Make this vacation home yours! Experience lake house living in East Hampton, CT. Conveniently located between Boston and NYC, Lakeside Ferns Vacation Home is the perfect place to stay if you're looking for a relaxing retreat with plenty of local cultural and entertainment attractions for all ages.

Belltown Hill Orchards is the place to pick seasonal produce; apples, blueberries, cherries, peaches. From downtown East Hampton you can hike or bike the scenic Air Line Trail State Park. Plan a date night with dinner at the Gelston House followed by a show at the historic Goodspeed Opera House on the CT River. Dine, shop and try your luck at Mohegan Sun Casino. End a day of antiquing at The Shops at Marlborough Barn with a meal from Sadler's Ordinary. Sadler's fresh baked bread and comfort food selections are sure to please.

This home is located 11 mi S of Glastonbury, 21 mi SE of Hartford, 9 mi E of Middletown and 34 mi S of Bradley International Airport (BWI).

WiFi, cable tv, Netflix and canoe/kayak/paddle boat and life preservers are complementary. Minimum age requirements and maximum occupancy of 6 adults and 2 minor guests apply. Events (house parties, reunions or weddings), pets and smoking are never permitted. Standard check in time is 4:00 pm and check out time is 10:00 am unless stated otherwise in your rental agreement.

Lakeside Ferns is my family's vacation home, opened to HomeAway families in July 2015. The home is located on Spellmans Point of Lake Pocotopaug and has 50 feet of private water frontage. Our selection of furnishings, bedding and appliances/accessories were chosen to provide guests with all the comforts of home. Efforts have been made to create an allergen reduced environment which includes maintenance of the air filters in the heat/air conditioning system and having each bed mattress, box spring and pillow encased in a dust mite, bed bug, allergen reducing protector. All linens are laundered using Charlie's Soap which is a hypoallergenic, non-toxic and safe for the environment laundry detergent. Two Himalayan salt lamps. Amenities include Tervis tumbler cups and Hydro Flask stainless steel pint glasses to keep your beverages cold on hot summer days. The home has WiFi, cable tv in 3 rooms, a wood burning fireplace, Keurig coffee machine, Mr. Coffee machine, Ninja blender, iron/steamer, hairdryers, washer and dryer, canoe, sit on top kayaks (individual and 2 person), paddleboat, life vests and lake towels.

The home has 3 bedrooms and 2 bathrooms. Each bedroom has a King size bed with luxury pillow top mattress, 750 thread count sheets and allergen reducing bedding. There is a laundry closet in the first floor bathroom stocked with Charlie's Laundry powder and Tide color catcher laundry sheets.

The first floor bedroom, the Red Fern room, includes a 32" Sharp smart tv, Samsung dvd player and basic cable channels. Two bedrooms on the second floor have lake views. The Boston Fern room is the master bedroom with a 50" smart tv, Blu ray player and basic cable television channels. This bedroom has direct access to the upstairs bathroom. The Maidenhair Fern room is also on the second floor. This room has a lake view and small patio facing the lakeside. Along with the King size bed there is a twin bunk bed suitable for 2 children. The Maidenhair Fern room is perfect for parents who want to share a room with their two small children or for a kid's room only. Two additional (rollaway) beds can be added if requested for small children.

The first floor bathroom has a bathtub/shower combination and closet which contains the washer and dryer. Also in this bathroom you will find a hairdryer, soap and shampoo, hand held steamer, iron with ironing board, basic cleaning supplies, and toiletries. Four sets of bath towels are located in the downstairs bathroom.

The second floor bathroom has a stall shower and claw foot bath tub. Start up quantities of soap, shampoo, facial tissue and toilet paper are provided. Twelve sets of bath towels are located in the upstairs bathroom. Step stools for younger guests needing to reach the sinks are located in the cabinets under the sinks in both bathrooms.

The kitchen has a dishwasher, gas stove and oven, microwave, refrigerator with ice maker, toaster, Mr. Coffee and Keurig k-cup coffee machine, blender, crock pots (3 and 6 quart), knives, Cuisinart pots and pans, silverware, glassware, Tervis tumblers and wine glasses for outdoor use, Hydro Flask stainless steel pint glasses and dishes for 16. Start up kitchen supplies include dish detergent, sponge, dishwasher packets, trash bags, ziplock bags, tea, sugar, a variety of k-cup coffees, Mr. Coffee filters, and basic spices.

There are two outdoor Weber grills to choose from. For those who enjoy the charcoal grilled flavor, there is a charcoal grill which comes with a startup supply of charcoal bricks, lighter fluid, matches, grilling utensils, ash bucket and wire brush for cleaning. If you prefer convenience, there is a propane grill. A portable Igloo day trip cooler and larger cooler are available for use during your stay.

On the lakeside patio is seating for 8. There is a deck box with PFDs ranging from infant size to XL adult. From May - September a canoe, kayak and paddle boat are available for use. Outside of these peak season months the kayaks and canoe can be made available upon request.

Lakeside Ferns can accommodate up to 8 guests and is best suited for 6 adults and 2 children or any combination of groups with no more than 6 adults and any number of children so long as the total people does not exceed 8. The home is a vacation rental only. Events such as weddings, reunions, graduation and house parties are not permitted on the property.

If you are wondering why the rate you are viewing is higher than the rate you see on the listing, it is due to variable rates used to maximize occupancy. The key to sharing this home with as many travelers as possible and keeping the home frequently booked is by establishing a pricing strategy that makes a stay affordable and at a value to as many travelers as possible. Although the home accommodates up to 8 people, I don’t want to exclude the single traveler, couple, or small family. If I set just one flat rate, it would likely be too expensive for the single person or couple and a total steal for a group of eight! With variable rates the price per night may seem really low but then increases with additional guests. If you divide the total rate by the number of guests, I promise the per night fee per guest is a value for the experience you receive!

Greetings Travelers! I'm Marian, mother to 4 active boys ranging in age from 7 - 15 yrs old. We reside in a suburb of Austin, TX where I keep busy with my sons' football, basketball, baseball and school activities. "Me time" revolves around living the vacation life. Whether it is working on my own vacation home business, consulting other vacation home owners on generating income through short term rentals or helping clients purchase their dream vacation home, I LOVE everything about vacation homes.

I'm a life long collector of miniatures and dollhouses. As an adult, I have trained in glass blowing and lampwork at Wheaton Arts in Millville, NJ. Each summer I become a HomeAway traveler when I visit Tigard, OR to glass blow at Live Laugh Love Art studio. I have a green thumb for growing a variety of ferns in my Texas home. Both owls and cardinals have a special meaning to my family. I've incorporated a little of each of these hobbies into the decor at Lakeside Ferns.

Prior to opening Lakeside Ferns to HomeAway families, my family would evacuate Austin, Texas each May - August for cooler weather on Lake Pocotopaug. We made many memories each summer biking, boating, tubing and jet skiing on the water. For my sons, the memories they made with their dad over each year's 3 month vacation will stay with them forever.

Why Marian S. chose Lake Pocotopaug

Lakeside Ferns became a vacation home as the result of the sudden and unexpected loss of my husband Eric in the fall of 2014. In an effort to delay any decision on what to do with our vacation home, I decided to share our beloved retreat with other families. What started out as a way to cover property taxes soon became the best business adventure I have ever experienced.

Over the past two years I have had the pleasure of hosting the most wonderful guests ranging from Wesleyan University parents, wedding attendees, corporate relocation families, business travelers, girls' weekends, romantic getaways, and the usual family vacations. I appreciate the guests who have shared their reasons for travel being due to a loved one's illness or loss. My heart goes out to these travelers who I know in their time of sadness and grief can take comfort being together in a space that feels like home.

What I have come to learn as a result of loss is that the time we take to be together is what matters in life. My sons will not likely remember the gifts their dad gave them for birthdays or holidays. I know they will remember the days spent laying on dad's chest while rocking in the hammock. The memories my boys have with their dad at the lake are what remain. I am grateful for the time we took out of our busy lives in Texas to enjoy our family while at Lake Pocotopaug.

It has been my goal to provide a consistent vacation home experience in an environment which is clean, comfortable, safe and welcoming. It is my hope that this home allows guests of all ages to rest, relax and enjoy spending time with each other. Regardless of guests' reason for travel, I want every guest to connect with each other and take home what matters in life, experiences with each other.

What makes this house unique

Lakeside Ferns is not an investment property. It is a home, it is my family's vacation home which we enjoy through out the year.

Teamwork has enabled Lakeside Ferns to provide travelers with a top notch experience. Living in Texas, I cannot be there for the day to day operations. Thanks to our original caretaker, Mark and current caretaker, Robert, maintenance of the home, yard, and and water equipment keeps the property running smoothly and safely. The housekeeping crew deserve much credit for making the inside of the home clean, safe and well stocked with all of the comforts of home. I have been fortunate to find a partners who share my vision for this business.

Very impressive!

The pictures were beautiful, but the house surpassed them, very well appointed. My husband surprised me with a Valentine's getaway and the spa like bathroom was just the thing. Very romantic and the view from my breakfast in bed was outstanding. Highly impressed with Marian and her team. Best home away stay to date, and we have done many.

Beautiful home with lots of hospitality!

This was a great rental house in a beautiful location. The house offers so many thoughtful details that you may need during your stay. The beds are super comfy, and there are tons of toys and games for the family. We felt right at home. Thanks Marian for being such a wonderful host.

Relax in peaceful tranquility

A group of friends and I stayed at Marian's rental for the New Year's Eve weekend and had a wonderful time. The house was impeccable and extremely easy to navigate. Marian has provided pictures and detailed instructions as to how the house runs, and how it should be left. We loved catching up next to the fire, and relaxing in the clawfoot tub upstairs. Saddler's is a five minute drive away and absolutely delicious. If you're looking for a place to relax and get away from it all, this house is for you.

Cozy, comfortable house for the holidays

We stayed over Christmas with two of our adult children and visited a third and his family that included a newborn. The house was a calm and peaceful retreat for us after busy days. The house is nicely decorated and very well set up, with a spacious, well stocked kitchen. The views of the lake are wonderful, especially from the upstairs bedrooms and living room. We loved staying here.

Wonderful Experience!!

We stayed here for a long weekend while attending a wedding in Hartford. The location is picturesque as evident from the photos. What is not seen in the photos is the attention to detail the owners have put in this property. The house was extremely well stocked and well kept. We felt right at home and so did the kids. Can’t wait to visit this lakehouse during warmer months.

This place has it all!

We stayed for a week in November, myself, my sons (10 and 7), and my mom (62). This was the perfect house for use. Marian has quite literally thought of everything, right down to chargers for your electronics in every bedroom, and boxes of tissues tucked every place you could possibly need. You might think it's odd to mention the latter, but if you're like me and you have allergies pop up in new places, it's really important! The kids and I used the upstairs, my mom took the room downstairs, and it was wonderful. She had silence when she wanted, and they always had a place to hang out where they could have their own space. There is lots of seating in the living room, the kitchen is well stocked, and the layout is great for moving around while cooking. The neighborhood is nice and quiet, very well kept, and the lake is beautiful. We did some driving to far places, but quickly found that there was so much to do and see right near us, that we ended up playing tourist right there in East Hampton. Marian is a wonderful host, she responds to any questions very quickly, you could not ask for more. Thank you for letting us stay, we had an absolutely wonderful time!

East Hampton is often referred to as "Belltown" for its rich history in bell manufacturing. Since 1832, Bevin Bros. have been manufacturing bells in this town. Today, in their 6th generation of family ownership, they are the only company in the U.S. dedicated to bell manufacturing.

You may not even realize how often you've heard a Bevin bell. Bevin Bros. makes most of the bells that the Salvation Army bell ringers use with their iconic kettles during the holiday season; it was a Bevin Gong Bell that opened and closed the NYSE for nearly seven decades; a Bevin Bell gave Clarence his wings in the iconic “It’s a Wonderful Life” movie; Good Humor trucks ignited the taste buds of children growing up as they rang their Bevin Bells throughout the neighborhoods; and many a prize fight featuring legend Muhammad Ali was marked by the gong of a Bevin Bell.

This is a non smoking, pet free home that requires a minimum age of 25 years for renters. Events such as reunions, weddings, and house parties are not permitted on the property. Summer Peak Season dates are for reserved dates between and including Memorial Day weekend and Labor Day weekend. During Peak Season dates a minimum of 7 nights is required with a check in time of 4 pm on Friday and check out of 10 am the following Friday. Peak Season rates are for up to 8 guests.

This home has a minimum age requirement (25yrs) and is a pet free and non-smoking home. Events such as weddings, reunions and house parties are not permitted.

Off Peak Season dates are for reserved dates after Labor Day weekend and before Memorial Day weekend. During Off Peak Season there is a 3 night minimum stay. Rates are for up to 8 guests.

Monthly rates for both Peak and Off Peak Seasons are for up to 4 guests. Additional guests up to ten total may be added for an additional fee per guest.
