If you want to,

You are allowed to bring in your family members or friends or relatives to come visit you at the apartment,

or even stay there over night ,

or even stay for the whole period booked ,

if you want to,

and there is no extra charge for that .

You can choose your own check in time ,

BUT IT IS A MUST THAT your CHECK IN TIME MUST BE FIXED with us early,

and preferably not later than 3 DAYS BEFORE CHECK IN DATE.

You can choose your own check out time,

BUT IT IS A MUST THAT your CHECK OUT TIME MUST BE FIXED with us early,

and preferably not later than 3 DAYS BEFORE CHECK OUT DATE .

When you are finally at the apartment with my staff on check in date ,

my staff will go through with you all the items in the apartment ,

and explain to you the use of the items ,

and also will pass you the keys to the apartment ,

and this is the best time to ask questions about the use of the items in the apartment,

and also the best time to test out the items in the apartment together with my staff,

to make sure the items are working fine.

Security deposit of 12,000 PHILIPPINE PESOS cash or US $257 cash (refundable) need to be paid to my staff at the apartment when you arrive there on check in date .

This security deposit will be refunded back to you at the moment of check out from the apartment by my staff.

For longer stays, we may ask for higher refundable security deposit.

Before arrival date we need

EITHER

1 PHILIPPINE ID OR PHILIPPINE PASSPORT (FOR FILIPINOS ).

OR

1 foreign passport (FOR FOREIGNERS )

of any 1 adult guest in the arriving party to be emailed to us,

PLUS

NAME AND AGE OF

ALL THE TENANTS COMING TO STAY ,

so that we can do the paper work in advance for you all ,

on your behalf before your arrival,

to register all of you as the new residents for this period of stay.

In case you do not have scanner to scan that passport or ID then just use a camera to take a photo of the passport or ID and then email us that passport or ID to us.The words on that passport or ID must be readable or legible.

Please email to us the passport or ID ,

preferably not later than 3 business days before arrival date as we need time to process the move in paper work.

If the tenant fails to turn up on check in date and time then the stay will be considered as a no show and rent paid will not be refundable and the tenant will not be allowed to check in on another day.

Please try to be punctual for the check in and check out meeting up.

After check out procedures have been done at the apartment,

the guests need to immediately leave the apartment and not stay on ,

since other new guests need to move in ,

soon after your check out from the apartment .

Even if the stay is shortened,the rent already agreed upon cannot be reduced.

In case of equipment deliberately damaged or missing from apartments,tenants need to pay for the cost of replacement or repair of items in Philippine pesos cash before leaving the apartment.

Guests will not be charged for items in apartment that break down or that stop working ,if the cause of the break down has got nothing to do with the guests.

If an appliance mulfunction due to internal problems in the appliances that is not the fault of the guest/tenant then to be fair , we should not charge the guest/tenant any charge.

So far almost all of our guests do not need to pay damage or missing items charge.

No smoking inside apartment except at balconey or window area

No pets allowed

No cats and no dogs allowed.

During the stay,

everyday please tie up all waste food or food substance into the trash bags that you can buy at nearby supermarket,

and everyday please throw the trash at the rubbish collection point ,

and everyday please wash all used plates and cups,

to remove all food stains and food particles,

so that pests cannot have access to any waste food so this way we can avoid attracting pests into the apartment.

Tenants are not allowed to use the pretext or excuse that there is one ant or one insect or a few ants or a few insects inside the apartment,

or that there are a few specks or a few grains of dirt inside the apartment,

or that the apartment is not clean enough for your liking,

or because you have managed to find a lower priced apartment elsewhere,

or because you decided you prefer to stay in another location,

to ask for a refund of the rent paid,

or to ask for a price discount,

and tenants that are not able to agree with the above terms and conditions,

must never never make a booking of this apartment,

and tenants that book this apartment ,

and yet still use the above excuses or pretexts,

to ask for a rent refund,

or price discount,

will not be entertained .

Extra tenants or guests need to use the extra mattresses for sleeping.(maximum of 2 extra mattresses for sleeping.)

Since this is an apartment and not a hotel so cleaning of apartment by my staff will be done before your arrival but during your stay,there will be no daily changing of bed sheets and no daily cleaning of apartment but you can request my staff to do that for you for an extra fee if you like to.

Electricity is free as long as it does not exceed 12 KWH per day.For example if you stay for 10 days then you will get 120 KWH of free electricity,

and most guests DO NOT NEED TO pay for excess electric usage as long as you turn off the aircon and electric appliances when you leave the apartment or when not using the electric appliances ,

and in the very very rare case of excess electric usage, then the electric rate is 12 pesos per KWH electricity for any excess usage that goes over the limit ,and excess usage fee,if any , will need to be paid in Philippine pesos cash before checking out from apartment.

For long stay tenants, every 2 to 4 months, my staff will come to the apartment to check the amount of excess electric usage fee if any, and to collect the excess electric usage fee if any, but from past experience, the amount of excess electric usage fee for most guests is usually zero or very low since the cost of stay already includes a generous amount of free electricity .__

Stays of 1 or 2 or 3 or 4 days will be charged same total cost as stays of 5 days.

FOR A STAY NEAR OR WITHIN PERIOD OF 20 DECEMBER TILL 5 JANUARY, IF THE STAY IS EXTREMELY SHORT,THEN RENT PER DAY WILL BE MUCH HIGHER THAN NORMAL RENT PER DAY RATE .

Any stay that includes a check in date on christmas eve or christmas day or day after christmas or check in date on new year eve or new year day or day after new year ,

will have an extra 2000 pesos surcharge fee.

Any stay that includes a check out date on christmas eve or christmas day or day after christmas or check out date on new year eve or new year day or day after new year ,

will have an extra 2000 pesos surcharge fee.

A super short stay,

in the middle or near the middle of the

empty part of the calendar,

will be charged an extra surcharge fee of

5000 pesos or more per stay.
