOME WAS NOT EVEN RENTED-SHE WAS MOVING HERSELF BACK IN! Home was fantastic but not worth the heartache.

Owner's Response: This group was one of the most entitled group of women I've ever met. Several months before the rental date, they stated that I HAD to meet them when they were in town so that they could look at the house. It was not a good week and didn't fit into my schedule, but I still met them and walked them around the house. Then we were told that we HAD to clean out the fridge for their stay (which we did, except for butter, although the freezer was not totally emptied). Then we were told that we HAD to install a handrail along the stairs for one of their guests. The reservation was nearly canceled, when, after multiple attempts to contact them (via both phone and email) about arrival time, no response was received. I received a response a few days prior to arriving that we HAD to make sure the handrail was installed (we installed it). We did not ask who was attending, although we did ask them to limit the number of people in the house (they did not). We did ask what time they were arriving so that we could meet them to hand over the key -- they were several hours late with no phone call or text (I did try calling and response until the other sister had already arrived). Despite the fact that the website very clearly states that special events/parties are not allowed, the group still continued to have one. All renters are clearly told about parking, both before arriving and during their stay...this group chose to dismiss both the maximum number of people allowed in the house and the parking instructions (9 CARS!!), blocking access to the back driveway and causing the neighbors to complain. Contrary to what the renter states, we were not "moving back in" to the house. We had another group checking in later in the day and asked if there was any way our cleaning crew could get in early. They made absolutely no effort to leave any earlier than 12:01pm -- despite the fact that everyone was driving back to their destination. The male owner (my husband, who they thought was "fantastic") thought this group was totally rude and disrespectful. Everyone is given the same set of guidelines when renting the house - this is the only group that felt rules didn't apply to them. As a result of their visit, the ice machine was broken and there are items missing from the kitchen. I think this renter must think that her time is more valuable than everyone else's and she's the only person in the history of mankind who has ever planned a wedding.
