Three bedrooms, two full baths, private gardens, sleeps six, walk to town

This charming gem, located in the desirable South End, combines historic seaport character with modern appointments—very Newburyport. The kitchen is thoroughly updated, fully equipped and is both attractive and efficient. It opens on one side into a dining room furnished with a shaker table and chairs. From here you can sometimes see seals sunbathing on rocks in the nearby river. Exiting the other side of the kitchen is a large living room area, the center of the house, furnished with a couch and four comfortable chairs. There is a large flat screen TV. Both cable TV and Wifi are available. There is a full bathroom which is convenient to the living room. Last but not least downstairs is a sunroom which provides a cozy place to visit or curl up with a book. The sun room opens onto a large patio in the center of the garden area. This provides a very pleasant place for entertaining with a patio table and chairs, a gas grill, and wicker furniture, all surrounded by a lush garden and the sound of the fountain from the pond.

Upstairs there are three bedrooms. The master bedroom features a raised ceiling, large closet, and glass sliders which open onto your own private deck where you can share a cup of coffee while catching a peek at the water view and listening to the boats on the river and the birds in the garden.

Back inside adjoining the bedroom is a large bathroom with a comfortably large shower, double sink vanity and plenty of cabinet space to store your things. The next bedroom contains both a trundle bed and a very cool loft bed. Its windows also lookout toward the river. Finally, there is an office/library with a loveseat that folds out to make a comfortable bed.

Sally and Dennis Plourde- we are both human service professionals. We have lived in this area for most of our lives. We ran a B&B on the island of Vinalhaven, Maine for 14 years. We became almost empty nesters and had always wanted to live in Newburyport because it offers so much to do, much of it within walking distance.

Great place, close to everything!

We had a great long weekend in this home. It was so close to downtown and a few beaches. We brought our small kids and they had a blast too. The house had everything we needed and the hosts were very accommodating- greeted us with a bottle of wine, gave us tips for our travels, and were even so kind to mail us something we had forgotten when we left. I'd definitely recommend this house to anyone wanting to see Newburyport!

Nice clean, comfortable house in quiet neighborhood in excellent location.

We stayed here one month mid July to Mid August. We were within walking distance to Downtown, and a short walk to the small park along the riverfront. Although the house has no private parking, we never had a problem parking in front of the house, even on the busy Homecoming weekend. The kitchen is reasonably well equipped, and the house is clean. The owners were very responsive to our needs, of which there were few. We would have liked to see available some tourist information about Newburyport. We were there during a heat wave, so the air conditioners struggled a bit, though we were comfortable enough. The living room is dark, but there's a great bright enclosed porch for reading. Nice outside garden and great grill for al fresco dining. Theoretically, the house sleeps six. However, the configuration of the bedrooms limits the sleeping arrangements. For example, the master bedroom can only be reached by passing through one of the other bedrooms. The upstairs bathroom is shared, but there is a full bath on the first floor. Older folks beware: The stairs are narrow and steep. Only other consideration: For sports lovers, the DirectTV channel lineup is thin. No ESPN's, NESN, NBA or GOLF channels.

Other than these few concerns, this is a nice, comfortable house in an excellent location, well worth the price. Lots of restaurants and boutique stores within walking distance, and of course the Plum Island beach a short drive away. We'll try to go back again.

Wonderful home with lots of charm!

My husband, myself, and 3 boys stayed at this wonderful spacious home in Newburyportt for a week. I have to say the home is very charming. It's very clean and decorated beautifully. The owners have the place stocked with necessities that you may need. The sunroom was a great place to catch a quiet moment and the back yard/patio is equipped with table and chairs, a little waterfall, and lovely flowers. The porch off of the master bath was a plus as well. The owner was quick to help with anything we needed. We would definitely stay here again.

Great house in a great location

We came for three nights with our son, daughter-in-law and 2 year old granddaughter. This place was wonderful. The location was great on a quiet residential street. We were down the block from a small park on the waterfront and a quick walk to downtown Newburyport with restaurants and shops. It was a short drive to the Mass Audubon center and Plum Island with it's beautiful beaches. ( and a short drive to Metzy's taco truck:)

The house was clean and welcoming with comfortable beds and a nice sitting area. The kitchen was well stocked - we had all the supplies we needed to cook all our meals. Owners left us a bottle of wine and there was coffee and filters for the coffee maker. We loved the outside patio with a table and chairs, not to mention the little deck upstairs which was fun to sit and drink coffee. Owners were quick to respond to any questions both before and during our stay.

Overall, this house was just as advertised " the perfect Newbury experience". We would love to come again. Thank you Sally and Dennis!

House with a lovely garden

The house is nicely located within walking distance of Newburyport downtown, a couple of miles from Plum Island, and less than a block from the river. Very convenient, however it is very close to a water treatment plant. Depending on the wind direction there can be some pretty ugly smells in the area.

The house's nicest feature is the garden. It is delightfully landscaped, and it a great spot in which to sit, read and relax.

The living room is comfortable with nice comfortable furniture. The dining area looks to be an enclosed former porch facing right on the street. The second floor master bedroom is reached by way of a very steep staircase. It is not large but with its lovely little balcony overlooking the garden it is charming. The compact master bath has a nice shower. There is a sitting room outside the master bedroom with a single bed sleeper sofa. The other bedroom, with trundle bed and a sleeping loft have single bedding for three more people. There are lots of cute accessories scattered about the rooms, and there is a good number of books to read.

The kitchen is up to date and adequate.

One of the ceiling fixtures in the already dark living room didn't seem to be working. One of the vanity lights in the bathroom was out. We couldn't find any kitchen towels or napkins.

There was no hairdryer when we arrived. Someone, who didn't identify herself, very promptly delivered one only minutes after we sent an email.

Our security deposit was charged for the replacement of a duvet which had been irreparably damaged with something like fingernail polish. We had no knowledge of such damage.

So New England

My family, including my husband, sister in law, brother and adult cousin stayed at this property for three days to attend a funeral. I am originally from the area and this house is full of New England charm. I love this area . The cottage is located in between the downtown area of Newburyport and the wildlife refuge/beach of Plum Island, making it very convenient to experience both. It is also a short distance to explore the port city of Portsmouth as well as the beaches of southern NH.

Dennis and Sally, the owners are quick to respond to any question that you might have as you explore and book. The cottage itself is extremely clean and very nicely decorated.

There are three sitting areas which also is conducive to visiting.

I would stay at this cottage in a heartbeat if in the area again.
