About this property

200 Acre Modern Mendocino Hot Springs Escape

Longview Ranch is a modern home set atop 200 acres of private land. Originally an industrial workshop, Longview is now a home of modern luxury juxtaposed against dramatic wilderness.

As one of the private ranches on Orr Springs Road, Longview is a perfect hot springs escape, wine country stopover, family vacation, artist gathering or civilized rambling holiday.

While Longview's private grounds provide endless opportunities for adventure, the ranch is just a mile from Orr Hot Springs Resort, where visitors can partake in the resort's day services. A few miles away is Montgomery Woods, a pristine redwood grove. Day trips include Mendocino Village, Anderson Valley's wine country and Hopland.

FOODIES:
Longview's gourmet kitchen, two 10 person tables (one indoor, one outdoor) and setting make it well-suited for intimate gatherings around food, both in preparation and eating. An extensive collection of Heath dinnerware - Sausalito's celebrated mid-century ceramics - ensures feasting in modern style. A picnic lunch on one of the property's scenic outlooks is also highly recommended. Ukiah's Food Coop and local culture make fresh fixings easily accessible.

FAMILIES:
Longview is owned by a family with young children, and provides 2 portable cribs, toys and creative endeavors for children of all ages. There is a fort-like bedroom for children to pile into, and each Queen bedroom is large enough to share with children. A 1000 square feet of open studio space is great for messy projects and after dark roller derbies. A huge porch and fenced acre of yard make it easy for parents to let kids run freely. There is also a hilltop fairy ring for picnics, tea parties and tree climbs with views to boot. Longview is baby proofed for electrics, cooking, windows and staircase. Basic First Aid is provided, and Ukiah's hospital can be reached within 20 minutes.

DESIGNERS & ARTISTS IN RESIDENCE:
As a commitment to the design, painting and sculpture community in Mendocino, we offer two one-week residencies each year to qualified applicants. Interested parties should send portfolio samples and a letter of intent for use of the ranch during residency.

Keywords: Mendocino, Ranchland, Modern Design, Dramatic Views, Near Orr Hot Springs Resort & Montgomery Redwoods Park. Day trips to Anderson Valley, Mendocino Village and Hopland. Great Thanksgiving in the Country
Our family had a wonderful visit! We loved being in the hot tub at night and gazing at the Milky Way--with little light polution. The home is totally unique. It is on 176 beautiful acres just a little over a mile from Orr Hot Springs. The play area was a hit with our family. We played a memorable game of indoor soccer. The basketball game provided a lot of fun competition for everyone. We all had a great time playing various games at the table in play room. It was kid friendly and there is baby gate at the top of the stairs. There were more games and books available for kids than most rentals. The kitchen was adequate and we were glad that we brought some extra kitchen gadgets and supplies. We would have appreciated more kitchen towels, a new sponge, and more wash clothes.

Beware of inaccurate listing!! Read before booking!
I’m truly not one to ever write a bad review, but I feel a duty to share the reality of this rental, as this inaccurate listing is still up and VRBO hasn’t imposed any consequences or listing modifications. A quick summary of issues: • Does not sleep 11 – max 6 (plus 1 on couch). There were only 3 beds. The listing and one review suggests there’s a pull out/twin, which there was not. The post also states there’s a pop-up crib, but if this is counted towards the sleeping count, it does not explicitly state so. Our confirmation email shows we indicated 10 adults and we should have been forewarned if we couldn’t be accommodated. As this was falsely represented, half of our party had to make other arrangements. • Broken fridge – doesn’t seal properly. We kept it on the coolest setting but were concerned about spoilage. • The only toilet in the home had a consistent leak which wet the floor. • Broken washing machine. We used it on the first day, as there were dirty towels/sheets on the floor of the laundry room. It would stop mid-cycle and had to be restarted 3-4 times before completing. • There was a hazardous broken window, partially covered with tape/cardboard. We returned on day 2 to more glass having fallen. It also allowed bugs and insects in. • General uncleanliness. Dirty laundry, sand in the shower, red mold on the tub and shower curtain, overgrown yard leading to uncomfortable burs/foxtails in the home. A few other things that might be helpful. The private road to the home is unkempt, very bumpy and needs an elevated 4WD. The pictures must have been taken a long time ago, as it has aged (eg. the rocking chair in the pictures is now very weathered) and there aren’t children’s toys anymore, if that is a selling point. I only saw the basketball hoops and small table with chairs. There were many issues but the owner’s lack of communication and interest in rectifying the issues and maintaining her property are truly disappointing, as we paid a lot of money to stay here for 4 days. We reached out multiple times throughout our stay, asking if perhaps we were missing a pull out and to inform of the fridge and toilet, but never heard back. The owner was communicative at first, providing check in info and even a few recommendations. She also mentioned the property was for sale if we knew anyone interested - therefore it seems they are not interested in continuing to keep guests satisfied with their rental, as it will be off their hands soon.

Pure Rejuvintation
A few friends gathered at the ranch to slow down for a few days and it was absolutely perfect! We didn't leave the property for 4 days... everything we needed was there and more. I can't wait to go back!

Gorgeous property!
This house is incredibly serene. The view at sunset is one of the nicest I've seen. Highly recommend! Heidi is also incredibly considerate and nice to work with. Make sure your car can handle slightly bumpier roads on the way up, since it can be a little steep for a sedan. Enjoy!

The House was perfectly set up for a group gathering and the property was beautiful.
We had a wonderful trip to Longview. The location is absolutely stunning and the house has all the things you could want for a small group gathering. We were particularly fond of the excellent kitchen and grill setup, the views from the fire pit area, stargazing from the hot tub, and ping pong and pop-a-shot in the garage space. Heidi was very responsive and flexible about things like bringing our dog along. She also recommended arriving during daylight hours because of the long, curvy and unpaved driveway. I would recommend taking her advice on this! It is a little harrowing your first time up, especially if you don’t have great clearance-after the first time, it’s no problem. Final thoughts: Beautiful home, beautiful property, plenty of solitude, but close enough to grocery stores and restaurants if you need anything. We definitely hope to come back!

I'm an industrial designer and Montessori teacher. I've worked the full range of design assignments (e.g. Lifefactory's glass drinking bottle, Schwab's on-line trading platform and social innovation projects for PopTech). I'm currently extremely interested in the design principles Maria Montessori applied towards childhood development, and am honored to work in the classrooms at Marin Montessori each school year; summers are filled with design consulting in children's play spaces. My work at Longview is a continuous effort in creating modern welcome to small gatherings in a natural setting.

My husband is a floppy-haired Englishman with no apparent end to his talents. We met in London, had babies in Brooklyn and now work in the Bay Area. We have a shared passion for wilderness, modern design.

Why they chose this property

Longview is a labor of love and opportunity for re-balancing our frenetic urban lives. The property provides a juxtaposition between nature and modern dwelling, which we love, and is instrumental in restoring all the physical and emotional and tanks that run dry in our frenetic urban lifestyle. It's also a perfect place for us to create adventure while catching-up with our friends and family.

We also love witnessing the positive impact that the expansive, deeply remote, space has on adults and children especially.

What makes this property unique

We love to escape the Bay Area to our projects at Longview on weekends. The ranch gives us a chance to practice the basic skills of modern farming; the nicest ways to experience Longview is to work on the land. We garden, cut wood, harvest olives or apples or prepare an campfire for an evening of stargazing.
