Secluded Luxury Riverfront Ranch on 9 Acres between Bryce Canyon & Zion

Bedrooms 3
Half Baths1
Space 1,700 sq ft
Property type house
Minimum Stay 1 - 3 nights

About the property

Very private luxury retreat close to Bryce Canyon and Zion sitting on 9 acres, with the Sevier River meandering around the property.

The Sevier River Retreat is a secluded and luxurious ranch house that sits on 9 acres surrounded by the Sevier River on 3 sides, and close to Bryce Canyon and Zion. The house looks directly at the back of Bryce Canyon and the Sevier River. Most windows in the house have a view, and there are no neighbors.

The property was entirely renovated, decorated and furnished in 2015 with an neo-industrial/farm style mixing wood and metal. The house features accents of barnwood (most of it from the property itself) and many of the furniture pieces and lighting fixtures were custom made from local artisans using reclaimed barnwood. The house has 3 bedrooms, 2 full bathrooms (the master bathroom has a jacuzzi tub and separate tiled walk-in shower, while the upstairs bathroom has a large tub / shower combination with a view of the river) and a half bath, with a size of approximately 1800 sf.

The house offer all the amenities of home including free wifi (30 Mbps) throughout the house, four LCD flat screen TVs that offer Netflix and Amazon Video streaming service (no broadcast, cable or satellite channels), as well as Pandora for music and ambiance. We provide many extras for our guests, such as a printer to print out itineraries and boarding passes, cellphone chargers, reverse osmosis drinking water, locally made artisan soaps, shampoo, coffee from the region and much more. The gourmet kitchen features stainless steel appliances and is well equipped for cooking lavish meals and baking treats in the convection oven. A German style wood barbeque is available outside for grilling. Washer and dryer is also provided. Note that the Retreat does not have air conditioning, as summers do not get very hot at the higher elevation in Hatch, but all windows have screens so they can be opened to take advantage of the breeze.

The downstairs master bedroom has a split king bed, ie two separate twin natural latex mattresses side by side. The second bedroom has a normal california king bed with spring mattress, and the third bedroom has two separate twin beds also with spring mattresses.

You will enjoy a good night rest in eery silence. If you're from the big city, it will take some getting used to!

During the winter, cuddle up around the automatic pellet stove in the living room, which provides radiant warmth with a cozy fire (sufficient supply of pellets is provided for your entire stay), and watch the snowy landscapes outside.

During the summer, open up the double doors and blur the lines between inside and outside, as you watch the pink cliffs light up during majestic sunsets, and animals and birds using the river while you have dinners on the wraparound decks. Or watch horses or cows grazing during afternoon tea on the outdoor rocking chairs.

The property is equipped with state-of-the-art electronic locks so that guests can check themselves in at any time, and late check-in is not a problem. Guests have access to the entire house, and can roam freely on the 9 acres as well as fish (with a Utah fishing license, that can be purchased online) and swim in the Sevier River.

We live 3 hours away near Las Vegas, and will leave you in complete privacy. However we are always available to answer any questions or give you tips for daytrips or restaurants. We speak fluent French, German, Spanish and English.

Do not hesitate to reach out with any question, prior or during your trip.

There is no public transportation. You will need a car. 4x4 or high clearance is recommended in order to enjoy the surrounding trails, but a regular low-clearance sedan is sufficient to access the Retreat itself.

We have a strict no-pet and no-smoking policy.

About our cleaning fee: you may wonder why our cleaning fee is so high. Due to the rural location of the property, there are few reliable professional cleaners available, so good cleaners are able to charge a premium. Many competing vacation rentals use spotty cleaners or family members to clean. We do not compromise on cleaning services because we want you to find the property spotless, just like you would expect at a high end resort. We also use only eco-friendly cleaning products and laundry detergents (as well as 100% cotton bedding), so that the bathroom doesn't smell of bleach and guests with alergies can feel comfortable.

About Owner

I was born in Germany, grew up in France and moved to Las Vegas in 2002. I enjoy the outdoors and all our great National Parks in the area. Do not hesitate to reach out before or during your stay, for any questions on the area. Let's pick the adventures nearby that fit your unique vacationing style.

Why Owner chose Hatch

We were looking for a property that had a river running through it, which is rather unusual in our desert. We looked at online real estate portals and followed all rivers, looking for properties listed for sale nearby. We stumbled on this one and immediately decided to buy it, due to the very unique situation where the property is bordered by the river on 3 sides.

The house itself needed a lot of remodeling and updating, and it took a year and a half to make it truly luxurious, modern and unique. We tried using local craftsmen and local materials whenever possible. Many of the barn wood features in the house use wood recycled from an old coral right on the property.

What makes this house unique

There is no other property where you are bordered by a river on 3 sides, have no neighbors, and are looking at the pink cliffs of Bryce Canyon! The property is ideal for a cozy vacation during the winter as well as the summer.

Guestbook comments from the manager

I spent 3 days in Sevier River Retreat in the summer of 2017, with my family (4 adults, 2 children).

The house is a gem. Its location, interior design, furnishings, things it is equipped with, all is top-notch. Great place for a larger group of family/friends, that normally would have to take at least 2-3 separate hotel rooms. For everybody who wishes to take a break during a busy "Wild West National Park Cruising", there cannot be a better place.

It offers you plenty of comfort, a lot of living space, great view from the porch and above all - privacy. Interior design is just fantastic, fully equipped kitchen gives you "home-like" feeling.

Hatch is a very small, rural, drive-thru town. Do not expect Santa Monica and also it has no tourist value. Gas station, a restaurant, some antique shops, nothing more. To be there, it is just because of the Retreat itself + obviously because of the proximity to Bryce and Zion National Parks.

Very good communication with the owner.

What was also mentioned in other comments, the cleaning costs are only announced after doing (a non-refundable) reservation, so it was a bit dissappoiting while completing my reservation, as it greatly affects the final cost. Because of that, I would recommend staying there at least 3 nights - then 190 USD + tax are "digestable".

You need about 30 minutes to reach Bryce Canyon City, but the overall comfort of the house is worth the drive.

Conclusion: highly recommened.

A house beyond compare!!

  • 5 of 5

What can I say?! This house is spectacular in EVERY way! We used the house to stay in for our visit to Bryce Canyon NP. The drive was about 30 minutes - a very easy drive. The house itself was clean, new and finally decorated. The kitchen had everything you could need. The deck was beautiful. There were 3 bedrooms and 2 1/2 baths. A large family area, a nice dining area, a beautiful kitchen and the outdoor yard was fantastic!! We would highly recommend this property and if we find ourselves in the area again, we will definitely stay here!! You will feel right at home!!

A wonderful and relaxing retreat.

  • 5 of 5

The Servier River Retreat lived up to our expectations and more. The home is very comfortable and furnished beautifully. We went over Christmas and it was warm and cozy to return to after a day of hiking. It is well equipped and had everything we needed - they even purchased a slow cooker at our request! Our questions were answered in an extremely timely manner before our stay. During our stay we had some questions about the pellet stove - Jean answered our emails very quickly even though he was travelling in Europe! Overall, a wonderful place to relax and unwind. We hope to return!

Owner's Response: Jeannie, We are so happy to hear that the Retreat went above and beyond your expectations. It was no problem at all to furnish the Retreat with a slow cooker, and we appreciate your understanding and helpfulness with resolving the issues with the pellet stove. How wonderful that the Retreat offered you warmth and relaxation after some winter adventures! That is just what we hope and strive for. All the best, Trynn - Assistant to Jean

If you want to stay at a place that is beautiful, comforting and makes you feel special, stay here!

  • 5 of 5

We stayed for the weekend at Sevier River Resort and enjoyed it immensely. The pellet stove was toasty, the beds super comfy, the view serene and peaceful and a well-stocked kitchen filled with all the touches you love when you are away from home. We all wished that we were staying longer than the weekend. It was a 25 minute drive to Bryce and a 15 minute drive to get groceries but you are literally out in the middle of nowhere (which we loved!). We enjoyed coming back after a day of hiking and relaxing on the chairs outside. We also enjoyed a nice campfire. Only suggestions would be some sheets for the beds as the beautiful comforters were warm for some. I just unzipped the duvet cover and used that. A bar to hold onto getting out of the shower upstairs would also be helpful (loved the shower:)). Would recommend to all for a beautiful place to vacation.

Owner's Response: Hello, Thank you very much for taking the time to share your experience with us and with future guests! We are happy that you enjoyed your stay and found beauty in the landscape and comfort in the home! Thank you also for your suggestion regarding a lighter sheet for the beds; we do have thin wool blankets in the bedroom cupboards should the duvet be too warm. However, this is not mentioned in our manual, so I will go ahead and add a section explaining where the thinner blankets are located. Our apologies for the inconvenience of having to remove the duvet cover; we can imagine that may have been more work than one hopes for on vacation! Thank you also for your recommendation of a shower bar upstairs; that is a fabulous idea! It's wonderful to know that the beds, pellet stove, and kitchen brought feelings of coziness and that the porch offered a serene respite after a busy day of adventures! We hope you have a lovely fall season at home and would be honored to host you again someday. Warmest wishes, Trynn Assistant to Jean

Convenient to parks but beautifully secluded

  • 4 of 5

This is a great spot for relaxing and getting away from it all while still being very convenient to Escalante, Bryce Canyon, Zion, and Dixie National Forest. The scenery from the porch is stunning. We sat out there most evenings and enjoyed the view and the wildlife. Deer, bald eagles, horses nearby. We did shop for food early in the week as there isn't much locally but that worked out well. There is a binder with lots of useful information which was much appreciated. We were sorry we hadn't booked for two weeks!

Wonderful stay!

  • 5 of 5

Hatch is a new favorite place and the Sevier river retreat is as well. One of the best stays we have ever had.

Watching the sun rise on the porch alone was with the stay. So many things to do! I especially recommend Willis Creek slot canyon for first timers.

The book of suggestions was well thought out and full of great ideas.

Perfect tranquil location with a beautiful trout stream and close to Bryce & Zion NP's

  • 5 of 5

My family and I spent a few days here in late June to wrap up our week-long road trip of the Southwest (Las Vegas, Sedona, Grand Canyon, Bryce and Zion). We chose this house for several reasons; it's proximity to Bryce and Zion National Parks, it's peaceful and tranquil setting surrounded by horse and cow pastures, and most importantly to me at least, was the cold stream flowing through the property which provided a trout fishing respite in the early morning hours before we headed off to the parks to explore and hike.

The house was beautifully decorated and provided us with all of the amenities we needed during our short but magnificent stay in Southern Utah. It was difficult for us to leave; we felt very "at home" here. I cannot say anything negative about this house or it's location or the wonderful hosts who provided us with their home for a few days. If we are ever in UT again, we will be sure to come back here for another stay.

We enjoyed the local restaurants in Hatch, although few, they were close and convenient. Our favorite local eatery was Cafe Adobe. We found great food here and a friendly and helpful staff. If I could make any recommendations for anyone staying here it would be to bring any food or provisions with you before you arrive. There are places in nearby towns to shop, but it is a bit of a drive to get to most of them.

We visited Bryce and Zion during our stay here and both were less than an hour drive in either direction from their location. Spectacular is all I can say!

Regarding the fishing; I am a fly fisherman, and I had no trouble coaxing several brown and rainbow trout out of the stream on the property (catch and release of course!). Due to our limited time in the area I found the stream perfect for me to just wake up and walk out to. I didn't have time to explore the other area streams, but this one was just fine. My youngest son found it a perfect place to swim as well. Chilly water to cool off after a long day spent hiking! He left his mud smiley-face artwork on the stream bank for the next guests to discover . . .

If you are reading this post then you must be considering a stay here. I would highly recommend booking it. You will not be disappointed.

Thank you!
