Simplicity offer plenty of space on the inside as well as a generous private outdoor living area where you can barbecue, eat and relax or just sit around the patio and enjoy the gas fire pit! Simplicity is only a mile away from beautiful Red River Beach, within walking distance to the Cape Cod Rail Trail and quality restaurants. A few of our favorite places to dine are only a short drive away - Pisces, Brax Landing and Mooncusser's Tavern. If breweries are your thing, check out the Devil's Purse.

It's where we go to embrace simplicity, where life is really lived—in the mundane, not just in those in-between moments in our lives we often hurry past. It's all the little things that are part of our days, but tend to get glossed over, the simple memories that last a lifetime, experiences that write our story and shape our lives. It's those simple things that matter and become the things we appreciate and remember the most.

Let Us Tell You About This Home:
Offering Central AC to keep you cool and free WiFi to keep you connected! There are 2 AC-splits cooling the home; one in the sun room facing the doorway to the dining room and one in the front bedroom facing the doorway to the hallway. There is an AC window unit in the smaller of the 2 bedrooms.

When you enter the home into a breezeway off of the driveway, to your left is a fully equipped kitchen with a pass-through window to the family room allowing light to flow through and to keep the chef in your group a part of the conversation.

To the left of the kitchen and dining area (with room for 4) is a cozy living room offering plenty of seating including a futon for seating or sleeping (Full size). This room also hosts a TV, and a bright bay window to allow the sunshine to flow into the room.

Beyond the living room is a hallway leading to the bedrooms and bathroom. Bedroom 1 is on the left and has a Queen bed. To the right is the full bathroom with a shower and tub. Straight ahead, you will find Bedroom 2 with 2 Twin beds and a window AC unit to keep you cool.

This home has hardwood floors throughout the living areas and bedrooms and also offers a full washer and dryer which are located in the basement. You can access the basement via the breezeway entry.

Beyond the kitchen is a dining table with seating for 4-6 people. To the right of the dining room is the bright and comfortable family room offering a game table, flat screen tv, and plenty of seating.

Through the family room, there is a sliding glass door leading to a new upgraded deck and patio where your family and friends can sit back at the patio table with seating for 4 to take in a summer barbeque on the gas grill or a quiet cocktail at sunset. There's plenty of space in the sun or the shade to relax. Don't forget the outdoor shower to rinse off after a day at the beach - a Cape Cod tradition!

Guest Welcome Starter Bag Included: Contains 2 rolls of toilet paper, a roll of paper towels, 2 trash bags, a sponge, and a starter amount of bar soap, dish soap, dishwasher detergent, and laundry detergent. A few locally sourced snacks are included as well (subject to change based marketplace availability).

This home has Keyless Entry for your convenience.
NO SMOKING of anything containing tobacco, any other substance, and e-cigarettes, inside or outside of the home.
DOG FRIENDLY HOMES are for a DOG only. This home allows 1 dog for $25 per night. With owner approval, a second dog may be considered for an additional $25 nightly fee. A Pet Registration form must be completed upon reservation confirmation.
Max parking of cars at property: 2 - No parking on lawn anytime.

To Book a Reservation: For Reservations made over 60 days away-you can make 2 payments-50% deposit with reservation and the final balance will be auto billed to your credit card 60 days prior to arrival. We accept Mastercard and Visa for Payments.
A confirmed reservation is nonrefundable--please consider purchasing trip cancellation insurance. Ask our guest specialist for more details regarding cancel options and trip insurance.
Linens such as bed sheets, bath towels and bath mats can be rented at time of booking or at a later date through our linen/concierge services. Please ask our guest specialist for details.
We do not charge a departure cleaning fee. Simply follow our basic check out instructions carefully and there will be no extra charges. If you prefer for our cleaners to take care of the basic check out list, this can be arranged for a fee of $100-$300+ (depending on the condition and size of the home) that can be billed to your credit card for your convenience.
