This historic estate offers a rare blend of luxury and relaxation. The formal gardens are classically designed and meticulously maintained, inviting a stroll through the arbor that arouses the senses and rejuvenates the soul.

With eight unique bedrooms and six and a half baths, Grafton affords beautiful coastal, garden and woodland views from every room. From the formal living and dining rooms, family room, library, and two outdoor terraces at the house, to the ocean terrace, expansive manicured lawns and gardens, and a beautiful walk to the private beach, you’re sure to find a space to complement any moment of your day. Whether you seek quiet solace or a unique location to celebrate a family event, the exclusive views from Grafton make any occasion special and memorable.

Gatherings at Grafton: The maximum number of guests at any event is 35, including up to 13 overnight guests. TENTS: Tents must be located only on the lower lawn. Guests are required to utilize our tent vendor.

In 2019 , all second floor baths were fully renovated.

Sound systems and live bands that may disturb the neighbors are not allowed outside. Events must end by 7:00pm.

Truly, a home away from home!

We could not love this place more! We just finished our third year of coming to this step-back-in-time lovely home. Everything is just perfect! Having access to a private beach, swimming in the ocean in October, watching the sunrise and sunset, running along the country roads, playing pickle ball in the nearby courts, shopping for groceries five minutes away in a hallmark-sequel town—idyllic!! Caretakers are responsive and kind. The furnishings are old, but are authentic and only add to the ambience. We love the Grafton home and will be there again and again!

Absolutely stunning view

Our group traveled to Manchester for a family wedding and this was the perfect place to set up camp. We had plenty of space to all be outside and inside. Loved the huge dining table and all of the outside areas. Would definitely rent again.

Thanksgiving in Manchester

This is a fabulous property. Plenty of room for 8 adults and 5 kids to sleep and just hang out in the brisk Massachusetts Fall weather. The private beach was a terrific spot to fly kites, walk, climb the near island (at low tide). Big kitchen and dining room table made meals easy. Definitely recommnend this for extended families.

Beautiful Place

The house, the garden, the sea will take your breath away. Each room in the house has it's own little pleasures. There was plenty of room for everyone and accommodations for everyone. I personally liked what I called the Victorian room because that's the first thing I though of when seeing it. Cozy room with books, writing desk, fireplace and massive window. The formal dining room was quite beautiful as was the formal living room, each with it's own characteristics. The sunroom was outstanding.. I would recommend adding another large refrigerator as there is only one big one and for us, it was a struggle. Also, a bigger microwave would come in handy.. So, be aware of that. Other than those, the kitchen areas held everything you could want. The grounds and the garden were magnificent, well kept and just gorgeous. Magical. The walk and stairway to the beach was just great for most folks. It could be a little hairy for senior citizens so be aware of that. But this senior citizen did manage it, so there you go. The private beach on the ocean, which is at your door, was definitely a wonderful experience making memories with the family.

Absolutely Majestic

From the second we saw this place - it is an absolute paradise. A complete perfect location and house that checked all the boxes for our small family wedding. Special kudos to Bruce who could not be more accommodating.

Our family rented the estate for several years from the prior owners. When it went up for sale, we purchased it as our family home, and raised our children here.

Why they chose this property

The family maintains this property for both visitor and personal use as it is the home we grew up in and return to several times a year. The beach, gardens, and privacy make Grafton a unique and memorable destination.

What makes this property unique

Pictures will do a better job describing the benefits of the property. The views from every window are unique to Grafton, and are especially dramatic from any room on the ocean and garden side of the home.
