311 Kater Street is a historic Philadelphia rowhome located on a quiet tree lined, cobble stone street in Queen Village. We are right in the middle of everything, including Old City historic Philadelphia, bars, restaurants, shopping, and sightseeing. You can't find a better location in Philadelphia!

Queen Village is a great mix of quiet tree lined streets (like Kater Street), historic Philadelphia, and great bars and restaurants. It is an area that appeals to all tastes, and will provide countless activities for everyone!

The house itself is a 3 story rowhome. The ground floor is the main living area (with a comfortable pull out full size bed), a gourmet kitchen, and a dining room. The second floor has a bedroom with a full size bed, along with the bathroom. The third floor is a spacious loft with queen size bed, high ceilings, and great skylight. There is plenty of room for 6 guests, and the house comes complete with a fully stocked kitchen, bedding, soap, shampoo, coffee, tea, and all the basics for a relaxing and comfortable stay. Also, we live only about 10 minutes away, and are always available should our guests need anything!

About Michael Palmer

I grew up in Connecticut, and have been living in Philadelphia for about 10 years. My wife grew up in Rio De Janeiro, Brasil, and has been living in Philadelphia for about 15 years. We met in 2007, and have lived together at 311 Kater Street since 2009. We recently got married in November, 2014 in Belize, and moved across town to our new house. We called 311 Kater our home for almost 6 years, and are thrilled to rent it out so everyone can enjoy it as much as we did!

Cool house, owner is great, but some serious problems

This was a very interesting house--the stairs were identical to the ones in the Betsy Ross house. The owner is very nice and responsive. Unfortunately we had major problems here and it has honestly soured me on renting from HomeAway in the future.

The house, in particular the second floor, was crawling with ants. They were in the bed, our luggage, crawling inside my phone case. We were bitten by bugs--maybe it was the ants--we took pictures of my arm. I had about 10 bites in a straight line going up my arm on the morning of checkout. By the next day they were intensely swollen, hot and oozing so I had to spend my Saturday at an Urgent Care clinic and the dr prescribed steroids. For our stop after Philadelphia we were staying with family, so I had to leave all of our luggage outside and stayed up until 3 am washing *everything* since the ants were in our luggage. I got up at 7 am and started more laundry. The luggage is still outside, wrapped up in black plastic bags (3 days later). I ordered pesticides online and will spray anything that can't be put in the washer/dryer. The dr was $25, pesticides were $100. The owner was very nice about it and credited me back some money but it did not cover my time or actual expenses.

Other stuff--parking is kind of a hassle. The lot on 3rd/Bainbridge saw my out of state license plates and tried to charge me $50 for 2 nights (actual rate $10 per night). We parked in the garage on South street, which is pretty close if you walk up the ramp but a hassle if you go up the stairs.

People were hanging out on the stoop smoking when we came to let ourselves in. They didn't want to move for us and told us "no one lives there." Then they watched us as we entered the code to get in, I blocked the keypad and just hoped they couldn't see the numbers. I was worried they might try to break in while we were gone. There's no additional alarm or security on the property when you're out--there's an extra deadbolt when you're there. Also the bathroom window doesn't lock--unlikely anyone can break in due to the roof slope but I always check security like that when I'm traveling.

The bed linens were sketchy--extra blankets were thrown in the closets and didn't look particularly clean. The beds themselves were kind of saggy and the linens were kind of thrift store.

My career for 6 years involved 50% travel, I've stayed a lot of places, I'm really not that picky. I just want clean, secure and no bugs! This was a bad experience.

Nice place in nice location

We had a great 3 day stay here. It was our first trip to Philadelphia so honestly we were only there to sleep. Too much to do in the city to stay indoors and too many good places to eat to bother with cooking.

We had no problem walking to the old city and historic area. The location suited us fine, we felt like locals coming home to our own townhouse. South street is a big night life street if you want to check it out, or if not I didn't notice any noise problem. I used a parking lot recommended by Michael and $20 a day seemed reasonable for a big city.

So much nicer than staying in a hotel...

It was so much nicer than staying in a hotel, we got a better feel for Philadelphia. Our family of four adults only stayed for one night, so we did not fully use the amenities offered by the home. It was very clean and the location is great! We were able to easily walk to the Historic District and there were a lot of small shops and restaurants in the immediate neighborhood.

We enjoyed our stay!

311 Kater is clean and attractive row house in the Queen Village neighborhood. The location is a block from South Street, which a prior review called "sketchy". We disagree; the better description is funky and fun. We felt very safe. People are friendly. Mothers pushing strollers. Be sure to have dinner at Ela, a first-rate restaurant just around the corner. Independence Hall is a pleasant 10-15 minute walk through a neighborhood of row houses.
