This quaint property boasts an 1890 farmhouse and cottage perched on a hill in a cove. The main house offers 5 bedrooms, 3 full baths, full kitchen and 3 terraces. The cottage has 3 bedrooms, 1 full bath, full kitchen and a porch. Each house has lake and mountain views. Sited on 16 acres of natural land with an expansive field, woods, a private beach and a dock. This enchanting homestead is the perfect retreat for an extended family, multiple couples and small groups. Very private. Light weekly housekeeping included. Will consider rental for main house only.

MAIN HOUSE: This farmhouse sleeps up to 9. Gorgeous lake and mountain views from two of the three terraces. Sunset dinner parties on the screened terrace, morning coffee on the north terrace, or catch a little morning sun on the east terrace with a view of the gardens. Updated kitchen with premium appliances (induction cooktop and convection oven). The open-concept living, dining and reading nook is ideal for large and intimate gatherings. Furnishings are predominately antique. Spend the day on the property's private beach with a fire pit, swimming raft and private dock for your boat.

COTTAGE: This charming bungalow that sleeps 3-5. Enjoy intimate cove views from the screened porch, an updated kitchen and an open concept living and dining room with a wood stove.

The main house is approximately 2,300 square feet, and the cottage is just over 1,100 square feet. The main house has lake, field, mountain and garden views. The cottage, sited behind the main house at the edge of the woods, has a clear view of the field, beach, and lake.

In addition to the private beach and dock, the grounds include a field of wild strawberries, blueberries, and wildflowers (seasonal). The surrounding woods and miles of stone walls envelop the property on three sides, for total privacy. The house has a country garden. We are happy to send more photos of the houses and property.

The lake is perfect for swimming, kayaking, sailing, and low impact motor boats (the north dock of the boat house is yours to use). There is access to a canoe and kayaks. Numerous hiking and walking options throughout the Squam Range are a must -- the trailhead to our favorite quick morning and sunset hike, Eagle Cliff, is just a 10-minute drive.

The delightful towns of Sandwich, Center Harbor and Tamworth with unique restaurants, local farm stands, shopping and groceries are nearby. The main farmhouse and cottage are available for rent. A converted barn (not for rent) is also on the property.

Our family has been loving Squam Lake for 6 generations. We gather to enjoy holidays, weekends and the changing seasons. We treasure the families and guests who return year after year to enjoy Squam's velvet waters and surrounding mountains.

Why Autumn Acres Family chose Moultonborough

Our property, on the northeast end of Squam Lake. It was built as a farm and is perched on a hill at the edge of the lake in a small private cove. The site includes the main house, a cottage and a barn (not rented) in a grand field with native wildflowers, wild strawberries and low bush blueberries (in season). Woods and ferns surround the property.

What makes this farmhouse unique

This is a private and quiet setting with water and mountain access and views and outdoor activities abound.

Squam summers are filled with beach days, water sports, kayaking, boating, hiking and gorgeous sunsets.

Autumn Acres is fabulous for extended families and small groups. Magic memories await.

Glorious property on a hill above a quiet cove on Squam Lake

We had a family reunion holiday at Autumn Acres for two weeks, in the main house and the nearby cottage. The house and cottage were immaculate, and we were assisted by a very nice housekeeper and outside handyman. The property is extremely well kept and equipped with everything needed to enjoy the lake, the house and all manner of vacation activities. The kitchen is fully equipped with high end appliances and and attractive cooking, dinner and serving materials. Rather than roughing it on the lakeside, we felt indulged in a beautiful property in a glorious setting. The property is accurately described on the website, was clean and very well maintained, and every issue, however, small, was quickly addressed by our host. The property is only a short distance from shops and entertainment but still very quiet and secluded from commercial development or other properties. We would definitely recommend this property and would readily return.

Autumn Acres is a gem!

Spectacular! - All it is advertised as and more! This property is perfectly maintained, immaculately clean, and clearly loved by those who care for it. Every detail for guest comfort has been carefully thought of and executed. Just unpack and enjoy the lake and lake views from this pristine setting on a private cove. By far the best accommodations we have had in 45+ years of vacationing on Squam Lake. Barbara is delightful to work with and extremely responsive.
